Yep, yep, we have all of the links there. So, so our next path to home ownership workshop, that's the workshop that we do monthly, right? It is that's going to be Saturday, December 6. Yep, that workshop is from 830 in the morning until about three. We try and get you out a little bit. It just really, we talk about it a lot, but we do. It's one of those workshops that if you're thinking about buying a home, or if you have questions, or any of that, this workshop covers everything. I would say that it's probably one of the best in the state. You know, there's so many home buyer workshops out there that are 30 minutes to an hour and a half long. This one, it encompasses everything. This isn't just about how you go find a house and, you know, start your mortgage process. This is, you know, they talk about budgeting and budgeting up to purchasing and how you budget to purchase. They talk about credit, not just fixing credit, but how to maintain credit, and how to, you know, carry balances and what, what the best path to building credit is. They talk about things that you wouldn't even think of when you start thinking about buying a home, homeowner's insurance, right home warranties and what they entail, versus just get a home warranty or you need homeowners insurance. What is homeowners insurance? Why do we have homeowners insurance? What is a cover? All of that wonderful stuff? You teach the mortgage portion of that class, that's an hour portion that it's not just send in this paperwork, and we'll see if you're approved. You talk about all of the steps it takes you go over the 20 plus different down payment assistance programs we offer to become informed when you're thinking about, hey, I'm thinking about purchasing possibly the biggest investment I'll make in my lifetime,

I mean, there's a lot of stuff that they do behind the scenes, outside of just home ownership. They do a lot of great things with home ownership. That's actually they're actually a wish provider, and wish is one of those programs that allows them to do a four to one match, yes, with funds for

well. Yeah, I think once we start talking about the Nevada housing programs, because we've got some new news with programs that they're offering. If you've tuned in within the past month, you may have caught Josie Haddam, she was with the Nevada housing division. She was here just, you know, three or four weeks ago, right? And we were talking about the programs they offer, and a new program that was coming out. Well, we have all of the details on that program, and that program is actually going to roll out December 1, so we'll be talking about that today. But when we're talking about the wish program that's with CPLC, it is. And what that is is that's a four to one match program. And the way that that looks right is that you have how much in the bank

Roland, let's say in this example, I have $7,000 in the bank. You got 7000 saved? Yep. And they'll multiply that by four, right? Which is 28,000 right, plus your own seven. Now you're at $35,000

it's a free service. The only thing that you would pay for, if you pay for anything, is for a soft credit pool. So they have your credit report, which is their cost, that's it, and they'll, they'll walk you through it, and they'll set up a plan with you if you need a little bit of credit help. And you know what? We've all been there, right? It's just one of those things. So yeah, before we get into all that other stuff, I want to take just a few minutes to talk about the Ruby Thomas elementary school holiday toy drive. Let's do it. Yeah, so I've been talking about it for a few weeks now, right? We've started the wheels moving. We've had some phenomenal support from the community. We have and I think every one of you up to this point, we still have a lot left to achieve. Ruby s Thomas actually has 683 kids, so almost 700 children, and every kid is on free breakfast and free lunch if they have the need for free dinner that can be accommodated. Far too many, far too many of the kids are unhoused. They are living in weeklies. They are doubled up with friends and family. Unfortunate situation in shelters, yeah, stuff that you know kids shouldn't have to face, and so it's a lot. And I want to make sure that these kids have a bright holiday. I agree. You know, my my initial goal was one toy per child, and that was a big goal

week, yep, and it we knew it was going to be good. We had talked with Nevada housing division on, you know, many instances about what this program could look like, right? They didn't have all of the details at the time. It wasn't finalized yet, right? And here we are. It's finalized. It's going to roll out December 1. There are 900 families that this program can help. So there's going to be 900 people or families that will be able to utilize these funds, and then it will be over, then the funds will be gone, yes.

So we have $18 million to utilize and and then it's $20,000 per family. So the first 900 families, first come, first serve,

yeah, so there's going to be those 900 loans, right? Yep. And the way that this works with Nevada housing is Nevada housing has several programs. They've had several programs. We talk to people about this all the time. People will call and be like, Hey, we heard that. There's no assistance programs available. They don't do down payment assistance, right? We hear it all the time is untrue. Nevada housing has several programs. This is just in addition to those programs, the state received $18 million to fund this. For this program, to fund this so it gives you options, and that's one of the bigger things that I think, that we really talk about when we sit down with folks, is giving people the ability to have options and making the best decision for them and their family, right, right? So this program is considered a worker Advantage program. It is. So there are some caveats to who can utilize the program, who can't use the program. However, it is a broad range of people that are able to use this we get asked a lot, you know, do you have anything specifically for medical or for police and fire, you know, that kind of stuff. This program covers so many categories. So not only does it cover teachers, although Nevada housing division actually has a teacher program specifically for K through 12 public school teachers in the state of Nevada, but they can utilize this as well. But not only does it cover teachers, and now you don't have to be a public school teacher, right? You could be a private school teacher. You can be it also covers the administration and faculty at the school, right,

such as counselors, librarians, instructional coordinators, yep, teacher aides, custodians, janitors and even school bus drivers, yeah. I mean, they're all eligible. And

right? Public Safety, so EMTs, yes, in medical, you could be a doctor. You could be an RN, you could be a medical. Biller. It's a really broad list, it is. And the best, the best piece of advice that I got from the Nevada housing division is that they're willing to take a look on a case by case basis at your position. So if you're in a position that ties in and you're not specifically on the list, we can send that in, and then they'll make a deter, and then they'll make a determination based on that, yes, if it'll work, yes.

Because remember, this is $20,000 torture down payment and or closing cost if you're working with seller credits, which we talk about a lot, because we're seeing folks get into home with very little out of pocket, right? We are because of utilizing programs like the Nevada housing division programs, and coupling that with seller credits is that you could actually then potentially use whatever money's left over towards your principal reduction, then you're walking into the home with built in

equity. And we almost forgot about the construction trade industry,

and that's covering anywhere from you know, a. General Contractor, carpenters to yeah, all the way, you know, all the way through the whole list,

laborers too. Yeah, if it doesn't work in these categories, there's several other programs. So Nevada housing has the, the first time homebuyer program they do that offers two or 4% down payment help with really competitive interest rates on that those are reduced interest rates. And it's for first time home buyer that's first and a first time home buyer is if you haven't bought or owned a home in the last three years that's been on title that's considered a first time home buyer. So, yeah. So it doesn't mean you've never owned a home before, just means you haven't owned it in the last three years, right? That is correct. Yeah. And then they've got, they have a program that if you own a home in a different state, if you own one home in a different state, you can actually utilize our program here. Yep, you sure can. And let's, let's go back to that, that it's called the worker Advantage program. It is Nevada. Rural has housing is getting ready to roll out something extremely similar, yes, right? And they're calling it the rural rocks, $20,000 same kind of setup. They don't have as many families to help, right? I believe 200 they've got 200 families that they'll be able to help, and it's the same thing. So you still get the $20,000 you do, you have the opportunity if you choose to buy down your interest rate. You do, and you can couple it. The great thing with Nevada Rural Housing is you can actually couple that with the mortgage credit certificate,

right, which is called the MCC Right? And how that works is, for instance, let's see your loan amount is at 345,000 right? Maybe your interest rate is around seven Well, for the first year in tax savings, and it's dollar for dollar is about $4,800 that you can save. So let's say that maybe you have a tax liability of 4000 Well, the IRS 4000 bucks, right? So you can offset that with the mortgage credit certificate, right?

That, which is awesome, you don't have to pay that. So whatever you've got on there, you don't actually have to pay that. This isn't a, you know, a pretend thing, we can actually use that mortgage credit certificate to qualify you for a little bit more. We can, if we're on the line right. And

$1,000 there are great programs out there to help people towards their dreams of home ownership. There are, you know, there's a lot of people who sit back and go, Hey, you know, maybe home ownership just is never in the cards. For me, we've talked to a lot of people that felt that way. We've had homeowners that purchased for the first time well into their 70s. We have if you want to become a homeowner, I would recommend looking at all of your options and seeing what's possible.

Yeah. So we just, we actually had a class with the Nevada housing division. That's our online class that we do monthly. We had 50 people sign up for that class. We had 50 people that's, that's a full registration, 50 people signing up for an online class. There was actually a gal in the class that had mentioned that she was told, prior to coming on that there was nothing available for her, and several of the programs will work very well for her. So it's about getting information and getting the correct information. It is, it is crucial, because we offer almost 20 different

Because I know that'll, you know, when you think about rural sometimes it doesn't hit home. Seem like it would be in the Las Vegas Valley, right? But there are pockets. I'm actually working with someone right now who's looking she's just south of Sahara to the east. Yeah, of Las Vegas Boulevard. Okay, so that's Winchester,

The Winchester is, I believe, 891098912189169, okay, okay. So you, you know, if you're looking at it on a map, it's pretty much Las Vegas Boulevard east to like Boulder Sahara, to separate our desert into Sahara. But these programs work for her. She was astonished when we had the conversation that we could use rural housing in that area. And again, it's all about options. We're taking a look at the Nevada housing programs in that area, and we're taking a look at the Nevada Rural to see what fits best for her. But the great thing about that is she's able to then utilize the mortgage credit certificate. Right with Nevada Rural Housing right here in the city, right? But that's not the only areas that we can do Nevada Rural Housing in the valley, is it?

so Kevin from Nevada, rural housing, Kevin Hickey tells it so eloquently when he's on the show, because it's, it's not about zip codes, right? It's about census tracks. And right now where we sit, because they, they only redo the tracks every 10 years, right? So right now where we're sitting, Summerland, South is considered rural. They actually have rural mailman. So if you're ever in the area, you see the mailman and you wonder why he isn't in a mail truck, maybe he's in, you know, he's in a van, or something a little bit more casual, those are usually rural carriers, right? So, yeah, you can utilize Nevada Rural Housing in Summerland south, you can utilize it in Whitney, you sure can Whitney, 89122, so there are options here in town now, obviously, pretty much the remainder of the state. Some spots in Reno, you can't utilize it, but Pahrump, Indian Springs, mesquite Laughlin, those are all considered all eligible areas, and all eligible the Nevada housing programs are eligible anywhere in the state of Nevada, right

It's so important, as we always do, we want to take a moment to talk about something that really impacts every renter, every buyer, every homeowner and every family trying to build stability, and that is fair housing. Roland and I are both on the board of the trustees for the Silver State Fair Housing you're actually the vice president. I am that's with the Silver State Fair Housing Council, and the work they do is truly foundational for our community, right? It is. Fair Housing means that every person has the right to choose where they live without being treated differently because of who they are. It protects people from discrimination based on race, based on color, religion, national origin, sex, disability, or whether or not they have children. Those protections are in place because for decades, discrimination in housing wasn't just common, it was legal, and many of us don't know the history behind it, but before the Fair Housing Act, families were openly denied housing because of the race and background. Banks wouldn't lend in certain neighborhoods. Agents would steer people away from certain communities. Entire areas were locked behind covenants. It kept generations of families from building wealth, not because of creditor income, but because of bias, and even with the law being in existence, we all know that discrimination didn't magically just disappear. It became more subtle. People might be told the unit is no longer available, or they might never be shown a certain neighborhood, or they're given maybe different information about someone than someone else with different qualifications, right? That's where one of the strongest tools is, and that's the Silver State Fair Housing Council, because they have a fair housing Tester program, Silver State Fair Housing Council is not the policing body. They're not who you filed the complaint with. They're your resource for. Help in filing or understanding what your rights are. A tester is trained individual who pretends to be a renter or a home buyer, right, and they document how they were treated. They follow a script, they ask standard questions, and they simply report on the facts. Their purpose is to compare whether two people with the same profile are given the same access.
