This week I am featuring Woodland, a city in Yolo County. Located north west of Sacramento, with easy access to Interstate 5…. Woodland has a nice historic downtown area and was settled in the 1850’s….Woodland has been growing steadily in the 21st century with many new subdivisions and a significant investment in capital…. Woodland has been named as one of the top 55 places to live in America, ranking 55 by Livability.com ….. Woodland is about 15 minutes to the Sacramento Airport…. Also…. most commutes to Sacramento from Woodland are about 25 minutes via the freeway…..
I selected Woodland this week because only four single family homes sold over the past week…. There are now 49 single family homes available in Woodland with this past summer seeing the most inventory in three years…..
If Woodland sounds like a community that you would be interested in, then please consider my deal of the week…. Reduced $16,500 and on the market since July, this home is now priced at $632,500….. This three bedroom, two bathroom home has almost 1,600 square feet of living space and was built in 1889…. It’s located in a historic neighborhood with several homes over a hundred years old…. What is Capital 5th Podcast?
The question is, are you considering a home in the Sacramento area but don't know where to start? Welcome to the Capital 5th Podcast, hosted by Ben Howard, a California licensed real estate advisor and third generation Sacramento area resident serving you since 2016. I intend to use this podcast as a tool for you to learn more about residential real estate in the Sacramento region. Each week, I'll highlight a community where I'm telling clients that there's the greatest market opportunity. I'll explain why you should consider this particular community and include reasons such as, the number of offers for similar homes or down, sellers are offering more buyer concessions during escrow, less sellers are receiving and accepting offers, or perhaps the average home is taking longer to sell. Then I'll select a home in that community, which is my deal of the week. These homes will be screened to offer the greatest value versus competing homes in that particular community. Next, I'll provide an update on mortgage rates. And finally, I'll discuss an aspect of real estate that I would share with my clients. Over the years, clients have asked me some really good questions. I've taken these questions and will share the answers with you.
