Most real estate agents face this at sometime. You represent a Buyer, do a great job and on the day of the closing see that the listing agent took a higher share of the commission than the amount offered in the MLS.   

 

Doesn’t the listing agent have to disclose the existence of a Variable or Dual Rate Commissions?
