Welcome back guys.

And today we're gonna talk
about equipment, uh, spec,

specifically on courts, right?

And we get tons of questions on
how much does it cost for a court?

How much does it cost to be installed?

How much is, you know, is a good court?

Which brands are good?

Courts, what is, uh, needed?

Uh, specifically, uh, for your town,
let's just say if it's outside or inside.

Yeah.

All these questions and, uh, and
I have some information, you know,

cuz I'm building a club myself.

But, uh, I believe Julian, my partner
here, paddle master Coach, is,

uh, has the most experience, right?

Yes.

Yes.

So you get those questions as well, huh?

Right.

I get, I get questions on a weekly
basis, you know, about core building,

um, manufacturers, uh, different brands.

Why this and whatnot.

That one, you as a club owner
have the same questions.

Um, here's one of the major
issues that, you know, we get it.

We get a lot of people trying to build
courts, you know, they're entrepreneurs,

they're investors, and all that.

There is so much out there
that they don't know.

Yes, you love paddle, you wanna put
a club, you see the money there,

but now you have to build the
right club with the right courts.

I mean, at the end of the day, Your
courts are the most important asset

on your club because with, if you have
crappy courts or a court that you need

to change a year or two years, five
years from now, now you're losing money.

No, you haven't made the right investment.

So how to determine what
court you should get.

Perfect.

So very good question.

You know, it's, it's like in everything,
you have the top brands and you have the

middle, and you have the bottom line.

Like in everything when you wanna,
so, so who buys the bottom brands

and who buys the middle brands?

Who buys the top brands?

I guess, I guess we can at, at
the end of the day, it's because

of not having enough knowledge.

People ended up buying.

Cheaper stuff that at the end
of the day will cost you more.

So, which mark is the cheaper stuff?

Somebody buying it, let's just say,
for the home that plays once in a while

or just, uh, you should stay away from
the cheaper brands in, in general.

Okay.

Well, he, he, let, let me rephrase that.

I mean, the most important
thing is a, there is a lot of.

What, what is, they call them self
manufacturers, which they're not.

They're intermediaries of somebody else.

They get the courts from someone
else and they, they do all

work like a, like a broker.

Like a broker.

But let's just talk about the actual.

where you'd get it, because sometimes
you're gonna work with a broker

to make things easier, right?

Yeah, yeah.

But as long as the broker has good
quality stuff, or all of the courts,

depending on what your needs are, right?

Yes.

But the biggest mistake that
everybody does is all the investors

and all the new club owners, they're
not asking the right questions.

Ah, yes.

So it's about you asking the right
questions because of your core locations.

What kind of carpet you wanna
put, you know, what kind of l

e d, lightning and all that.

So it starts with that,
asking the right question.

And, and I just had a, an, um, a
consulting meeting with, uh, uh, um,

an investors that are putting a club
in, in, in San Francisco and the Golden

City, you know, beautiful facility,
three pedal courts, but they had no idea.

They's just low paddle.

They want to, they want to see it
as a possible investment, but they

have to ask the right question.

So, So, so let's look at
there in San Francisco.

Is that outside?

It is outside.

Is it near water?

It is near water.

Okay.

So somebody like that, what should they
be looking for when it comes to a court?

Okay, so if you are close to salt
water, let's say you're in Miami,

you're east or west of the United
States, you have to use hot galvanized

steel on your courts, right?

That will cost you.

2000 to $2,500 extra.

So let's talk a little bit about that.

So what is that?

That's something that
reduces oxidation, right?

Exactly.

I mean, it's not gonna eliminate
it, but it's gonna reduce it, right?

Reduce it in a, in a major way.

So how much more, you said two to $2,500.

So an overall, is that like
a, a 3%, uh, uh, up sale?

Um, but roughly around that?

It depends.

So let, let, let's go back now to what,
how, what is the cost of a top of the.

Paddle cord.

This is with that galvanized
steel and everything, right?

Top match?

No, that, that's what, that's extra.

It is.

Okay.

Yeah, that, that, that's extra.

And I'm want to give you the breakdown.

Okay.

So, The, and, and within the paddle
courts you have three different

options or four different options.

The full panoramic, what is that?

It feels like you have a full glass.

The whole court is so like
a one big piece of glass.

So you only have the
frames on the outside?

Well, on the inside.

They, they're, they're put
together by these plates.

Right?

By these plates that they, and
then there's a top panel, right.

That Correct.

That kind of holds it right?

Correct.

So it's that.

So it's beautiful.

It's, it's beautiful.

It's nice to shoot too there video.

Exactly.

Um, it, it's a great chord when every time
you watch a, a professional panel tour.

Yep.

That's the way, because you
can see the whole court.

So where would you use that?

And can you use that everywhere
outside, you know, indoors,

uh, you can do that indoors.

Okay.

Okay.

Period.

That's not, you know, but
that's the top of line.

Then from there, before
we go on, how about.

Uh, the state, does the or the
town, do they have the requirements?

Of course.

Maybe they would say, we don't
want all glass, you know, course

we want more frames there.

Course.

Yes.

And this is new to most
towns and states, right?

Yeah.

So they, I'm going through
a situation they don't know

what the hell, uh, paddle is.

Right?

It's true.

You know, , it's not in, in the.

In the zone there, they can do a tennis
is, but you know, they don't know.

So getting a variance and then understand
I have to send them all, you know,

the, the, the, the, the courts so
they get an idea of what it is and

they might have their 2 cents, right?

Yeah.

And uh, if you show 'em both
size, panoramic and the other one,

they may like, you know what, we
want this one for safety issues.

Yeah.

Right.

I mean the, the only safety issues
that, uh, I will say, 90% of the courts.

So worldwide, they're panoramic.

Right.

Okay.

The other one is when you see the, the
real, the, the panels, you have five

panels on the back, two on the side.

So is with the, with the panora a lot
more than the, than the other one.

And how much more, okay,
I'll give you an example.

A full panoramic 24,000 euros.

Okay.

Uh, a vPro, which is the,
the, with the panels 19,000.

Gotcha.

Wow.

That's the difference.

Simple.

Wow.

Okay.

That, that's the 20%,
about 20% little more.

That's the wrong number.

It's about $5,000 difference,
pretty much with a top of the line.

Full panoramic, 24,000.

And I'm getting these quotes from
Leda or Maho said they're, they're

one of the top three leading, uh,
core manufacturers in, in the world.

So, so let's go over that.

You mentioned two, uh, manufacturers.

Yes.

And they are who are
who, who are they again?

Led up, which, it's one of the.

Padel companies in the
world, they, they own clubs.

They own, they own over
200 clubs worldwide.

So they actually manufacture
the, they manufacturers.

Okay.

They, they actually, they purchase
one of the top brands, core

builder brands in the world called

Now they do very boutique.

Quality grape service.

So let me ask you a question.

Do they only work with brokers
or is it direct to consumer?

Direct to consumer.

Wow.

Okay.

So I guess we'll, we'll have
that link, uh, below, right?

Direct to consumer and I can
put you in contact with the

right people and all that.

So the them is one of
the top manufacturers.

, their top of the line court is 24,000.

Okay.

Period.

Here's the issue that most of the courts,
they're built either in Spain and now some

of the companies are opening in Mexico.

Well, let's talk about the
other one, the other, the other

company, the other manufacturer.

Yes.

What was the name again?

The other manufacturers.

You have Palis pga and, and do
they also, uh, work straight to the

consumer or straight to the consumer?

Well, and is there quality just
as good as, as the other one or?

Very good, excellent quality.

And we'll have that
link, uh, down below as.

And, um, paddle Cord Deluxe is another
one of the top three companies.

Okay.

Which is a very good, well
brand, uh, well known.

Great.

They do great stuff.

So another question would be, when
you're working with them, do they provide

you with shipping as well, or do you,
is that something you would have to

do on your own or work with another
broker to help you shift the item?

They, they do the whole from A through z.

Wow.

Each step, it's an extra cost.

Right.

So I think that's what people
wanna know, so, exactly.

That's, it's a great, that's great.

They gave us a cost.

But now you have, uh, insurance, right?

And you have shipping.

Yes.

Because if you ship this thing
and you have a lot of glass there

and something breaks, then what?

And I think they may require you
to have insurance, then it's it's

getting it to your location, right?

Correct.

Then it's getting, who's
gonna put this thing.

Well, it's not something you can get your,
you know, your, your Sears tools and just,

but for you guys to understand, putting
it together, it's, it's these companies,

they offer the, the whole three C 60.

So all those three companies offer that.

Yeah.

Yeah.

All, most of the companies,
okay, they do that.

They, they do a but at, at an extra cost.

So that's why most of you
will say, oh my god, 24,000.

That's so cheap, you know?

But now, wait, wait, wait, wait a
minute, . So now let's add Sheeping cost.

So let's say we're in south, southeast,
United States, Florida, Miami.

From Spain to here, right?

It's about $6,000, $6,500.

So maybe we're at what?

Uh, $31,000.

$31,000.

That's shipping cost.

And remember, it's very, has to be
very specific shipping container.

How about, how about the insurance?

Wait, wait.

Shipping container has to be top loaded.

The, you have two different
type of shipping containers.

Top loader.

Oh, oh, let me go back.

So, in, in that container, how many,
uh, how many quarts can fill Good.

Maximum four.

Without sand.

So it really costs
$2,000 to ship each one.

Exactly.

Okay.

So that's, that's, it depends.

So if you have a club that has
at least four, so now it's really

gonna cost you $27,000 Right.

Ship.

Correct.

But now you have insurance, right?

You have to get insurance.

I mean, when I was talking to people,
it's like, you know, uh, insurance,

no, you don't really have to.

So if the, what if the glass.

What if you lose it?

They, they will ensure, you know,
if they, they, they, through the

transportation, they ensure themselves
and they will give you extra.

Yeah.

All right.

Right.

And usually they give you some extra
glasses just in case if something breaks.

So now, and they will be
fully responsible for that.

So now we're up to 27,000, right?

Correct.

Now, is there any add-ons to
that court or 25 like the max?

Best you can get.

Yes, there is a no at all.

Okay, so let's go back and let's go
do all these on it because honestly,

when you first go buy something,
you know there's an upsell, right?

And, and you, your expectations
are at 24,000 for great court.

You're expecting all
these different things.

So let's do these upsells.

So where we start at 25,000,
what's the upsell here?

What other options do we have?

Good carpet.

Upgrade a carpet?

Well, no, no.

You have three different
or four different, okay.

Quality of carpet.

So what?

But, but what does it come with?

Yeah, but here's, here's
the big difference.

You have to know exactly if you're
gonna do indoors or outdoors.

Outdoors.

There are two different carpets.

One is for indoors, one is for outdoors.

Uh, indoor carpet, it's a certain type of
carpet that you don't see the sun, right?

It's a texturized, uh, mono filament,
you know, where the sun stay below.

Now if it's outdoor, you will
see the sun and the sun has

to be removed and all that.

So that's one thing.

The other thing that you have to
take in consideration, if you doing

an only outdoor courts that's gonna.

Maximum of three per container
because you have to put the sun in it.

Unless you can get the sun
source, the sands, the sun

from your own place or locally.

Locally.

Gotcha.

And the sun is not just regular beach sun.

It's silicon sun.

Silicon sun.

Yeah.

Yeah.

Yeah.

Okay.

Sono, another, another question is, is
the carpet extra or do they give you

credit on, on what carpet you need to get?

It comes with a standard carpet.

Okay.

So at that point, correct.

You know, if you choose something
else, uh, then it's a little bit more.

Right.

So what is the top of the line carpet,
like everybody talks about, it's Mondo.

That's the top brand company and all that.

For indoor or outdoor?

For indoor.

Outdoor.

That's the top of my, so
how much is upgrade to that?

Okay.

It's a thousand dollars.

Okay.

Per court.

So we're at, let's say $20,000.

Yes.

But nowadays, and it happens all the
time, they Chinese are making something

even better than, than the Mondo.

Wow.

For less.

Okay.

Have, have people who uses that.

Has that been tested out or Oh yeah.

Oh yeah.

Yeah.

But you know, the Chinese, if you,
they run away quickly and they

make something better, cheaper.

And so the Mondo is a thousand dollars,
let's say we, we take the Mondo.

Okay.

So it's, it's a, it's a
thousand dollars extra period.

So we're at, uh, what, 28,000?

20,000 then Hot Galvan Ice or not?

Mm.

So if you're close to the, Hot,
galvanized meaning salt water

lake doesn't make a difference.

Salt water is the one that
is the, the, the big enemy.

So the base comes with what
raw steel just painted?

Correct.

So even if it's outdoor, you
should probably get the Well, no,

but it's, it's treated in a way.

That it won't get rusted.

But now the promise with the salt
water, salt water is more harsher.

Is harsher.

Okay.

It's like everything.

If you leave close to the ocean,
everything would get rusted.

So let's just say you're near the water.

So how much?

So another 2,500.

Okay.

So now you're at what?

Uh, 27, 28 and nine?

Almost.

Almost at 30 grand.

30 grand.

Perfect.

then what other extras
do you have on the cord?

Um, you have maybe the,
the cushions on the side.

You have an upgraded net, um, you know,
a different color of the flooring.

Sometimes, um, you, you
can choose your own color.

Okay.

Most of the people that go green,
they go, you know, some people they

go the, the AP AP tour, is it red
collar or, but it's either, Or green.

So if they insure it, then you
don't have to worry about that.

No.

So then you have also
the, your taxes, I guess.

Uh, import export taxes or?

Correct.

Okay.

So what is, what would
that be on, on each court?

Let's announce where 30 grand.

Where 30 grand.

The shipping, the shipping is safe.

Right.

So they, they drop it off out
of, of the, at the, at the port.

Yep.

Now you have to make sure that you
get out of the port and all that.

So that's the custom fees and all that.

Every port is different.

. It depends Okay.

On where you're shipping it to, but it's
not that, that's not a really big number.

Alright.

So let's say we're 30 grand.

Now we need somebody to ship because
that's, that's a very heavy glass.

It is.

Fix something, ship that there to
your location and maybe you're,

uh, they do it 20 miles away.

Yeah.

But they do it themselves.

They, they, so they also ship.

Yeah.

They, they, they included in the cost.

No, it's, that's extra, but
they will take care of it.

Is it per mile?

Do they charge you per mile or it, it,
it depends of the, of the zip code.

Okay.

And we, how far is the, the closest sport.

Okay.

So they'll quote you.

They quote you.

Okay.

Either the biggest sport,
it's, it's Baltimore.

Miami and, uh, New York.

And if you go to the West Coast,
it's, it's in, I think it's in.

Okay.

So you have those two costs that we're
not too sure about yet, but okay.

So now we get that your location
and one you need to store it, right.

, um, make sure you have a,
somewhere we can store it.

Right?

And that second one is, uh,
do they send people out?

Yes.

Do they send one person out?

Do they send the whole crew out?

Correct.

What is the cost really when it comes
to their crew to, let's say, build one?

Okay.

They will send a crew to you guys.

They send three, three people,
usually between three and four people.

They charge you between
four, four to $5,000.

Uh, each court takes about in
between three to four days to vote.

No, no, it said four to
5,000 per each court.

No, for the whole thing.

Okay.

How many courts then are we talking about?

Whatever it is, 4 56.

Oh, so they don't go by time,
they just go based on, you

know, your, your, your order.

I mean, basically what you, they're
bringing these people, the four,

$5,000 is to pay for a run trip ticket.

Food and, and lodging pretty much.

Okay.

So you have, you have to, you
have to, you have to provide

'em with food and lo No, no, no.

That's included $4,000.

Okay.

And, okay.

So, and, and part of the, you
know, they will help you build it.

So I'm a Okay, so regardless if it's
one or four, it's the same cost.

Same cost.

Wow.

Yeah.

That's very cost if you're
just doing one at your home.

Exactly.

Uh, but let's just say you're
not, let's just doing four.

So that's another thousand dollars.

So we're like a $31,000, correct.

You know, roughly 31.

32,000.

Then there's a cheaper option
where they send just a supervisor.

Let's see, you have your own crew,
maintenance crew, and all that.

So they send a supervisor, they
charge you $400 per day, right?

And he tells the guys, okay, you
gotta get this, this, and that.

They send you whole list
world equipment that you need.

So when you got here, your own
guys will know how to build it up.

Okay?

So that's a good number to use.

$400 a day.

And do you know how long it
takes to build one court?

It looks three or four days.

Okay.

So you're about maybe
$1,200, um, uh, per court?

Yeah.

So, okay.

That's, that's about right.

Yeah, that's about, so 31,
30 $2,000, uh, we're at.

Okay.

So now before we put that in, , you
have to have a location, right?

A commercial location.

Correct.

Uh, you have to have an engineer come
out and, uh, you know, if you're gonna do

drainage, if you're gonna do, you know,
now do the blueprints for the concrete for

your electrical, um, those are all other
costs that you're gonna have to consider.

Correct.

Uh, when you're putting up this, yeah.

Let, let me just clarify that.

Remember everyone, that the courts
come already with lightning.

So the 24,000 includes
the light, l e d and all.

The other thing, uh, intelligent
question that you should ask what kind

of l e d lighting you are getting?

How many lumens?

What, what is the power?

That's very, very important because
that could be, During the night of your

indoors, that could be, uh, make it or
break it because you don't wanna have

lights that they don't illuminate enough.

Or if they're too strong every
time you look enough mm-hmm.

, that thing hits your
face and you lose a ball.

So if your indoors and already have
lighting, , you may not need the

strongest l e D lighting, right?

Correct.

But if you're outdoors and don't have any
lighting, you may need the strongest one.

Correct.

So that's very important.

So there are very important questions
that I deal with this on a weekly basis.

So is that an upgrade or is
that depending on the company?

No, it's about asking what?

What are they giving you for 24,000.

Okay.

So you have to know exactly.

Because each company
has something different.

One of the issues that you have
here in the United States right now.

, you have companies like, uh, old sports
courts, uh, that they charge you a

hundred thousand dollars for one court.

It's crazy.

Wow.

I mean, 24,000.

A hundred thousand.

Okay.

Well, let's say 30,000.

A hundred thousand.

So, so what additional things do they do?

I mean, I'm assuming they take off
your prep work, everything, the speed.

Um, they can, they can probably
get up as fast as it can.

So you have the, the whole
range of, of, of prices.

That's why people are getting.

Ripped off or investors are getting
ripped off because they, you have.

only person sell.

Oh, this is the best court ever.

Everybody's the best.

Everybody's number one.

But I'm giving you the, the
best companies worldwide.

I think there's a lot of people
that go into it as why, why?

There's all these
questions, how much it is.

They're, they're trying to,
they're always, they're trying

to get the cheapest thing.

Right.

And sometimes the cheapest
thing always costs 'em the most.

Right.

Exactly.

So, so you're looking at maybe $32,000,
uh, not including the prep work.

Yes.

Um, you know, uh, you know, fees when it
comes to the engineers, uh, and so forth.

So let me, let me clarify.

One of the major issues
is the cement's lab.

Mm-hmm.

. Okay.

That the courts have to be, let's
say if you're doing on dirt, you

have to build that cement's lab.

Mm-hmm.

, sadly, here in the United
States, that's pretty expensive.

Yeah.

You're talking about here in
Miami about 20, 23, 20 $4,000.

Yeah.

For one padel court.

Yeah.

So now you are bumping up
to 50 K for one padel cord.

Now, if you are building in,
let's say, on top of a hardcore

tennis, That's pretty easy.

It's just.

, plug it in and you're good to go.

That's fault.

Yeah.

If you have, if you have an old tennis
court, uh, in your, in your backyard.

Exactly.

You an or which one of my dear friends,
he had a, a, a tennis court on his house.

He just put up a Dell court.

Perfect.

Pretty easy.

Came in, boom, boom, boom, boom.

Done.

You're, you're good to go.

Now if you have to build a cements lab.

That's another extra expense that
you have to take in consideration.

And those are specific
to those courts, right?

Correct.

Need some, some certain type of, uh,
uh, what do you call it, P First of

all, it has to have an inclination.

Zero inclination, 0.08.

Inclination.

Have that because of the water drains out.

The other one has to be
a Paris uh, uh, cement.

So the water drains out.

If you put the, the flat cement
that will, that water will stay

there forever, will never move out.

Right, right.

So those are the really
things that you have to know.

When asking, you have to
ask the right questions.

Yeah.

And then you need electrician, they
run the electrical for the lights.

Right.

Make sure that, that, um, and anything
else that you would need there.

Yeah.

So you could be anywhere from,
you know, it's 32,000 just for the

court getting it to your place.

And you could be another, anywhere
from 22, 30,000 and correct.

And prep.

So you're looking around that 50 to
55,000 per each, each one include, yes.

Done, done, done.

Yeah.

At least you have those
options that you have already.

The, you know, the cement lab or Sure.

You know, you're building in a, on a, on a
tennis court or a, or a flat cement's lab.

You can get away indoors
could be cheaper too.

Oh yeah.

Because it's usually
you have concrete slab.

Yeah.

You know, and you don't have to
deal with water, you don't have

to with water control environment.

Exactly.

So the best areas, of course would be,
uh, empty, you know, empty parking lot.

Right.

Or one has a big parking lot that you
could put up, you know, the courts, right?

Yeah.

So, um, well that's, that's
a lot of great information.

I think a lot of people are confused.

Uh, a lot of people just say, oh no,
it's only like 25,000, but I think they

forget about everything else, right?

Correct.

Because there's a, there's
a whole process to this.

Correct.

But that gives you a good idea of
how much you're gonna spend on, on

one court in case you're gonna, uh,
privately do it at your own home.

or are you're considering putting
together a business plan to,

you know, put together a club?

I think there's a lot
of great information.

Yes.

Uh, we're gonna have in our links
below, um, the, the two manufacturers.

Um, I'll give you, I'll give you three or
four, but let me add something to that.

One good thing that is happening right
now, it's some of these manufacturers.

Now they're start, start
building, uh, having courts here.

You know, they're, they're renting
warehouses and they're bringing, for

one of, one of them is paddle galleys.

They just made an arrangement with,
with Wilson, uh, rocket, rocket Sports.

So now they're, they're
working together and they're

sending, selling you a package.

Where for each cord that you build under
pat with Patalis is one of the top brands.

Uh, it comes with all Wilson equipment.

So they're gonna give you all those,
there are some good extras there

where you're gonna get some extras.

Uh, they're gonna give you
paddles, they're gonna give you

some goodies for you to have
the, the, the cord ready to go.

Hmm.

And then they're already having,
you know, 30, 40, uh, courts

here in the United States.

They're located in Austin, Texas,
where now you're saving in.

, which is very good.

Oh yeah.

So now those 6,500 and
shipping now goes away.

So are they, are they upping
the cost a little bit?

That's because they, I'm gonna
out cause they have to ship that.

Yes.

I'm gonna find out how much are the cords.

Uh, I'm gonna make a phone call
as soon as we finish here to

see for them to gimme the prices
because they're not manufacturing

here, they're just holding here.

So it doesn't, but they're
shipping is gonna be a lot less

cuz they're doing it in bulk.

Correct.

Still, you know, I'm sure we'll
have to pay something that'll be

incorporated in the actual cost.

Yes.

And what.

Company.

Are they actually, or are they using,
are, are Wilson using, uh, P Palis?

Oh, he's one of the top three,
four companies in the world.

Okay.

The, you know, world pilot
tour and, and things like that.

Actually, well, pilot tour is using
pad galleys courts as you can watch it.

and, and, uh, CE is using
the Premier paddle tour, uh,

courts, so you can watch both.

Those are the 2, 2, 2, uh, top two
companies and a lot of the companies

now that are getting smarter, they're
having courts and representatives

here in the United States for them
to promote the, the, the sport.

And another question.

Let's talk about, um, the clubs and what
they, what they use, what companies they

use, what clubs, uh, the local clubs here.

So do, do you know do do know?

We try Palis.

It is Okay.

Palis.

Oh, a hundred percent.

And I, I like those scores.

Yeah.

They're very, very nice.

How about, um, in Reserve, have
you seen the Reserve Ones Reserve?

What they did is they, They're
doing the 360 concept where

they're trying to, they're using,
they're brokers of a company.

Okay.

And they're gonna get providing
service like a whole, sort of like

a, I kind of see that a lot of, uh,
uh, um, clubs are trying to do that.

Yes.

You know?

Um, okay.

So how about, um, open paddle?

Do you know which ones
they have open paddle?

It's, uh, old, old sports court.

All sports court?

Yeah.

Which are pretty expensive.

Okay.

Almost like a hundred K per court.

Wow.

Yeah.

Are they that much?

Yeah, it depends.

Yeah.

Yeah.

You, you, you will not
feel the difference.

Okay.

Gotcha.

Gotcha.

I mean, I play there, so.

Yeah, you're right.

Uh, how about Winwood?

What, what courts Winwood there as
you see, they need to be resurface.

Uh, they're p Paddle guest.

It's a, a company from Barcelona.

Uh, That they, when they build them.

But, you know, uh, Wynwood has,
uh, you know, certain things

that they need to improve.

Well, maintenance, right?

Maintenance and the drainage and all that.

They, they have some structural issues
that they're working on and to improve

them on the courts are fantastic, but the
carpets need to, they need an upgrade.

Gotcha.

Gotcha.

Okay.

Well that's, that's great to know.

Yeah.
