This week I am featuring Pollock Pines, an unincorporated part of El Dorado County. Located east of Sacramento, with easy access to Highway 50, Pollock Pines is ideal for people who love to ski as it’s only 35 miles from Sierra At Tahoe…. Residents of Pollock Pines don’t get all the foggy winter days like Sacramento has… Residents do get to live surrounded by pine trees and peaceful home sites, yet can drive a short distance to nearby Placerville when they want to shop or go to a restaurant… Pollock Pines is about an hour to downtown Sacramento and 67 miles to the Sacramento Airport.

I selected Pollock Pines because only two single family homes sold over the past week…. There are now 47 single family homes available in Pollock Pines with this past summer seeing the most available inventory in five years…..

What is Capital 5th Podcast?

The question is, are you considering a home in the Sacramento area but don't know where to start? Welcome to the Capital 5th Podcast, hosted by Ben Howard, a California licensed real estate advisor and third generation Sacramento area resident serving you since 2016. I intend to use this podcast as a tool for you to learn more about residential real estate in the Sacramento region. Each week, I'll highlight a community where I'm telling clients that there's the greatest market opportunity. I'll explain why you should consider this particular community and include reasons such as, the number of offers for similar homes or down, sellers are offering more buyer concessions during escrow, less sellers are receiving and accepting offers, or perhaps the average home is taking longer to sell.
