While not required by law, a Seller’s Disclosure is a good way for a Seller (and a Seller’s agent) to cover their ass. Buyer’s agents should always ask for one in any offer they draft on behalf of their Buyers. Listing agents should ask their Sellers to fill one out after they sign the listing agreement, while they are waiting for photos and preparing the listing for the MLS.
