According to the new rules that went into effect August 17, 2024 you may not display any form of compensation in the Multiple Listing Service. This includes a Bonus. You may however advertise it ANYWHERE ELSE. Sky writing. A billboard. A tattoo that says Bonus! It’s an easy rule. Just ask yourself: is this the MLS? If it’s Facebook, or a television ad, the answer is clearly No. Similarly, according to the new rules a real estate agent may not show a house to a customer without a written agreement that specifies how much the real estate agent will be paid. Can a listing agent show a potential buyer his or her listing? Sure. Because that Buyer is not a customer. If that Buyer becomes a customer, they need a written agreement. It’s an easy rule.
