How do you best prepare your home for showings?

As a seller, this is your MOST important time! How do you best prepare your home to be shown to prospective buyers? What things are most important?  Should we bake chocolate chip cookies? What scents are off-putting to buyers? How can sellers best create a successful buyer experience which will result in a quick sale for more money?

Here are some of Johns' top talking points & lessons from his episode:

* Above all, sellers need to understand they are creating experiences, not merely trying to sell homes. Just like major hotels, resorts, and attractions, sellers are using great sights, sounds, and smells to create an unforgettable showing that attracts buyers who are willing to pay top dollar with the best terms. 
* Sellers must be ready once they are "live"...no more living with toilet seats up and underwear lying around...even when a seller heads to work they could get showings requests while they are gone and they always need to be ready.
* Neutral colors and smells are usually best - work with your experienced realtor to decide the best approach long prior to listing your home
* If a showing is scheduled for an hour, be sure to leave at least 15 minutes prior to and arrive well after 15 minutes after just in case the buyers are running early or behind. 
* Multiple showings at any given time is a great things for the seller - buyers tend to look at one another and start to wonder why the other buyer is in "their" house. 
* Lighting throughout the  house should be consistent. LED lighting is okay but should not look like fluorescent lighting.
