hello, Southern Nevada, and welcome to the Southern Nevada Real Estate Show, and as always, I'm your host Regana. This is your go-to real estate show, where we keep it real about real estate, and I am with Coldwell Banker Premier Realty. So, whether you're in renting, investing, or dreaming of owning your first home, you're in the right place and the right radio station this morning. And I've been, as I've told before on previous shows, I have been a licensed real estate professional since 1991 also a full-time real estate professional, and what that means for you is you will get my undivided attention, because this is all I do. I live and breathe real estate, and some of my credentials are I am a quality service award winner, and I am a member of the Veterans Association of real estate professionals. So, good morning again, everyone. And I thought today's topic would be home matters, which it really, really does. And welcome to the Home Matters show, where real estate is not just about houses, everyone, it's about people, families, dreams, transitions, and creating a bit of stability in, let's face it, uncertain times, and I have over 30 years of full-time experience helping buyers and sellers successfully navigate every kind of market imaginable, you can't imagine what I've seen in over 30 years. And today I want to talk directly to the people sitting on the fence right now. You know who you are. You know these are the people that's wondering out there. Should I wait? Is this the right time? What if prices drop, and I already purchased? What if interest rates change? What if I make the wrong move, and maybe most importantly, here it comes. What if I'm just scared? Because if we're really being honest, many people are feeling uncertain right now. The world has changed kind of overnight, and the economy feels somewhat unpredictable. People are cautious with their money, and buying or selling a home can feel emotionally overwhelming. But today I want to give you clarity, perspective, and hope, because sometimes the biggest financial mistakes people make are the opportunities they waited too long to take. Think about that now. Fear is normal. Let me just start by saying that if you feel hesitant right now, you're not alone. I talk to buyers every single week, who say maybe I should wait another year, and I talk to sellers who say I don't know if now is the right time to sell my home, but here's something important I've learned after more than three decades in real estate here, all here in Southern Nevada, perfect timing rarely exists, not just in real estate, but in whatever you're pursuing in general. There will always be headlines, there will always be elections, there will always be economic concerns, and there will always be reasons people think that you know they should wait, and you know, but life doesn't wait. Families grow, children need stability with a yard and a home. Retirement approaches, job relocations happen, marriages happen, divorces happen, parents age, dreams evolve, and many times what people truly need isn't perfect timing, what they need is the right strategy, the right guidance, and the right representation. That's where experience truly matters, and here's why this market can actually favor buyers. Dollars, this current Southern Nevada market has created some opportunities for buyers that we simply did not see, say, during the frenzy of the past few years. Remember, you guys, do you remember when buyers had to, for example, compete against 20 offers or more, waive home inspections, overpay, even beg sellers to accept their contract, and remove buyer protections in the offer contract just to compete. I mean, that's simply crazy, right? And that was also emotionally exhausting. Now, let's talk about today. Buyers often have negotiating power again, and that's huge right now. Buyers may have opportunities to negotiate price reductions, ask for closing cost assistance, negotiate interest rate buy downs, even request repairs, have time to actually think before making decisions on the home that they purchase, and avoid some of the intense bidding wars we previously saw that created that creates that creates leverage, and leverage creates opportunity, and many buyers are so focused on interest rates that they forget something important, more like the big picture, that they can actually refinance the interest rate later, but you can't always go back in time and buy at yesterday's prices, something to think about, and historically, when rates eventually decrease, you know, competition and bidding tends to increase dramatically, and then what happens then? More buyers flood the market, multiple offers return, prices often rise, negotiating power weakens, so waiting for perfect conditions can many times cost buyers far more in the long run. Now, let's talk about the cost of waiting. I've seen this happen many times over my 30 years in real estate. Someone waits and waits and waits, and then suddenly prices rise, inventory of home shrinks, competition increases, and affordability actually becomes harder, and many people think waiting automatically protects them, and sometimes waiting actually creates more risk, especially in US in Southern Nevada, that continues attracting people like retirees, investors, remote workers, military families, those Californians that are relocation by the by dozens, and people seeking lower taxes and lifestyle advantages, and Southern Nevada remains, you know, a desirable place to live. I love it here. And long-term real estate ownership has historically been one of the strongest paths towards building wealth and stability. Now, I would like to talk about sellers, more important sellers who are afraid. I want to speak to homeowners thinking about selling. Many sellers feel nervous because they hear the market is slowed, but slower does not mean bad necessarily. It means strategy. Strategy matters more. This is where professional representation becomes super critical in a shifting market. Pricing correctly definitely matters right now. Presentation of how the home is showing matters. Marketing really matters. Negotiation matters. Communication. communication matters, and this is exactly why experience matters. Not every real estate professional has navigated multiple market cycles well. I have. I've seen a lot over 30 years full time, and real estate has taught me how to adapt, negotiate, problem solve, calm fears, protect clients, very important, and guide people through changing markets successfully. And one thing my clients consistently tell me is this: I make the process feel lighter, less stressful, less confusing, less overwhelming, because I believe people deserve honesty, transparency, communication, patience, and genuine care. Real estate is an emotional process, and people are. Trusting you with major life decisions, you know they're trusting me actually with major life decisions, and any real estate professional with major life decisions, and they deserve someone who treats that responsibility seriously, and I do take my career very seriously, and you know, let's talk about why full service representation matters. Okay, this is something very important. Not all real estate service is the same. Some agents focus primarily on volume, some discount prices and their services, and they don't offer much service at all, but true full service representation matters now more than ever. When you hire me, you're not just hiring someone to unlock doors or put a sign in the yard, you're hiring a person that has over 30 years of real world negotiation experience, deep market knowledge, contract experience, pricing strategy, problem solving ability, and someone who genuinely protects your interests. I gla, I guide clients through traditional sales, first time home purchases, luxury homes, new construction, land investment properties, 1031 exchanges, relocations, military moves, and complex situations that require skill and experience, and I believe communication changes everything. People deserve to feel informed, not pressured, not confused, not abandoned. I believe in transparency. I believe in educating my clients, and I believe a real estate transaction should feel exciting and happy, and not terrifying. And a message to first-time buyers: if you are renting right now, many renters believe home ownership is impossible, but sometimes what they truly lack is information and guidance. There are loan programs, there may be down payment assistant options, and there are strategies many people simply don't know exist, and sometimes buyers disqualify themselves before even speaking with a knowledgeable professional, so don't make assumptions about what's possible for you. Let's have the conversation. You, you may be far closer to home ownership than you realize. And here's the honest truth: your first home does not need to be your forever home, it's your starting point, and real estate wealth is often built step by step over time. Now let's step away from the numbers for a moment, because home ownership is not only financial, it's extremely emotional, it's security, stability, family dinners, holiday memories, children growing up in that home that you purchased. Okay, and you know, a backyard barbecue, decorating for Christmas, building some roots with your family, and creating a life for you and your family. A home becomes part of your individual story, and let me tell you something. Helping people through those life moments is something I never take for granted. After over 30 years in this business, I still genuinely love helping people. I love seeing buyers get their keys. I love helping families move into their next chapter of their life. I love reducing stress for people who feel overwhelmed, because behind every transaction is a human being, and people deserve kindness and guidance during major life transitions, and let's talk about something else. I know I'm kind of flip flopping, but you know, let's talk about why Southern Nevada continues to attract people. So, Southern Nevada continues to offer some incredible advantages. We offer lifestyle lifestyle, entertainment, dining, outdoor recreation, business growth. Tax advantages - we can't, you know, forget those tax advantages, especially if you come from places like California or New York, right? And relatively affordable. Housing compared to many surrounding states, like California, people continue moving here for opportunity and quality of life, and despite market fluctuations, real estate here continues, continues to play a major role in long-term wealth building, and the people who typically benefit the most from real estate are not the people who perfectly time the market. It's actually the people who took action with a smart long term strategy. Now I'm going to switch gears again, and I hope I'm giving the audience a little information, that at least a small bits and pieces of what they can use this morning, and again, my number is 702-596-1267 that 702-596-1267 If you'd like more information, now I am going to switch gears and get into the real estate stats for April in Southern Nevada, and then I will come back to the remainder of the show afterwards, and I do this every month, and my research comes from the Greater Las Vegas Association of Realtors, better known as the Las Vegas Realtor Association, and it's for resale homes, not new construction. So, let's get started. So, there were 2110 homes that sold in April. $473,875 was the median price of a single family home that sold. 3588 was the number of new single family home listings. $525,000 was the median price of all new resale single family home listings. $564,235 $164,235 is the median price of all available single family home listings, both new and not new on the market combined, excluding offers, and 56.8% of all single family home listings went from available to under contract with a buyer in 30 days or less, so things are still selling. Some percentages take a little longer, but we still have homes that you know are moving now. I'm switching to resell townhomes and condos combined for the month of April. There were 533 con condos and town homes combined that sold 290,000 was the median price of units sold. 1027 was the number of all resale condos and townhome listings available combined. $289,750 was the median price of all newly available resale condos and townhome listings combined, and $274,900 is the median price of all available resale condos and town homes combined, both new and not new on the market altogether, excluding offers, and 49.2% of all resale condos and town homes combined went from available to under contract with the buyer in 30 days or less. So, there is still hope, and price and presentation are your main factors to be in that percentage of homes sold within that first 30 calendar days, so my final thoughts is, if you're feeling uncertain right now, and you know who you are, I want to leave you with this fear is normal, but fear should not permanently stop you from building the life you want. Sometimes the biggest breakthroughs happen after the hardest decisions, and you do not have to navigate this market alone, whether you are buying your first home, selling a long time family property, downsizing, relocating, or simply exploring your options. Having the right representation matters. And again, experience matters. Who you hire matters. Integrity matters. Transparency matters. And above all, communications, the key, and that definitely matters, and I can truly say, after being in the real estate business full time here, all here in Southern Nevada, for over 30 years, I can confidently say this: there is still opportunity. In this market, but strategy is the key, and this strategy matters more than ever.
