I'm Brett Reddell your local area specialist, and today we're diving into a big question I hear a lot from sellers. Should you list with a big name agency or go with a boutique independent operator just like me.

I. It's a fair question, especially with so many brands out there from the big banners you see on TV to the smaller, locally focused agents like myself. In this episode, I'm gonna walk you through the real differences between the two, the pros and the cons of each, and most importantly, which one is actually better for you as a seller here in Ormeau and Ormeau Hills.

Let's break it down. When we talk about big banner agencies, we're talking about national or even international franchises with hundreds of agents and offices across the country. On the other side, you've got boutique agencies, small, often independent teams focused on a specific region or style of a property.

And then there's me, a local family focused, independently driven agent who's been helping people in Ormeau and Ormeau Hills for over 20 years. But now let's flip the coin because with all that size and scale, there's a few trade offs. Here's what you don't always see behind the scenes at those big, better offices.

First, personalisation can take a hit. When an agency juggling 50, 60, or a hundred listings at a time, how much attention do you really think your home's getting? The truth is many sellers end up feeling just like a number in the system. You speak to the principal, you sign the paperwork, but once you've listed, you passed off to an assistant or a junior rep, you've never met.

You get templated updates. You don't always know who's talking to the buyers, and when it comes time to negotiate, you might not even have the experienced agent at the table. A recent solicitor here in AMO Hills, the owners had initially spoken to a large agency who promised massive exposure, but their plan was cookie cutter, expensive photos, an open home a week, and when the premium listing comes online.

When we sat down, I suggested a different angle and we leaned into the family vibe of the home, targeted local buyers and new social media ads to zero in on people already living or renting In 4, 2, 8 postcode. We had four offers in under two weeks, and the property sold well above their expectations.

That's the power of personalized strategy. It's not about shouting louder, it's about knowing exactly who you are talking to and how to get them through the door. Now, to be fair, there are definitely cases where big agency might suit certain sellers. If you've got a commercial or a development site that needs to hit the investors list across the country, it's a big firm, and it might have better infrastructure for that.

But for most homeowners here in Ormeau and Ormeau Hills, especially those selling family homes, character properties, or homes that need just the right touch, a boutique hands-on agent is the smarter move. So what should we look for when choosing. Don't be blinded by brand. Ask who's actually gonna be selling my home?

How often will I hear from them? How well do they know this neighborhood and what's their actual plan to get the best result? Because at the end of the day, it's not about size of the agency, it's about the fit. You want someone who knows the local streets, understands your home's, unique selling points, and has the time and the passion to get it right.
