Welcome to another edition of my show, broadcasting right here at KU NV, 91.5 jazz and more every Sunday morning from 8am to 830 Welcome, welcome, welcome. I just want to thank the listeners that came in and talked about their insurance with me, and we, yeah, we did some progress last week. We really did. People listen to the program and they I want to know what my insurance what's, what's, what are you talking about? I need a review. I need to go over my insurance policies to make sure I'm paying the right amount. Everybody's concerned how much they pay right which is fine, but as me, as being an insurance professional for many, many years, my major concern is to make sure you're covered, to make sure the right coverages are in place if there's an accident or if there's a claim on your house just recently, and turned me up, because this happened just recently, a lady called in and filed a claim on her homeowner's insurance because the the vent in her on her dryer that goes to the outside of her home, it that vent caught on fire because she was living her house for the last 20 plus years, and she never had that vent cleaned out from her dryer going out to her house. So when you turn on your dryer, whether it's a gas dryer or electric dryer, it does accumulate lint in that vent. So it's a tube that goes to the outside of your house, and it's an escape for the excess heat from your dryer. Now that, being said, Your clothes are tumbling inside the dryer and they create lint. What that lint does? It accumulates in that tube that's inside of your home, that goes to the outside, that duck on the outside. Now, of course, everyone would say, Well, you don't have a screen on my dryer vent. They all do, but it doesn't. It has to screen. It's not a filter. There's a big difference, because if there's a filter, you could replace the filter every so often. However, there's no filter, it's just a screen, and the screen doesn't, it doesn't stop the lint from going in that vent and going out. Now, what happens over time? It accumulates, and it gets thicker and thicker and thicker. And, you know, just for an example, I had a had the people come out to my house to clean the vents out. And as company came out and cleaned my vent out, and they showed me the before and after shots. They have a camera that goes inside with a light on it, that goes inside, snaking inside the vent from the outside. And you can see all the lint inside the tube. It's a lot. It accumulates quite a bit. And then, and they show me the after when they sucked it all out, and then, you know, put it in the bag and throw it away. And I was there about at my home, about an hour and a half, doing this procedure. I have no one to recommend, but you can go online to find that service. As I was speaking about the conversation earlier, the lady called me, file the claim right? She called the claim, filed a claim, because the vent, it caught on fire, and she couldn't understand why the dryer vent caught on fire. Well, I explained to her the lint accumulates over time, and that's what happened to her. So she had a gas dryer, and it created a spark, and she had a fire. Fortunately, she had a fire extinguisher and was able to extinguish the fire before it got out of control. The fire department showed up and they said, you know, these vent fires are not uncommon. They're not uncommon. I mean, because people just don't think about that. They really don't think about cleaning out their vent, you know. And if you have a dryer, and most people do, you know? Make sure you know you call that service up and have them clean out your vent. For me, I was, I've been living in my house for the last 25 years, and I have mine done two years ago, and the gentleman told me, the technician told me that he said, every two years you need to get this done. So. Keep that in mind. That's news. You could use clean out your dryer vents, you know, to prevent a fire, because you never know. You know could turn on the dryer and leave your house and all of a sudden now you're following the claim, because you have a fire. I've witnessed where it burned down houses almost 25, 30% over, over, the many years, I've been an insurance agent, so I've experienced a lot of people with claims they call in, but that's one of the claims that happens. A consistent claim with the homeowner's policy is because people leave the washing machine water lines

on, and I've said this before on my show, turn those water lines off when you finish washing. Now, when you need to wash again, of course, you turn the lines back on the hot and cold because those those faucets are back there. So you could turn them on and turn them off. Those valves are right there, and there's a reason why they're right there, but so you could turn those valves off. The reason why you want to turn the valves off when you finish washing because the pressure on the water lines continue to to oscillate. They continue to oscillate. They go up and down. The pressure goes up and down, up and down. And eventually, the hoses to your washing machine, from the those valves, they get weak, and all of a sudden they just pop, and the water just comes out. Happened to me twice, and the very first home I bought, we had very inexpensive hoses on our washing machine, and it broke. And I went downstairs and I had about two inches of water everywhere, and it was bad. So, you know, prevent water losses. That's a major water loss. Prevent that. Just turn your water lines off when you finish washing your clothes. And also, while we're talking about water losses on your water heater, on your water heater, you can drain your water heater at least once every six months, if not once a year. I like to do it on a holiday or right before a holiday is coming up. So the next time I drain my water heater is going to be the day before the Fourth of July, the third of July. So I do that. That's that's a reminder to me to drain the water heater. And when I did it, it only takes about minutes. You connect the 50 foot water hose to the water heater, and water hose goes to the street, and I didn't turn the top valve off. I just let it wash out, let it run for about 15 minutes, 20 minutes to drain all the excess and yuck that's inside your water heater, and your water heater will last longer. You know, water heaters today are very expensive. This is information you can use to prevent losses. You know, when your water heater break, it is not covered under your homeowner's insurance policy. That's that's covered under your home warranty. That's totally different. I've had people call me multiple times saying, you know, my water heater broke. Now we'll cover we'll cover fungi and mold from that breakage, if, but it takes a while to build that up. But if your water heater is going to break, it's going to give you a heads up. It's going to give you a warning. You'll see some water on on your on your garage floor, if your water heaters in your garage, hopefully is in your garage or your storage area, and then that's going to give you a one day warning. Then I'm getting ready to break. Hopefully you have a pan underneath your water heater. If not, it's going to create a mess. You want to drain it as quickly as possible, turn off the top valve and drain it as quick as possible, because once it breaks, and that water is so very hard here in Vegas, and it causes water heaters to probably last only from six to eight years, if you're lucky, only six to eight years. Now you're replacing your water heater. My name is Don Marquez. This is your insurance connection. That's news you can use to better make your life a lot easier and to prevent you from spending extra money, you know, we have to find ways to spend money. I went to the grocery store just the other day and, oh, my God, I had, like, two bags, two or three bags, and it was well over $100 and I don't, I don't buy nothing just over the top. It's just simple, simple items I need in my daily you know, I love fruit. I juice every day as much as I can do out today, I juice and strawberries, blueberries, and it's just going up and up. And I'm like, What is this? Prices continue to gouge us here. And you know, and I love my my smoothies, very healthy, spinach, strawberries, blueberries, in the morning, nothing like it with some turmeric in there, put it in my ninja blender and blend it all up and just, you know, and drink it. You could add liquids to it, some water or maybe some fruit juice, loosen it up a little bit, and then just drink it, and you'll feel so much better. It's good gut health. I recommend it. It's good gut. Health to, you know, to grind your fruits and vegetables up in a blender and drink it, and I do that every day, but you know the price is going up anywhere you can save some money, and by doing preventative measures, draining your water heater, make sure you turn off the water line on your washing machine, and also get your vents cleaned and on your dryer going out to your house. It's convenient for both of us. I'm gonna be honest, it's just convenient for both of us. They want to ensure that young children, and from one, from day birth to 14 years young, we can put them on a grow up plan, 50,000 in coverage, no examination. We just ask you a few health questions, yes or no answers, and the children are insured. Now, if you're going to insure your children, make sure you have life insurance on yourself. You are an asset to your home, to your family, and let's talk about that legacy. The word is, how important is your legacy to your family? Is it important enough to say, You know what, I'm here now, but what happens when I leave and no one lives forever, and just to procrastinate every day or month to month to say, I'm gonna do this, I'm gonna do that, and I do it. If you need to write it down, just write it down and check mark. I did this. This, this. Okay. I got it all done. But your legacy is important. Your legacy is important. And the reason why I say procrastination, because we do procrastinate, and when it comes to buying life insurance, that's the worst thing we if some of the top 10 Things to procrastinate on, you know, is one of them in there is buying life insurance for your family to make sure your life, your family life, is secure, to make sure, even when you're not here, they are in good hands, you know? And I can say that I used to be an offset agent.

I'm just gonna use that and all of a sudden, no legacy behind and what are they gonna do if you're married with young children, and you have to look at your family and say to yourself, you know? What? If something happens to something happens to me, and I'm gonna use that term. I don't like using that term, but I'm gonna use that term if I have a premature death, right? How will financially my family be? How well financially will they be? You have to ask yourself that question now, and you say, if you say you don't care, well, maybe you need to listen to another program, because I'm here to help you understand it's affordable. It's something that's needed. It's better to do it now than later. The younger you are to get life insurance, the less is going to cost. Now we rate your life insurance rates based on your age and the medications you're taking. Now for me, I'm a licensed agent, and I represent multiple life insurance companies, well known life insurance companies, and I specialize especially in those companies with underlying health conditions, lupus, a history of cancer, heart disease, liver disease, kidney disease, lung disease. See, you know, if you're a smoker, I can help you with a life insurance policy if you are a smoker. And you say, Well, you know, I'm a smoker and it's going to cost more. And I say this, and I've said it on my show, we have a program and it's geared towards smokers. And I just absolutely, I'm pulling out the paperwork right now, so you probably hit the paper. Raveling. Raveling in the back, quit smoking advantage that I offer through a miracle Life Insurance Company, where you can get the benefit for the first three years of the non smokers rate up to $50,000 in coverage from. Age 40 to age 85 I can write you a life insurance policy up to $50,000 in coverage, and there's no physical now. Now, if you are smoking at that end of 36 months, now the face amount will adjust your payment to stay the same, but the face amount adjusts for an example, if you have a $50,000 life insurance policy and you want your payments to say, stay the same, and you find out where you are a smoker at the end of the 36 months quit smoking Advantage program through America life insurance company that will adjust the they'll adjust the face amount of the policy. It'll reduce to fit your budget. My name is Don Marquez. You know, I'm here to help. I'm here to help you guide you through the process of having a life insurance policy. There is a lot of moving parts, and people make multiple mistakes when it comes to buying life insurance and when they trying to create a legacy for their family members. You know, you, when you when you go online, you put all your information online. First of all, you're going to receive phone calls from now for the next three months, from different places, from people all over the world, contacting you, I see that you went online to get some life insurance. Now when I when I have a conversation with you, I do not share your information with any when it with any company other than the company that we select. Now if you come in my office, on my computer, you can see all the multiple companies that show up when I put your name, your date of birth in, it's gonna light up like a Christmas tree, all the different companies. And you can see all the different prices. And then you can say, Okay, well, most people select the lowest cost one, right? And it depending on the amount of the insurance. Now, if you looking at a policy that's 100,000 and above, more than likely there may be a physical. There may be a physical. I do have a company that will offer you up to $450,000 of life insurance, term life insurance, whole life insurance, with no physical. I say I'm gonna say that again. I do have a company that will offer you up to $450,000 no physical term insurance, Universal Life, 70223626247022362624

Let's get back to legacy in my 10 year career as an insurance professional, I've seen where family members lose everything. I've seen where family members, you know, just they're okay because they did the right thing. I've always feel good about being an insurance professional when there is a loss in the household, and they've contacted me and said, Don Thank you. Thank you very much for you know, getting life insurance for our family, it's a difficult time for us. What do we do? And I get I tell them, step by step, what to do, how to file a claim if they go to the when they go to the mortuary to start the procedure, how the life insurance policy goes to work for them, and that's when your policy will go to work. Now, your policy can go to work if it accumulates a cash value asset. It is also a living benefit. But at that time of need, when you really need that policy to perform, that's, that's when you're in the mortuary, and that's, that's the time when, okay, the person at the mortuary is going to look at your policy. And if you purchase your policy online, and you bought an accidental only life insurance policy, they're going to push the policy back to you and say, Mr. Mr. And Mrs. Jones, sorry, as an example, this policy is accidental, only your loved one passed away at natural causes. It this policy will not pay well. And then, you know, people get a little upset. They get a little upset because they are now, my dad's been paying that policy for years, and you telling me it's no good. No. Because it says accidental life insurance, travel, accident life insurance. Listen, don't buy just accidental only life insurance. I know you get offers from your well known resources, your credit your credit union, your bank, department stores, even well known insurance companies offer you accidental only life insurance, because those policies never pay out very, very small percentage of those policies pay out with a regular life insurance policy that pays for natural causes has life insurance or has accidental in it? So if you say to yourself, well, you know, if I Dave a car accident, I'm covered because I have accidental only life insurance. Well, well, you know, that could be excluded, that could be excluded from that accidental only life insurance, you have to read the contract, you know. Just don't be fooled by, you know, this looks great. It's great. I'm, you know, I'm in my 70s, and I can get a lot of insurance for almost little or nothing. Don't Don't be fooled by that. I'm a licensed insurance professional in the business for 30 years. I represent over 60 life insurance companies. I can find a policy for you. This is what I do. I specialize in this even if you have diabetes, lupus, a history of cancer, heart disease. Now, if you're in stage four cancer, that's gonna be a little tough for me, stage four. But if you have more than 12 months to live, and you, let's say, if you've had stage four cancer for the last couple of years, and you and you're maintaining and you feel fine, then I can still write you a policy, but it's gonna be, you know, it's gonna be up to $25,000 in coverage. Now, when I say up to 25,000 in coverage, you may not need that much. You may only need $5,000 worth of coverage, maybe $10,000 worth of coverage. You know, some people want to be cremated with a cremation and ceremony. It's anywhere between with a ceremony, depending on the cremation, you know, so you can save money by a cremation, it could be whatever you want it to be. If I had people contact me and say, You know what, I only need $5,000 worth of life insurance coverage because I want to be cremated. Well, I've had people contact me say, I need a 300 400 $500,000 life insurance policy, because I want to make sure you know when that day comes for me, and they all say the same thing, if something happens to me, I want to make sure my family can pay off the house. My wife can pay off the house. My husband can pay off the house. My children, I'm gonna leave a legacy for my children and my grandchildren, a legacy so they can go to college. So this is good. This is a good idea. So you know what? I'm gonna make sure my grandchildren go to college. I'm gonna start a life insurance policy and put money away. Look at life insurance as a savings account. I do, what other what other product can you go out and purchase? Go out and try to buy stock. Say you want, I want $500,000 worth of stock,

and you want to pay very little on it to get that $500,000 worth of stock. You can't do it. You can't, you know, and stock is good, you know, stock market is just gambling. It truly is. I mean, it's, it's slow money, but, you know, you have to go through the ups and downs with the stock market. But a life insurance policy that's instant, that's instant, that's day one coverage. In most cases, we can get your insured day one, day one coverage. And I've been asked this question over and over again, what is the difference in a graded modified policy? Now, when you when you don't read the fine print, when they advertise on television. You know, guaranteed issue, and with the guaranteed issue, what that means is that there is a modification for the first two or three years. What does that mean to you? That means you're not fully insured for the full face amount for the first two or maybe even three years, depending on your age. So when you look at these commercials and you say, Wow, I need to call them. That looks great. I need to contact them. But you know, you could be on what we call a graded or modified policy for the first two or three years. My name is Don Marquez. But when it comes to your health, we base the rates on your age, up to 85 years young, you can get a life insurance policy. We base, base the policy on your medications you're taking on, you know, and we also base the policy on your budget. This is, this is the most important part what I do. I want to know how much you can afford to pay. People ask me, how much life insurance can you I can offer there, you know, what's your budget? And I can, let's, let's work with that, because I can offer you $10 million worth of life insurance, you know, but what is that going to cost? But let's be reasonable about it. Most people want a policy that for final expenses. They want something $50,000 and the most people that, the most, my most customers, the most customers I talk to, they want at least $50,000 in coverage final expense to take care of that funeral service. You know, hey, I can leave my little family. I can leave my family something, leave them a little something behind. You know, I have, I've saved some money in the bank, but I don't want them going out, spending a lot of money on a funeral. I can start chipping away at that right now. And the difference is this, you know, when you when you go to the funeral home and you make arrangements, you're gonna quickly find out how much these funeral services cost today. My god, they're very expensive, very expensive to put a loved one away. I don't know why they cost so much money. I've talked to people that own the funeral homes. You know they, one of them told me that on the funeral a mortuary, he said that we get our caskets from China, and with everything that's going on with that, you know, imported in, there's an additional fee. There's an additional fee. So now they charge an additional fee for everything. When it comes to bearing your loved ones. The rates have gone up significantly within the last few years here. So you know, it is what it is. You have to do something with the remains. It's going to cost money. Why not start paying a little bit at a time now? And also, the life insurance policy is a tax free benefit. If you never received a life insurance benefit before, you know, then it's going to be an experience. And everyone that I offer life insurance, when they buy the policy and get fined sign the final paperwork, they all say the same thing. I should have did this years ago.
