Hey, investors. Welcome to the retire on rentals podcast. I'm your host, Nicholas Cook. And in this show, we explore how to optimize real estate investing, create passive income, discuss operational tactics in ways you and your family can retire on rental income. If you wanna invest in real estate or currently do, then this podcast is for you.

Hi, everyone. I wanna introduce you to episode zero of retire on rentals. Now before I jump into a little bit about the podcast, I wanna give you a little bit of background on myself so you know who you're listening to. I've got about twenty years of real estate experience, nearly seventeen of those in management of residential and multifamily. I also have a bachelor's degree in real estate finance with a minor in real estate development from Portland State.

Nicholas Cook:

I've got a CPM designation from the Institute of Real Estate Management. And over our time, we've managed thousands of units. We've been a buyer and a seller as an investor. We've also represented buyers and sellers as brokers. We've done development and then obviously management.

Nicholas Cook:

The reason I'm starting this podcast and what inspired this podcast is really a few things. One is that a lot of the other real estate podcasts out there don't seem as relatable. They talk about people who are pretty far along in their journey, and they don't always get into the origins. But even if you're a seasoned investor, we go through very tactical information. That was another thing that I noticed is that, you know, people talk about things largely conceptually, but there's not a lot of things you can immediately take from a podcast and go implement.

Nicholas Cook:

So we also wanna make sure we're delivering tactical valuable information. Then the other reason is we absolutely love real estate. I'm a huge fan of it. I've spent my career in it. I think there's so much potential, and we really wanna raise the standard or raise the bar of everyone who's operating in this industry, especially on the rental side.

Nicholas Cook:

And it's got an opportunity to introduce some really amazing entrepreneurs, really great operators to a much broader audience. Our goal is to release probably one to two episodes per month, but we're going to be releasing them mainly just when we have quality content. So, it's not going to be just interviewing somebody for the sake of interviewing them, but our cadence really is going to be about one to two episodes a month. So, make sure you go ahead and subscribe. Now, as far as content, some of the more specifics of things that we'll be exploring, tax strategies, direct investing, whether that means yourself or doing it through a syndication, talking about operational aspects of running buildings, talking about repairs, maintenance, capital expenditures.

Nicholas Cook:

We're gonna be talking about cost segregation, opportunity zones, retirement planning. Really, it's such a big industry. There's so many different things to learn, especially as you're building your wealth and figuring out how you can generate cash flow and passive income so that you can retire on rentals. And so what we would just say is go ahead and subscribe. We're super excited.
