The best gift, I think, is the gift of home ownership, right? I mean, there's a lot of you guys out there that are thinking about purchasing a home or even listing a home, but today, we've got none other than, of course, my Becky, boo, but Becky, good morning. So that's what we're going to talk about today. Guys, we're going to actually have somebody other than me, you know, talking about purchasing the home. She's going to share her experience with you, about how, you know, how it went for you, purchasing home with the welcome home team. And then also, Becky, I mean, all of us are going to chime in too, because, to be honest with you, I was, we were just talking about it, even me as a realtor, right? My very first home I bought. I was a licensed Realtor for about a year at that time, and I was nervous, you know, we were talking about it off air. I was nervous, and I think a lot of people out there under the sound of my voice are hesitant because they think it's not really going to happen. Something's going to come up on their credit, or maybe they already have determined in their own mind that their credit isn't good enough, or they've got they've heard some myths from, you know, friends, co workers, whoever, and they've already told themselves, I can't do it, because the what somebody said, right? They all have their own roadblocks. We all have our own roadblocks. So, so let's start off with Robin. Where did we meet?

Well, actually, we met prior to me contacting you, because you visited my church at in the past. So, yeah, so you look familiar, and then I actually heard you on the radio or saw your show. And I was like, okay, she know her stuff, so I need somebody that knows their stuff, because I had prior, went out looking on my own. Um, coincidentally, I was like, in the neighborhood, saw a house. I'm like, This is it. And I just knew this is where I wanted to be. Boy, how things change. But I just knew this is where I want to be. And then it was a brand new it was a brand new home, you know, one that too. I didn't think there was going to be any issues, honestly. And then just kind of diving in more. I was like, Okay, I'm gonna need a real a little more to it, a little bit more you want to be represented represented in and know, be with someone that is very clear on the process of home ownership, the paperwork, the things, the questions you need to ask before you just say, let me sign on the dotted line, because other than your education being expensive, your home is the next expensive person. They say, that's life changing education and a home?

Yeah, yes, absolutely so. But she was very well versed. Let's not, you know, let me just say that she was very savvy. She's a savvy buyer, right, which a lot of people out there are nowadays, because you guys have all the tools and, you know, and but she knew, Okay, now I need to get somebody in here, because when you go into those new home builds. I was just gonna say, okay, although she was savvy, and she is a savvy buyer, she knew Okay. At this point, I need to make sure there's somebody that knows you know what, like she said, what to ask for that makes documentation of what they're promising me is gonna actually happen, right? Because you have to keep in mind, we always say it. Those are some smiling faces, some amazing people that work for the builders. But guess who they work for the builder? Guess who signs their checks the builder? And they will tell you themselves, because I've had them, come on. I've had a couple of our builder partners, come on and tell you straight up, hey, we don't represent you. Okay, our you know, we are loyal to our builders. So you want to have somebody. And here's another thing, you don't save any money by going in there by yourself. Some people, in their minds, they think, Oh, I don't need a builder, or I don't need a realtor. I bought a house before. Well, yeah, you thank God everything went right. You know what I mean? Because you have a lot of people out there that, you know, bought brand new homes before, and they think to themselves, well, I've done this before. Four and everything turned out. But what if it doesn't? Who's gonna have your back and why negotiating?

But it's a negotiation. Do you think that they're negotiating in your best interest, or are they just trying to get that deal across the table so they make everything sound great, and I'm not knocking them in any way. They're doing what they're supposed to do to represent the builder, right? Like you said, and you know, you might be able to negotiate a little bit more out

of them and like little things like this, I had a client call me one time, right? They bought brand new and she went in there, she went by herself. They always call me afterwards, but every time call me and they want me to clean it up for them now, and I'm like, Well, I can't. I am not legally allowed to say anything to the builder on your behalf, yeah, because I don't represent you, and there's nothing I can really do. But anyway, so what happened was, and here's like, for instance, right? A little tidbit that nobody would really know, right? She went in there, she got the property, she went to the Design Center and went, Buck, wow. Buck, wow. God bless her. She had good taste. She had thrown everything, you know, buying all the stuff, right? Guess what happened? It did not appraise. Guess who has to make the difference up that she didn't realize, because she didn't have a realtor, she had to make the that up. And there's no backing out of it.

And I want to add to that, you got to be careful with that. Because when I was by myself, there was a property that I was looking at new build, and one of the properties, I guess someone was purchasing, and then they backed out of the deal, something of that sort. So reading the paperwork, there was some form of an amendment at the bottom of it that I just read, what you sign, and it was something of the sort of, if it doesn't appraise at this certain value, you have to pay the difference. There you go. And I was like, Wait a minute. Wait a minute. And you would think, you know, this is a new bill. There's not going to be an issue, right? But at that moment, I'm like, That concerns me. It makes me uncomfortable. I did call them and say, What is this amendment? You didn't tell me about this. This amendment at the bottom, and I'm seeing amendment. So this is something you probably should have told me, right, right? So then they were like, oh, but you should be fine. We don't see anything, you know? Why it would? And so I was just kind of like, you know, no, I don't I'm uncomfortable, right?

So in that case, a realtor that represents you will step in and we'll do our own addendum to the contract where we're stating that we are not comfortable with that and we're going to negotiate that, no, we will not make up that difference. So that's what I'm saying you guys. Thank god to all of you out there that did buy brand new everything went smoothly. Praise the Lord, right, yeah, but that's not always going to be the case. Why go to court with no lawyer

We can't we have no rights to say anything. That was a great example to Robin. But anyways, okay, so we met via church. You heard or you heard the show, yep. And you said, Hold on, before I go any further. She calls me up and says, Yeah, you know what you doing. So let me go ahead.

I did. I did, you know, hearing you and hearing you talk about certain issues to look for immediately. I was like, That's the girl. Let me give her a call, because I've seen your show. I know you know you've been doing it for years. So that just kind of made me feel comfortable already, and then when we met you, a girl's girl. So I was like, Hey, I feel safe, and you want to be with someone that you trust. You want to be with someone that you're safe, that's going to be looking out for your benefit, and not just trying to sell a home exactly.

And I appreciate that you've seen that and you recognize that, because that means more to me, because

that's I think we tried it. Yeah, that's how we try to convey over and over again that that really does matter to us.

It really does. So Becky has her own story where we both use the same realtor when we first tried to buy. And so we talked about that story sometimes as well, and we'll dive into that for in a second, but I appreciate that. So we we got together, and then I was trying to have you look at resale properties, right? And we did, but honey, she knew what she wanted, not talking her into a resale. And for all of you that don't know, a resale just means that it's been previously owned. And the thing that I was telling Robin that concerns me with buying brand new. I love brand new. I have nothing, you know. Hey, I'm eight. That's fine, but just keep in mind that when you buy brand new, you're gonna have that 1% tax typically. So in other words, if you're buying a $500,000 home, your taxes per year will, on average, be $5,000 a year, versus a resale property same size will be maybe 1400 to 1800 a year. So that that, you know, can make your monthly payment go up quite a bit. But here's the caveat to that, and this is only right now in this market, okay, markets change right now, honey, Miss Robin said, listen, that's fine, because so such and such builder is offering a 3.99% rate, so that offset that cost for her tremendously, right? So you decide. Get to go home. Go ahead and get the brand new home.

You know what you have to it's all about your buying position. I think you have to know what am I looking for? Why am I looking for that at this time? Because a pre owned maybe for someone else, maybe, like, this is what is going to fit me financially. This is going to fit where I'm at. I have the funding right now. So you just got to know your buying position. And I knew, Okay, this is something that I'm going to be in for a little while. I want to do some things differently in the next couple years with it, so I'm gonna go ahead and look for something new. I don't have to worry about, you know, anything, anything breaking. I don't have to that nice little warranty, and then you can't beat that 3.99% fixed rate. Y'all 30 year fixed rate, right? So I knew what I wanted to spend. I knew what I was I was looking for. Now, here's where I should have listened when she was telling me about this property early on, because I still have my mind and my sights set on something else. But, yeah, I have my mind and my sights set on something, no, you're a

prayer warrior for all y'all that don't know. Like I said, we met at church, and this woman is a woman of the Lord, honey. She was praying over that thing. In fact, we both prayed, and we said, you know, we're just gonna trust God that he's gonna put you in the home that because he sees it all right? We only see a corner, right? Like I was devastated over not getting this specific house that I wanted. I shared that story with you when I bought my new home, but now I'm so grateful. A year and a half later, I see, man, God, you hooked me up. This is actually the better deal, you know, but I at the but I'm not gonna lie, I was devastated. I saw a picture of me hugging a wall, but the Lord knew where I needed to be, right? So, yeah, we did our walk through this morning.

We did. We did. When you say prayer, Warrior, sometimes I got a little anxious in there. Y'all here and there. But I remember I was praying and I got really still, and the Lord was like, it was clear as day I called her. I was like, this is the property. I'm very, very clear. She did after praying. I was doing my own thing a little bit, and I just had to be still. You literally got to pray, get still. And I woke up that next day and I was like, I'm clear, this is it,

yeah, and isn't that how it is? And I love that, like, you know, you know, you know that. You know, you know what I mean, yeah, I love that. You said, Be still. And just say, You know what, cast your care. And say, God, I give this to you. And what I tell you, I'm like, pray on a girl. Pray on it. And just let me know, because I thought she was gonna go another route to another builder partner of ours.

Well, she had a couple, she had a couple. She had options, few forks in the road of direction she was going in, yeah, and she was and she was nervous every time.

I know you had choices you, but you ultimately, God, put you in this property. And what's funny is, this is the exact area she was dead set on being in, near near family, near friends, right? But, um, the other builder that she was looking at was not coming with that 3.99 I don't know another builder that is. And if you guys want information on that builder, me and my team are happy to take you out there, get you connected with them. Let them go over some options with you. 702984, 3700, because I don't know another builder in the city that I'm aware of that's doing a 3.99 like Robin said, fixed 30 years, because that took your payment you spent. How much? How much did we spend? 363, 70. 353, 50, yeah, no 346 oh, did that bad girl? That's right, because we got the we got the special. Yeah, we got 346 Yeah. And then at 3.9 on your payment, do you mind selling is 21 $2,100 honey, you can't get enough apartment, a rental for 2100 you know what I mean. So that's that lesson, that's a blessing, that is very doable. And she got a three bedroom with a loft, two car garage, everything, new, new tankless water heater. Hello, all LED lighting throughout. The appliances were included. Yes, we negotiated that thing. Didn't you? Girl include it? Yep, she did that in the blinds as well, right? So, gated community, so all of that, and the HOA is only what, 103 or is it 1103, very doable. She's near shopping. She's where she wants to be. I mean, and two days before Christmas, God is giving you those keys. Amen. Amen. Yeah, all right, so that you know, is there anything you want to share with anybody that's thinking about buying, but they're hesitant, they're maybe they're, you know, hearing negative things. Or what did you hear? Did you hear anything negative when you were telling people you want

to buy? No, honestly, I kind of stepped out on faith. I knew when I wanted to start looking. I knew I wanted at the end of the year. I'm like, You know what? Things you know selling discounts is probably going to happen towards the end of the year, because inventories, so I already knew the time, but I started looking on the fluke, because I told you I knew this place. I was like, I'm trying to be here. And the Lord pivoted me, that's what you want, but that's not gonna work out. That's not what you need. And so I just kind of started looking on a fluke, and then and stepped out on faith. And actually, I'm closing out in the timeframe that I wanted to, towards the end of the year, getting a good deal. So I would just say towards the end of the year. Right now, interest rates are fixed. Some of them are closing out on inventory, so they're looking to sell and workout deals. That's a

good word. And then remember, last week we were talking about our preferred lender. Now you don't even have to upload any docs. They just got a new system in place, because most everything, like most people's jobs, are online anyway. So they are getting you under written approved, which typically takes two to three weeks to do, but they're doing it same day. Now, if your job is not online, they're still able to do it same day, but you'll just have to upload your paycheck stuff. So the reason I'm bringing that up is, hey, we can still close this out quickly. You know, if they're hearing this and they go ahead and they decide they want to reach out and they we get them with our lender partner, they can be approved the same day. We can have them out there looking and in escrow first of the year.

And we're already starting to see Yeah, multiple offers on properties, yeah, certain areas, certain price points. You touched a little bit on that with our client, Kyle, right? Yep, because he's looking where in Green Valley,

Okay, here we go. Now. Let me talk about that. Let's talk about that. Do not wait till spring if you want a pool, because right now people are on their hands and they're waiting. And what's going to happen is it's hard, hard. It's already very few on the market. I was

going to say, Don't people aren't on their hands right now it's multiple offers.

Well, yeah, even right now, yeah, with pools. Even right now with pools. So imagine as it starts to warm up, yep, it's a feeding frenzy. If you have a pool. I told my sellers, you know, I said, as soon as it starts warming up, we're gonna have multiple offers on this property. So if you're looking for something like that. That property itself, 3806 internet Avenue. That property is sitting on a 16,000 square foot lot. Has RV parking. It has the pool with the waterfall fruit trees in the back, almost a 3000 square foot single story home. It's gonna fly off the shelf as soon as it starts warming up. So I'm not worried about it. They're not worried about it, right? Because, right now, properties are sitting 50 days. Plus, you know what I mean, even for the average property, that means buyers have so many options right now. Let's talk about the down payment assistant programs as well. Yeah, while we still have them, you considered using it, right? Didn't you consider it?

I did consider using it. I don't know the programs right now, but during the time when I first started looking, that's the way I wanted to go. But then I found out that it could bring up your interest rate if you use it, which is great, actually, because I was looking at that, but I was sitting at a lower interest rate, and I already had the down payment, so having it already and getting a decent interest rate, they were like, well, it could bring up that interest rate, because there are some qualifiers in there under some of these DPS, yeah, some of these programs. So make sure you again, also on those things, read the fine language in there, because they're not always what they say. There was one actually that I saw that would be a second mortgage, unforgivable. Oh, okay, on the on the entire so when you go to sell it or refinance, you had to pay back that 20,000 or whatever you you borrowed. And I want my money.

But let me ask you this, if you were in a position where you didn't have that money ready to go, would that be something that you would consider using I was able to become a

homeowner, get your foot in the door? Yeah, to get my foot in the door absolutely, I would have considered Absolutely, because you still want to own, you know, there's an investment when you own something. So I still would have definitely did what I had to do. It just means that I would have stayed in the house a little longer. So I can't get that equity Right exactly.

Yeah, that's a good point to be made, though you're absolutely right. So the DPA is what we call them, down payment assistance programs. A lot of them will come at like, a 1% rate higher than like, if you were like, for instance, if you were getting a 5% rate. Regularly. Maybe the DPA would be a 6% rate. So it is just a tool for someone that has no other means. Now, Miss Robin, honey. She's savvy. She saved her money up, she had it ready to go. But there's people that can use their 401 K's. We talked about if you can, I always tell people, if you have 401 K or if you have savings, I would use that instead, because you are going to get the better rate right in better terms. Now, if you're like Monique, I want to take advantage of these, the closing costs credits I can get from a seller right now that way. Because right now, if we get you in a down payment assistance program, it takes care of your entire down payment. And then we go around to that builder, because you can use it with brand new builders, right? And then we say, Okay, Mr. Builder, we want you to pay the closing costs, which most of them are doing right now. What are you walking away out of pocket? Nothing. Your inspection, right? Wait, no. Most folks don't even bother getting an inspection during with a brand new builder, because it comes with the warranties. So that's out the door the appraisal. If you're like, Well, I don't have, I don't have the, you know, the money saved up. If you have a 620, credit score and you have been working the last two years, in other words, and if you have been renting your home the last three years, you're considered a first time home buyer, and you can be approved for the down payment assistance programs. So there's not a lot there that you need.

We're worried about there's several out there. And the good news is the lenders will go over all of them with you. So that one's the main one that I've been using. And like I said, it only has a six to 620 credit score requirement, right? So, like I said, if you've been renting, think about it. When you rent, you make zero equity. You walk away with your if you're lucky, with your security deposit, you've got a bag for that back, right? You're walking away with nothing, nothing to show for it. In fact, you're you're losing money. You know, every time you make a rent payment, that's just going to this other person's mortgage and their family building equity for them, they're making money. So that's what I don't understand. If you'll take the time to put a rental application in drive all around, look at rentals, right? Let them run your credit. You give them your paycheck stuff. You're literally doing everything we're going to ask you to do to buy a home. And you

You want to make sure you're in that buyer's position. So you at least want to see where am I at? How far away am I? What is going to be necessary so that you can really start the process of doing what you need to do. So you're in the best position when you get ready to

buy that's really good. That's really good, Robin, because a lot of times, maybe there is something we need you to work on to get off your credit might take a month, right? So it's best just to see where you're at. Nobody's gonna hit you over the head and blow you up. Yeah, that's not our team. Now we'll check on you and say, hey, you know it once you do the five minute app, the one we're talking about, it's pretty much going to give you anything that they need. That way, at least you now have a roadmap, okay, well, if I'm not qualified right now, here's at least the list, a couple things that they need me to do. And my lease is not up until four or five months out anyway. So that way I have the time to get these little things done now, at least, I have a roadmap to home ownership, and I know what I need to do, and it's not so scary anymore,

right, right? The fear out of it. And just when you know where you where you are, where you want to be, in a buying position, it just gives you more buying power, too. So you know, okay, you can say, this is what I want, this is what I don't want. I'm not gonna stay stuck on here. So it kind of gives you a little bit more, some more options.

You know why? Because, remember the new system. The reason he's under contract in days is because now you don't have to upload anything. You literally just type in your information. Takes five minutes. The system is now able to just go online and find everything that's needed and get you approved. And within one week, they were already in contract, buying their home. They were nervous. Now they're confident. Yeah, we didn't even touch on the timeline. So once we got a contract, what was it? 30 days? Right? Less than 30 days. Less than 30 days. Yes, less than 30 days. Once you make your mind up on the house and the property, we negotiate the deal, get you in contract, and she's right, especially now, we can close properties after you've chosen one in two weeks. And that's a big deal when you've got multiple people, like with the pool, for instance, and you can now say, hey, we can close in two weeks. The other people can't do that because they still have to go in front of the underwriter and get this and that and the next thing. But our team, guess who the seller is going to take if I can get my money in two weeks versus 30 days. You know when you have multiple people going for a property so Rob and thank you for coming on the show. I appreciate it. Thank you for trusting us with purchasing your property.

You should have seen me. When I was buying my house, I was all over the place. I think we are all kind of like that, right? Like I said, I will not buy in this area. I will not do it. I don't care. Guess where I bought, in that area, what do they say? Buyers are liars, and we don't mean to be but, but we have our, you know, sometimes we have our, like you were gonna be dead set on something. Gotta be open, and then you have to, yeah, realize, okay, maybe I'm not gonna get every single thing on that list, but these are the things that I will not budge and that was Miss Robin, honey. She She knew what she was not going to budge on, and she got her things that she was not gonna buy John she got the

main thing is getting on what you can afford. Okay, you don't want to be

house point. No, we do not want that. We don't need that. We don't need to be noodles. But that's the thing.

That was a big thing, even though you can afford something, right? Money wise, okay, I can afford this, but you want to be able to live. And that was important to me. I don't want to just afford I want to be able to live comfortably, comfortably.
