Capital 5th Podcast

This week I am featuring Penryn, an unincorporated part of Placer County. Located east of Sacramento, with easy access to Interstate 80, Penryn has a rural feel that is still not too far from stores and services in nearby Loomis, Rocklin, and  Auburn… Penryn has a long history which was influenced by a granite mine and a railroad…. It’s a small community with the 2020 US census showing just one thousand, one hundred, and fifty residents… Penryn also benefits from its location up the hill from Sacramento, as it’s just 64 miles from skiing at Boreal.….. Penryn is about 34 miles to the Sacramento Airport and 28 miles to Downtown Sacramento…

I selected Penryn this week because no single family homes sold over the past week…. There are now five single family homes available in Penryn with this past summer seeing the most available inventory in five years…..

What is Capital 5th Podcast?

The question is, are you considering a home in the Sacramento area but don't know where to start? Welcome to the Capital 5th Podcast, hosted by Ben Howard, a California licensed real estate advisor and third generation Sacramento area resident serving you since 2016. I intend to use this podcast as a tool for you to learn more about residential real estate in the Sacramento region. Each week, I'll highlight a community where I'm telling clients that there's the greatest market opportunity. I'll explain why you should consider this particular community and include reasons such as, the number of offers for similar homes or down, sellers are offering more buyer concessions during escrow, less sellers are receiving and accepting offers, or perhaps the average home is taking longer to sell. Then I'll select a home in that community, which is my deal of the week. These homes will be screened to offer the greatest value versus competing homes in that particular community. Next, I'll provide an update on mortgage rates. And finally, I'll discuss an aspect of real estate that I would share with my clients.
