Income Over Wealth

One number ends the fear of running out of money in a way a bigger balance never does, and you can work out your own tonight

Show Notes

A bigger balance rarely quiets the worry about running out of money in retirement. Dan runs the same $1.5 million from 2000 through 2007 on real S&P 500 returns, once selling shares to pay every bill and once with the bills covered by private mortgage note income, a year of cash set aside, and the rest left in an index fund. He then runs a second test starting in 2010, the decade when selling shares came out ahead. Like any investment, a note carries risk: the money is committed for the term, and a borrower can stop paying.

  • What 3 straight losing years did to $1.5 million when every bill was paid by selling shares
  • Why you don't get to pick your decade, and what the 2010s test showed
  • How to work out your own number with 2 lines on a piece of paper

What is Income Over Wealth?

Retirement is an income problem, not a net-worth problem. Dan Wilson is a real estate investor, not a financial advisor. He buys and rents houses in Ohio, funds them with private money instead of bank loans, and built enough income from real estate to leave the Air Force. Twice a week, in about fifteen minutes, he works out how to replace a paycheck in retirement: where monthly income actually comes from, what each source costs you in risk, and how private lending works, including what to demand from any borrower. Every episode is also a video on YouTube. Free tools, the weekly letter, and every episode's notes are at https://incomeoverwealth.com. Educational only. Not financial, legal, tax, or investment advice, and not an offer or solicitation of any investment.
