The client is someone who has an 'agency' relationship with a firm, while a customer is someone who does not. Why does that matter you might ask? Simply put, real estate agents have a fiduciary responsibility toward the clients they are under contract with to represent, but we still owe customers - people that are not under an agency contract with - certain things such as honestly & integrity. 

Confidentiality is also a huge 'must' in a real estate transaction, but it also applies even after a listing doesn't sell and expires. John talks confidentiality in this episode and some examples might surprise you!
