This week I am featuring Loomis, an incorporated part of Placer County…Located east of Sacramento, with easy access to Interstate 80, Loomis balances rural life with conveniences…. The biggest event in Loomis each year is the Eggplant Festival with entertainment, arts, crafts, and food… Loomis is also home to the highly rated Del Oro High School… A nearby park and ride lot takes commuters to and from Sacramento… Loomis is about 35 minutes to the Sacramento Airport…. Also…. most commutes to Sacramento from Loomis are about 40 minutes via the freeway…..
I selected Loomis this week because only two single family homes sold over the past week…. There are now 43 single family homes available in Loomis which is the most October inventory in five years…..

What is Capital 5th Podcast?

The question is, are you considering a home in the Sacramento area but don't know where to start? Welcome to the Capital 5th Podcast, hosted by Ben Howard, a California licensed real estate advisor and third generation Sacramento area resident serving you since 2016. I intend to use this podcast as a tool for you to learn more about residential real estate in the Sacramento region. Each week, I'll highlight a community where I'm telling clients that there's the greatest market opportunity. I'll explain why you should consider this particular community and include reasons such as, the number of offers for similar homes or down, sellers are offering more buyer concessions during escrow, less sellers are receiving and accepting offers, or perhaps the average home is taking longer to sell. Then I'll select a home in that community, which is my deal of the week. These homes will be screened to offer the greatest value versus competing homes in that particular community. Next, I'll provide an update on mortgage rates. And finally, I'll discuss an aspect of real estate that I would share with my clients.
