Welcome back to the podcast. I'm Sarah Schultz from Schultz Realty. Situated in sunny Queensland in the Bean Lee, Mount Warren Park, Windoo to Northern Gold Coast area. And today we're taking a look at the big picture, the 2025 Queensland Property Market, no matter where you live from Logan, Brisbane Gold Coast to Cairns.

These insights will help you make smarter decisions as a buyer or a seller this year. Trend one, interest rates and affordability. Interest rates have been the hot topic around Queensland. While we've seen some reduction and also some stabilization, affordability is still a challenge for a lot of buyers.

We have new first home buyers additions that came in from October one that have helped some enter the market. But the question is knowing what areas you can buy into and what type of property you can get into is the first and most important step. And buyers should be clear on their borrowing capacity before they start house hunting.

Get all your pre-approvals in place so you know exactly what you can afford. And for sellers who are thinking of moving or upgrading, there is plenty of buyers who are still wanting to buy your home. Trend two. Migration driving demand. Queensland continues to attract interstate and international migration, especially to lifestyle regions like Logan and Gold Coast and Sunshine Coast.

More people means more demand for housing, particularly in family friendly suburbs close to schools and transport. There is also still a lot of competition in those areas. In price ranges below 750,000 for both investors and first homeowners, which can make a little bit tougher, but it's not impossible.

Ask agents about off market opportunities. Engage in buyers agents if you want that extra help. Trend three, the rental market pressures, rental vacancy rates across Queensland are still sitting at historic lows, and that's having a real ripple effect across the property market. For tenants, it means competition is fierce, and we are hearing that multiple applications on a single property is still very prevalent and rents are still driven upward, and families having to stretch their budgets further just to secure a home.

It's creating stress for renters who are struggling to keep up with the pace of the market. On the flip side, the investors, these conditions do create opportunity. High demand and lower supply means strong rental returns and more stability in finding quality tenants quickly. For anyone considering purchasing an investment property, this is a market worth paying close attention to, especially in suburbs with consistently high demand and limiting new housing supply coming through.

Suburbs are where, round where I sell in Bean Lee Eagleby, Mount Warren Park are in high demand. We're also noticing a shift where renters are staying longer mo making, because moving is costly and competitive, but that can actually be appealing for you as an investor, as it helps create a longer term reliable tenant.

So if you're thinking about buying investment, now is an excellent time to do some homework. Look at which suburbs are attracting the highest rental demand. Consider future infrastructure plans that will support growth and weigh up the balance between rental, yield, yield, and a great long-term tenant trend four.

Lifestyle shifts. One of the biggest shifts we are seeing in today's market is how buyers are prioritizing lifestyle and flexibility in the homes they choose. It's no longer just about bedrooms and bathrooms. It's about how property can support the way people want to live, both now and in the future.

Buyers are increasingly drawn to offers, uh, homes, sorry, that have dual living duplexes, whether it's for extended family, teenagers, their own space, or even creating an extra stream of income. We're seeing a lot of this on the rise. We're also seeing a huge demand for office spaces, a trend that sort of stuck around after COVID.

Flexibility is key. If a property has the potential to be adapted, subdivided, granny flat, dual living, it stands out. And of course, here in Queensland, lifestyle is our biggest selling point. Properties that show showcase outdoor living, big decks, alfresco areas, pools, indoor outdoor flow, are getting snapped up very quickly.

Open layouts are still a hot favorite, especially when they're paired with a lot of natural light and seamless connection to that backyard. Proximity to amenities is also part of the lifestyle equation. People wanna know they're close to schools, shops, transports, trains, and even entertainment hubs. The convenience of location plus the comfort of low lifestyle focused features is a winning combination.

So if you're thinking of selling, highlighting these lifestyle features in your marketing campaign can really help your property stand out. And for buyers, it's worth keeping in mind which of these trends align with how you wanna live in the years ahead. So what does all this mean? If you're a seller, presentation and pricing a key.

If you're a buyer, be prepared to get your finance sorted and act quickly on the right property. Queensland remains one of the strongest and most attractive property markets in Australia.
