Notice I think that's what it is. I think I'm turning 36. You're 37 when I'm an astronaut, man. And he was kind of having a moment about it. So ultimately we got there, but just I just want to put it out there birthday wise. This week is insane. My aunt was the same day as you. My brother is today.

Page from Bendigo, our infamous fan who came and joined us on the Christmas episode last week. I want to talk about the kind of a back here. She's 30 today. Sarah is heading over to Bendigo to visit her on a surprise trip. Oh, so.

Not let it be known. I've been eating heaps of cake, but despite all the things going on in life, real estate is still going on around us. One thing that we've been covering off here on our local blog was the developments of a bunch of the playgrounds and things that are coming up in a Glenorchy municipality.

Patrick Berry
Yeah, Glenorchy has been going heavy on the playground upgrades at the moment, so it's good to see, like.

Aaron Horne
As a father of two young boys who have energy to burn, I have been loving the new parks and the new set up. So when we're going on the writing them and deciding what we like life and the best was I took Jack well to them both along with Jack as I was taking photos of the park for the blog.

Aaron Horne
So what are you doing? Daddy and I sat down to take some photos and put them on the internet. May take some time. Yeah, but he. Of course I. I've got this little junior photographer out taking these favorite parts of the park. So we learned what bits he likes. But what I really like is building that sense of community around Glenorchy.

The day that the One to Canada Reserve. So just off Brant Street, the day that one was officially opened, it.

Patrick Berry
Was nuts, it.

Aaron Horne
Was crazy. There aren't any issues, there's no parking spots. People were parking up on the nature strip. There was cars everywhere. There was such atmosphere going around this this new park.

Patrick Berry
I keep in mind this park has been here as long as I can remember, and I've never seen a soul at it.

Aaron Horne
So yeah. So this is a really interesting thing. When we were locked into the parks, I got Nino to kind of do some research a bunch. I think 80% of the parks in the Glenorchy area are over 20 years old, so they haven't had an upgrade in 20 years. And once you start seeing new ones pop up, it shows how much like they've aged and died in and how that crappy.

Aaron Horne
Yeah, when you just like, oh, they definitely might have new materials. Now that definitely kind of consider like the new one a can of has wheelchair accessible kind of spinner and the thing that was you think about a bunch of these other factors. So you're saying how they've developed all these spices and it's only going to get better across the north.

Aaron Horne
You saw, I think, the new council. Yes, that's what I wanted to get to.

Patrick Berry
I want to head to. Yeah, Benji Field Park Hill play space in Moonah is getting an upgrade and the council actually allowing you to have your say. There's actually two different designs that you can vote for at the moment, so the council can make a decision on which way they're going to go. So one is what looks like an amazing rocketship.

Patrick Berry
We have two slides and a flying fox and everything you can think of and the other one's more like, I don't know, I describe it like a treehouse.

Aaron Horne
Jungle Vase. I know. It's so funny. You asked me yesterday. I said, Which one do you like better? And I said, Oh, man, Rocketship for sure. But then as we delved into the tree house one, I was like, Oh, hang on a sec. Maybe my mind is changing.

Patrick Berry
The treehouse just look bigger.

And it's funny. See, I thought.

Patrick Berry
That as well.

Aaron Horne
I thought the rocket ship looked bigger for me. I was just like, Yeah. Rocketship zooming up into the space has got this. It's funny, though. We're obviously thinking from different sides of the fence with the age of our kids. Like, your kids might be way more interested in some of the older things. Whereas my son, when we got to the new park, there was no swing.

There was this new giant rope, things like that. Always the swing was like, Oh man, that thing.

Patrick Berry
Swings.

Aaron Horne
Basically. It was kind of like, Nah, let's go into the other new park. But being able to have the option for another new park is awesome. So just for real estate purposes, just so that we can kind of say that this is something worth talking about on the, on the property pod is that sense of community and, and bringing young families into an area.

Aaron Horne
So obviously Glenrock has already got a large young family across the demographic, but got to be good to have new parks.

Patrick Berry
No, definitely. And especially this mining moonshot like it's in a really central location of Moonah. It's right next door to the moon, a sports stadium. It's like a block and a half off the main drag where all the coffee shops and everything. Yeah, our favorite torus about Oh.

Aaron Horne
Well he's the one down the corner.

Patrick Berry
Like for those local businesses as well. They can pick up work from people saying let's grab a coffee, we'll go up to the park. Oh well.

Aaron Horne
And you have.

Patrick Berry
Lunch at Banjo's in Main Road, Moonah and then we can walk over the park and eat it. They're like, That's the cool part that Parks bring with families, I think.

Aaron Horne
Well, yeah, like we said, like it was absolutely gangbusters the other day at the brand new one on the day it opened. It's still getting a lot of traffic across as we're going through. So yeah, it's building this sense of like I live in a safe place. This is where I kind of want to let my kids grow up.

Aaron Horne
And the crazy thing is we're talking about how all the other ones where they were the same ones we were playing on when we were growing up. Yeah, I remember jumping off that top of that monkey bars or I remember Luke man doing this or that.

Patrick Berry
And then like, I have to think about that giant one down at Kingston that they've put into the bottom half of the old high school. Yeah. And all of the new accommodation in our building around that. So they've got all these townhouses going in.

Aaron Horne
Yeah. They look really nice.

Patrick Berry
So you've got all of a sudden these really built up sort of high density areas where there's going to be a lot of people living, plus the outdoor recreational space as well to be able to, I guess, enjoy that denser living but still have a space to go and enjoy. Like a backyard.

Aaron Horne
Yeah, exactly. Like I don't have the backyard because I'm living in kind of a townhouse. But this way we can still see the kids cross.

Patrick Berry
Exactly. In Glenorchy at the moment is going through the main road corridor and looking at allowing residential properties up to two stories head all through main road. Glenorchy providing there's a commercial building on the bottom.

Aaron Horne
Yeah, we spoke about this once, once before.

Patrick Berry
You know, if you're going to have a high density living, we've not as much backyard opportunity. You've got to have really good playgrounds and recreational spaces for people to go enjoy the weekend so that they can, you know, feel like they have a space to unwind.

Aaron Horne
Well, speaking of kind of the the medium density high density kind of areas just behind the four and four offices, your old man's building some units there, which I think eventually you guys are going to move into while your house is being do.

Patrick Berry
Yeah.

Aaron Horne
Yeah. Oh, is that hush hush.

Patrick Berry
Oh well I don't want my fans looking on.

Aaron Horne
Oh, you're coming to knocking on the doors.

Patrick Berry
Oh my clients stay in Bendigo. You can't come downstairs.

Aaron Horne
But yeah, I guess the option with that land could have been like our dwelling was there. It was pretty old. School got knocked down. It could have been like, Oh yeah, let's build just another house. But what you've done is created a space with more opportunities for more people to.

Patrick Berry
Yeah, it's not.

Aaron Horne
Even rent.

Patrick Berry
We've got three, three bedroom townhouses going in, but unfortunately as a result they don't have backyard. Their open space is a large deck on the front. Yeah. Which gets really good sun. So you can sit out there and relax, have a cup of tea.

Aaron Horne
Well, speaking of Subway, look directly at them every day while we're working and the sun is bouncing off the weatherboard.

Patrick Berry

Strike.

Patrick Berry
It. Sunglasses in my office desk now. But, you know, that's a great example of where people do want to be able to walk out the front door, be able to walk to a.

Aaron Horne
Park or a place by here.

Patrick Berry
Or, you know, you have the bike track, which is great. So you know, you can jump on your bike and go for a ride. You've got to have these different opportunities in the community to be able to get out and do things. You're just stuck in a concrete jungle. Well, these three units effectively. Well, yeah, they are.

Aaron Horne
But as you say, you're like you're literally on the main road, like it's it's 40 steps to the main road, which is then got your shopping centers and then play spaces like the Glenorchy pool. Everything is in walking distance of this thing. So that kind of idea of needing a car to get from A to B is kind of removed.

Aaron Horne
Yeah. So and it's that that space of creating more spaces for people to go. This is where I wanted to pivot from here. So this building idea is, you know.

Patrick Berry
If you're talking about parks and playgrounds, well.

Aaron Horne
I wanted one thing I want to know about parks is like, how much do they cost to build and put them together? But then that got me onto this idea of building materials. And you're looking to build in the future, you'll see, Oh, man has been building these places with the help of build homes, etc..

Patrick Berry
How expensive, how.

Aaron Horne
Expensive is it? And this is kind of where I wanted to get into kind of cost of building. Yeah. Currently. And how you can find that out as a person.

Patrick Berry
Definitely. So obviously there's a few subdivisions around and people love the idea of building a home and we've in the past spoken about how, you know, engaging a builder to help you design the plans and you hire them to build the property. Yeah, I guess the real question is how do you know if you're getting a good deal?

Aaron Horne
Yeah, exactly.

Patrick Berry
So when we talk building, we talk per square meter, right? So effectively what that means is if you've got a 100 square meter house that you're planning shows. Yeah. How much per square meter is it going to cost? So it's a number that normally is calculated and it might be $1,000 per square meter. So a hundred square meter house is going to be $100,000 to build.

Aaron Horne
Of course, but it can fluctuate kind of.

Patrick Berry
Definitely. This all depends on finish slant of the block, if it's level or if it's on a hill. Yeah, the soil test that comes back like there's a heap of variables that will determine that square meter. Right. But I guess for the average person thinking about buying a block of land, it's probably good to have a rough idea of what it might be.

Aaron Horne
At least you'd want a ballpark to be like, Oh, well, let's buy this block, let's build this thing like it's going to cost us 60 grand to build a house, and then you're so far off the number.

Patrick Berry
So I think there's a couple of important things to decide if you are going down that path of your choosing to build a build your own home. Yep. Is probably first start by attending open homes of pre-built homes. It doesn't matter if they're ten years old or brand new. Yeah, what you should be attending is going to figure out how big a home you think you need for your lifestyle.

Patrick Berry
Okay? Like, you know, four bedrooms, three bedrooms, two bedrooms for your family. Do you need a rumpus room or do you need a big garage? Like one of the features that a must haves in the house? Yep. And go look at some open homes that are like that to see, you know, would that space work for you and your family then roughly once you figure it out, you know, do I need 100 square feet in a house or do I need a 400 square meter house?

Patrick Berry
You know, that's going.

Aaron Horne
To change the price change drastically. Yeah.

Patrick Berry
So then once you've sort of figured out and look, it'll change, like you might think, Oh, I'm only like, Abby and I are going through this process at the moment. Yeah. And we said, Rightio, we don't want to build anything bigger than about two 8300 square meters. Ours is blowing out to about three 5360, I think. So It's a lot larger than what we had anticipated.

Patrick Berry
Yeah, but when we started working with our designer and our draftsman, a few things got changed and then the size had to change to make the layout work the way we wanted to work. So some of our rooms ended up a bit bigger than what we actually need them to be sure that it was the only way to make the jigsaw puzzle of the house come together.

Aaron Horne
Oh yeah, I can only imagine.

Patrick Berry
So I can only sort of start by just getting you to understand that everything's changeable and it's only working at a ballpark to see, you know, even if you're in the realm of choosing to build a property.

Aaron Horne
Yeah. And look, it's one of those things where I'm. I'm so far uneducated on that side of things as well. Like, it's like, Oh, I'd love to think, like, build my own home. Like, yeah, this would be great. This is how much it would cost.

Patrick Berry
So the view here is we actually got a, a little.

Aaron Horne
Less, a little collateral came in the newspaper.

Aaron Horne
Tax depreciation is one of our favorite things to talk about on that.

Patrick Berry
Unfortunately, John's on it, so we'll leave that for when John's here to enjoy because he really like to dive into that.

Aaron Horne
Actually, I will take that back. All that from Joy Tax. When we spoke to him, really entertaining was the insurance guy. We didn't like.

Patrick Berry
Our insurance guy you're listening to pick up you guys.

Aaron Horne
Yeah.

Patrick Berry
So like they've put together a really interesting little document I guess they look at every state across Australia and give you a idea of what it might cost per square meter. So to give you an example, you've got a three bedroom brick veneer home project, home on a level block, single level is the design, and then it says shelf design.

Patrick Berry
So for those that don't know, a shelf design is when you walk into Wilson Homes and one of those properties and you say, I like that house there, I'll have that. I'll have that on this block block of land, yeah. Official And so it doesn't always necessarily take into account where windows and where the sun is facing things like that.

Patrick Berry
They don't build the rooms around having natural light hitting certain areas.

Aaron Horne
Yeah it's just literally.

Patrick Berry
Cheaper is because Wilson Homes built this design all the time. They know exactly what it's going to cost to build, so they're able to, you know, cheapen it up.

Aaron Horne
And yeah you can mass produce a product that I know is really good and it hits all the marks.

Patrick Berry
Engineers know how to build it, so they therefore don't spend this on building it because they're not trying to solve problems.

Aaron Horne
Yeah, totally makes sense.

Patrick Berry
So he then goes into saying the level of finish like a low level. So that would be, you know, entry level investor type rain.

Aaron Horne
Yeah. You're not looking to have.

Patrick Berry
A, you know, a family that's buying their first home or, you know, getting into.

Aaron Horne
The bond of the finish to be a little bit better with a few little kind of nicer taps and nicer exact settings. Yeah.

Patrick Berry
But then you might go to a high end finish, which might be a better quality stoves and cooktops and appliances in the property. It might be ducted heating versus just a heat pump on the show. Yeah. So that's what they mean when they talk about low, medium or high. But this document sort of outlines, you know, $2,407 for a low sit out per square, made 2500 for medium, 3200 for a higher fit out on a home that is three bedroom level.

Aaron Horne
Yeah, for sure.

Patrick Berry
A single show, single design.

Aaron Horne
So so just human being here. The cost of building up higher is more expensive. Is more expensive. So the idea of the ones that are being built at the back might cost you a bit more, but you can maybe fit more onto the block because you're doing it that way.

Patrick Berry
One of the main reasons why a double storey home is more expensive than a single storey home is scaffolding. Social scaffolding is an expense that can be on site for ages and you rent that out at a certain rate. So scaffolding can be a more expensive aspect. Once you go to double storey, you have to start enforcing the floor with extra steel.

Patrick Berry
The foundations have to be stronger. So there's not only is me more steel in the concrete when they do the footings. Yep. So there's different things like that that add to the cost of building a two story home versus a single storey home.

Aaron Horne
Totally makes sense. It one thing I had in Roger graduate sign, I was like, Oh, of course, that's kind of a.

Patrick Berry
So the interesting thing about this is they talk about four bedroom, three bedroom, architecturally designed homes are they're going to unit cost versus townhouse cost versus how homes. And so they've actually got a website which is BMT US dot com dot EU forward slash cost desk Now I'll get out and put them.

Why am I doing this?

Patrick Berry
But it's really cool. You can basically go in there, select the type of finish you are expecting your home to be, and then putting the size of what you think the home is going to be in order to spit out the cost of what it should cost to build. Yeah, now that's not set in stone, but it means if you're then talking to one of the building companies here in Hobart, getting quotes from them and say their $50,000 difference to what this calculator.

Aaron Horne
Yeah, for sure.

Patrick Berry
It might be a red flag to ask a few more questions as to why is this dearer. It's probably a logical reason for it, but it's good to head out.

Aaron Horne
It's good to have that. AS Yeah, yeah. And like I know you kind of were looking at the thing and said you al-Mansour know your stuff, but you've said to your man who's built plenty of places across the journey, across years and years, you're like, how accurate do you think this is? And he's kind of had to fiddle with it.

Aaron Horne
And he said, Yeah, it's pretty, pretty bang on.

Patrick Berry
Yeah. And the reason I think this is worthwhile playing with before you even get to a building stage is just to make sure that you're comfortable. We've bought a new home costs versus buying something established. Yeah. So as I write back, we haven't even bought a block land yet.

Aaron Horne
But you're in the planning phases.

Patrick Berry
Were like, Geez, I'd love to build my own home. I want.

Aaron Horne
To. It's always been my dream. Yep.

Patrick Berry
You know, this is a great tool for you to be able to just figure out a rough cost and then you can say, Rightio, including the land, I'm going to be up to this. So is that the best choice or are there options of finished homes that are maybe five or six years old that you can get into quicker?

Patrick Berry
You don't have the stress of building, but maybe they fit 85, 95% of the appraisal?

Aaron Horne
Yeah, 100%. Yeah.

Patrick Berry
So not saying that you shouldn't look into building, I'm just saying that this is a great tool to help you better understand if it's something that you can, you can do or not.

Aaron Horne
Yeah. Yeah. No, look, it's really cool. It's one of those things where it rises on your desk. It's a bit of collateral that kind of is could literally be landed into the filing cabinet in the need to be. Exactly. Oh, that's I was going to say I could quite easily slot into there look back.

Patrick Berry
At a lie. I get a brochure that says tax depreciation is something that I'm ready to and to be honest.

Aaron Horne
If I die, look, it's cool. It's it's something that we've looked into. We didn't really plan on talking about it too much. But you had it on your desk as it triggered. We talked about that in the podcast. So yeah, it's just as interesting as playgrounds. So yeah, you brought tax depreciation calculators. I brought playgrounds to the table.

Patrick Berry

So the building site where we've got a lot of sort of things happening at the moment, really excited of what we're going to be bringing to the table over the next couple of months.

Yeah, well, even just I went on my first property tour, I think I scared some of the agents out, like what we got on someone else to compete with. I went along and just to say the excitement on the team of the sales team kind of with a bunch of the properties that are coming through the market feels like you're getting you had a multiple offers on two properties this week.

Patrick Berry
Yeah, and I'm getting three on one today. So there's definitely seems to be a bit of buzz around. Yeah, a lot of people will try and tell you that the market's crashing and that you should drop your price. Yeah, I think if it is priced correctly to begin with then there is ample inquiries. Yeah. One that I'm getting three offers on today has had 36 offers since Friday, so.
