You hello and good morning Southern Nevada, and welcome to my show, the Southern Nevada real estate show hosted by me. I'm regana with Coldwell Banker, Premier Realty. I am a real estate professional, and I also am a broker associate. And I have been doing real estate and transacting real estate for over 30 years as a full time career. Welcome everyone, and good morning again. And Happy New Year. Everybody. Happy New Year. I wonder what everyone's New Year's resolutions that's listening this morning are, if it is buying or selling your first home or not your first home. I am here for you, so I tell you what my New Year's resolution is. You know, like a lot of us, procrastination, I have a tendency to procrastinate. It's a it's a human trait. But this year, I said, this year I am going to try really hard. I'm not going to try. I'm going to not procrastinate like I did and, you know, previous years. So how was everyone's holiday? I know, I had a very nice holiday with with friends and family. And you know, I didn't have just one Christmas event, like one Christmas get together. I had like, three and a half Christmas get togethers that consisted of three and a half dinners, too. So you know, my friend, one of my best friends, is like, you really triple dipped? I said, Yes, and now it's time to hit the gym. But anyway, I am here for you guys. I just want to let you know i My show is on the air for anyone that hasn't listened before every third Sunday of each month, at 8:30am and thank you so much for tuning in this morning bright and early. Now that we've gotten our New Year's resolutions out of the way. Let's get started. And real estate is one of the most expensive assets that you will ever purchase or sell in your lifetime. And you know, knowledge is power. The more knowledge you have the better off that you will be in your transaction. Okay? And so this morning, I want to dive into some things regarding things that people should know, like, why this is a buyer's market and why you know it can be good for buyers and even also sellers, depending on when they purchase the home. And you know, as we step into 2026 this is the perfect time to talk about, you know, new beginnings, fresh starts, your real estate goals, whether you're thinking about buying your first home, moving up, downsizing, relocating out of state, or simply just making a smart financial move. And you know, real estate is more than just buying and selling of property. It's about life changes. It's about security opportunity. And right now, we are in a very I would say the word would be unique market here in Southern Nevada, and one that creates some real advantages for both buyers and sellers at the moment, if you know how to navigate it properly. And again, I'm here for you, whether you're purchasing or wanting to purchase or sell a home. And my number is 702-596-1267, that, Seven, zero. 25961267, so let's talk a little bit about why this is a buyer's market at the moment, and what's happening in the market. Right here in Southern Nevada, we are in what is widely considered a buyer's market, and homes are sitting longer. Inventory has increased, and buyers have, like, more choices and more negotiating power than we've seen in, you know, many years. And that means buyers can negotiate some price reductions, and buyers can even ask for, you know, seller concessions, like closing costs for the buyer on certain homes. And this is very different from the fast paced multiple offer environment we experienced in previous years. And the buyers who've been sitting on the sideline thinking, and you know who you are out there. I'll wait. You know this market can actually work in your favor, especially if you plan to own the home for the long term, not the short term, but the long term. So let's switch gears a little bit. Let's talk about why sellers still have opportunities, still in this current buyer's market. Now, sellers, you are not left out of this conversation. Okay, even though home prices have adjusted, most sellers in Southern Nevada still have strong equity, especially those who purchase, let's say, before the pandemic. And this creates real opportunities for, you know, downsizing. Maybe, if you want to upsize into something even larger, if you have a job transfer and you have to relocate out of town, that might be reason that you must sell, maybe reducing expenses and getting something smaller or something for more of a life change style that you are considering. And the key difference today is that strategy matters more than ever, pricing presentation and professional guidance are critical, like the three P's, homes that are priced correctly and are prepared properly and show a good presentation are still selling and why homes showing showings matter more than ever. Showings of your home matter as far as the condition cleanliness of the home. The floor plan has to be functional, the smell you don't want any like strong odors, and also, you know, maintenance issues. You know, those things should be taken care of before the home hits the market for potential buyers to look at. So a home that doesn't show well is going to sit for a longer time without being sold. And when a home sits too long, buyers start asking, why? And that's where you know, issues can arise where sellers are getting really low bids on their house, and then they're wondering, why am I getting these low offers? So this is why staging, repairs and preparation are not just optional anymore. They're pretty much mandatory in order to get the top current market price for your home. Now, let's switch gears again, and let's talk about why having a home inspection done on your home is a smart move before you start even showing your home to potential buyers. Now I know there's many sellers that don't even think about this. Having a home inspection done up front before showing your home to potential buyers can save you a whole lot of stress. You can't believe how much stress the home inspection period can be for certain sellers, because there's too much work that they're already aware of on the home, and they just feel that, you know, maybe the buyer will just inherit the problems with the house not happening in this market. So a professional home inspector can eliminate stress. Delays, renegotiations of this, going back and forth. Will you, will you fix this? Or will you give me a credit for this, Mr.

Seller, in lieu of repairs, you know, try to avoid this, guys. And also in Nevada, our purchase contracts are set up in a way that it's pre printed that the buyer has so many days that they can back out of the transaction with a seller for just about anything that they may not like from a home inspection during that time period. And when sellers know the condition of their home ahead of time, they have more control, because now you know, as a seller, you've priced the home accurately. You fix the issues so that someone can't come back and say, Hey, fix this, or I back out, or give me $5,000 off the price, or credit toward buying down the interest rate in lieu of repairs, you've saved yourself that trauma so And it builds confidence and also trust with buyers. Also when you can advertise that home inspections been done, repairs have been made. No, I'm not saying that you need to make your home look like it's new construction. If it's not, that's not what I'm saying. But avoid any large repairs or too many small repairs up front, and this really it, no, I'm harping on this, but this really leads to stronger offers when the buyer knows up front that things have been repaired that you are aware of, and you've had the home inspection done, and it makes for a much smoother transaction, because, let's face it, the two main things that buyers back out of, and it's never changed, is home inspection and also the appraisal. When the appraiser that's sent from the buyer's mortgage company or bank comes to evaluate the value. Those are the top two things that real estate professionals see, that buyers back out of and they have a right to back out for. And let's switch gears again. Let me take a moment to tell you a little bit about myself and why experience matters, especially in this market. Now I regana kumin Henry with Koval banker premiere Realty. I have over 30 years of full time real estate experience right here in Southern Nevada. I've seen every type of market, the ups, the downs, the booms, the price corrections, and I've earned numerous awards, including the quality service award, which I feel is one of your most important awards, and that's from a certain number of clients, whether they're buyers or sellers, filling out the survey, and it's coming back good certain number per year, and I've had multiple production awards throughout the years also, and But what matters most to my clients is, is this more than that, even I over communicate with my clients and I educate my clients every step of the way, and another very important part of what I do is I know how to write a clear, strong and well structured contract when I'm representing my buyer clients, and what I mean by that a structured, well written contract that's not open ended and left for interpretation that It could mean this, or maybe it could mean that, I'm very accurate to the point that, to this day of 30 years and several 100 clients, I've had zero clients to say, Hey, you didn't explain this well. Or, you know, we're in trouble now because you didn't write the contract. Clearly, I've never had that happen in over 30 years, because when I was new, I always asked, I would go to my broker, my manager. I wouldn't just take what's the most. Expensive purchase or sell of someone's life, and just, you know, I knew I was new 30 years, over 30 years ago, so I would always double check, and I still double check all my work, even though I'm not new anymore. Because, let's face it, there's always something new. Even though I've been doing this over 30 years. I think every time I've seen everything, and I don't know what's going on. It's the times, but there's always something new, always something new that I can just shake my head. I will help my clients always, but it's like, Gee, I've never come across this before. There's always something new, but it makes my my career interesting, and also whatever your situation is. I just want to let you know it's all very confidential. It's not like I'm gonna run out and say, Oh my god. Do you know such and such and such I have I give my clients total discretion as far as whatever they tell me regarding their current financial situation, that's I keep that to myself or whatever that's going on in their life as to why they're buying or selling a home that's between my clients and myself. So everything's very professional. When you hire me to help you to purchase or sell a home, and I have worked with all kinds of situations, whether it's divorce, probate, people behind in mortgage payments, pre foreclosure clients, job transfers, corporate transfers of people moving in and out of Southern Nevada, PCs, which is a stands for permanent change of station, working With the military, things like that. guarantee of my services, I go beyond that nine times out of 10, because every transaction with the buyer or seller is different. It's unique. Not two buyers or sellers have the same situations. So there's things you know behind the scenes that I do that you may not even ever know about, that I do behind the scenes. Just so. So you don't get stressed out because you're hiring me to take the stress and the load off of you as much as possible. Because when you're buying a home, especially if it's your first home, it can be a stressful time, and I'm here to eliminate as much as possible. You know, I mean, when you're moving, there's always a little bit of stress involved, but I'm here to to buffer it so that you're going to have the best experience possible. And that's why I put, you know, my services and writing. Now another thing that I'm I'm going to be changing up this year, and you guys let me know if, if you are excited about what I'm about to say as I have clients that I sell homes through that were part of this show, meaning that I acquired them from the show, and maybe even clients that I didn't acquire from this show. I plan on having anyone that would like to to be on my show on 91.5 FM, yes. And I know a lot of my clients, they're a little bit shy, so I've had a little bit of a dilemma getting too many people that can do it, or their work doesn't permit them to do it. I can't say that it was all roses with real estate. You have your ups and your downs, but if I had to do it all over again, I would, because I enjoy working with people, and I enjoy helping people fulfill the American dream of home ownership and also selling their home. And now I'm going to switch gears again. My number is 702-596-1267, now let's get into the real estate stats for December, last month of the year for Southern Nevada. Now, these are for resell homes only, not for new construction, all right. And these stats are from the Las Vegas the Las Vegas Association of Realtors. Now this is for single family homes. And let's get started. There were 1802, homes that sold in December. $470,000 was the median price of home sold. And there were 1800 89 new single family home listings in the month of December. And $500,000 was the median price of new listings. $539,993 was the median price of all available single family home listings, both new and not new on the market, excluding offers and 45.4% of all homes went from available to under contract with the buyer in 30 days or less. Now I'm going to switch to condos and townhomes combined. For the month of December, there were 459 condos and townhomes combined that sold in December. $275,000 was the median price of all condos and townhomes combined sold. There were 586 new condos and townhome listings combined. $280,000 is the median price of all new available condos and townhome listings combined. $279,000 is the price of all available condos and townhome listings combined both new and not new on the market, listings that were both new and not new on the market, excluding offers and 39.9% of all condos and townhomes that sold. Combined, went from available to under contract with a buyer in 30 days or less. So don't forget, guys, if you're selling a home or condo or townhouse, pricing and presentation, like I said earlier, is everything, the ones that are priced right and the ones that are have a good presentation are the ones that are in that percentage of homes sold within the first 30 days that have that chance of having that situation. They thought that when they sign up with me, all I can show them is homes that are under my company or myself. That is false. Once the home is in what we call the multiple listing service. We can show as a buyer's realtor, I can show you any home with any real estate listed with any real estate office, also new construction. So for anyone that has that myth, I'm trying to break that myth for you as a real estate agent representing a buyer, I can help you find any home. Doesn't matter if it's under my company or another company, any home, long as it's in Southern Nevada, and if it's not in Southern Nevada, I can do what we call a corporate outbound referral to get you with real estate company and an agent that we've transacted business with before. We we look to that first so we have some idea of the success rate of them helping our clients. So with that in mind, for anyone that's just listening for the first time, I am regana.
