Whether you're gearing up for your first open house or looking for ways to elevate your selling game, this episode is packed with practical tips to help you maximize your home's appeal.

I'm Brad Scott. First impressions are everything, and that starts the moment the buyer pulls up to the driveway. On the Gold Coast, buyers are often drawn to clean, well maintained exteriors with lush landscaping and tidy front lawns. Simple steps like mowing the lawn, mulching the garden beds, pressure washing the roof, house exterior and driveway, or just adding a few colourful plants near the entranceway, can go a long way in the first impressions category for buyers.

Think of it as setting the stage. Buyers want to feel like they're walking into their future, so make sure the outside of your home invites them in. When you walk into a car showroom, the car looks its best. New, polished, lights on it showing the high gloss, spinning on a turntable. Buyers are gravitated to it and they want it.

We need to do the same thing for your house. Inside, it's all about helping buyers imagine themselves living there. Start by removing personal items like family photos. overly bold decor or excess furniture. Gold Coast buyers tend to favour light, open and neutral spaces. So aim for a look that feels fresh and uncluttered.

Remember, the goal isn't just to make the house look good, it's to make it feel like home for someone else. All rooms are created equal. When it comes to open homes, focus your attention on the living room, the kitchen and the bathrooms as these are often deal breakers for buyers. Living spaces. Arrange furniture to maximise space and create a welcoming flow.

Add touches like fresh flowers or throw pillows to elevate the look. I also recommend Airwick plug and plays in either Frangipane or Cherry Blossom to create like a welcoming scent of fresh flowers. Candles are good, however, can sometimes have a safety risk. The kitchen. A sparkling clean kitchen is a non negotiable.

Replace old handles, declutter the countertops and, if possible, Bake something like fresh bread, just before the open house. It's a bit of a cliche, but it does work. Bathrooms, fresh towels, nice smelling scents, and spotless shower glass and surfaces can make all the difference here. On the Gold Coast, outdoor areas are as important as the interiors.

If you have a patio, deck or backyard, treat it like another living area. Set up seating, new cushions and fresh flowers. Tidy up the garden, add some low maintenance green leafy plants. Buyers here love the idea of outdoor entertaining. So show off some of those special places and the potential you have.

Lighting can make or break a buyer's impression of your home. On the Gold Coast, natural light is highly priced. So make sure your windows are spotless, curtains are pulled back, and blinds are open. If your home lacks natural light, Think about adding some 4000K natural white LED downlights to brighten things up a bit.

And don't forget the other senses. Subtle scents like fresh coastal breezes or clean botanical notes can help create an inviting atmosphere. When it comes to open homes, timing matters. On the Gold Coast, weekends are prime time. But keep in mind events like local markets or sporting games and events that might compete for your attention.

Aim for early to mid morning to catch buyers at their most relaxed and focused. Okay, to finish off Here's my often overlooked tip, an idea most sellers don't even think of, highlight your property's Wi Fi connectivity. Many buyers, especially young families or people working from home post COVID, want the assurances that they're going to have strong, fast, reliable internet.

Set up a small sign in the home office or living room, noting the internet speed in the area. Trust me, it's a subtle yet impactful detail that can leave a lasting impression. Preparing for an open house doesn't have to be overwhelming. By focusing on first impressions, key living spaces and even a few unexpected details, you can help your property stand out in a competitive market like the Gold Coast.
