As an insurance professional, I get to talk to people like yourself that's listening to this program, sit down with them discuss their insurance concerns. And why is that so important? Because you need to know what you're paying for. And I said that before in my shows, I find so many times when I talk to people, they have no idea what they're paying for it get this bill in the month every month and I pay it or it comes directly out of my checking account. And I pay it and I have full coverage on my auto and I don't know exactly what my coverage is on my house, but I know I'm covered.

And what type of life insurance you have. I don't know. I don't know if I have term a whole life. Why would you pay for something and you don't know what you're paying for? It's like going to the grocery store with a blindfold on. It really is you just picking up items you don't know what you have to check out and you get a bill. And you know and you just you still don't know what you have because you got the blindfold on when you're checking out. You just given me a debit card. And that's it. Because you're buying insurance blind when you don't know what you're paying for. Does that make sense? Think about it. You're a homeowner, how much homeowner's coverage do you have on your house? It does your homeowners insurance policy cover water losses. If it doesn't cover water losses, then you can have a problem. If you have a flood or if your hot water heater breaks. your water heater breaks that's a messy, messy clean, it is messy. The water good flows everywhere. Now if you have a washing machine inside your home, the lines break on your washing machine. Are you covered for Water Damage? These are things you need to know about your homeowners insurance. If you are a renter, do you have renter's insurance, I was important to have renter's insurance, because if you cause a fire in your landlords property, they can come after you personally. And now renter's insurance should be required by all landlords, you must carry renter's insurance and live in my property and I must be added on as an additional named insured just in case something happens to you. In the case of a fire or you know a loss they can file a claim. And now also they can look and see if the premium is being paid on the policy. And love to talk to you love to sit down and have a conversation just about a couple of things we just talked about. You know desert a couple of things. We talked about what I find in this city in our valley here. Most of these homes are underinsured. They're underinsured. In other words, we don't go by the value of your home. We go by the replacement cost of your home what it costs to replace your house on a loss. So if you have a total loss, and some of you do have these total losses expecially around the Fourth of July, which were no near that were over the Fourth of July, but the holidays are coming up and usually there's a lot of accidents that happen during the holidays people you know they have fires during the holidays unfortunately they do. They overcook I guess I don't know what's going on but people have fires don't holidays and you have a total loss and everything has gone up in flames. And now you find out you have cut rate insurance on your homeowners policy. It doesn't cover a lot you have a high deductible. Does it cover it view if you do have a fire and you have to be relocated, doesn't cover loss of use, loss of use, what does that mean? This is why you need an insurance review, no obligation reviews, what's going on with you and go over all your insurance policies, your home your auto, yes, in your life insurance, loss of use, it means when you do have a damage to your property, and you can't live there, for an instance, to fire, let's say, for an example of fire, you have a fire, you can't live there, you have to be, you know, have some other shelter somewhere. So what the insurance companies do, they're gonna give you an allowance every single month, why you can't live in your home while the company is in there to rebuild your home, you know, so they're in they're rebuilding your home, you don't want to be around all the construction, you can't be because they're tan walls out. So you live in an apartment or wherever you live for a few months until your home is done. And then you move back in. Now your loss of use is like an allowance they give you every single month, that's enough to cover your expenses. So you won't have rent, and also a whole house payment, rent and a house payment. So you know, just imagine if you if you did have cut rate insurance, and you did not have a loss of use endorsement on your home. And normally I should say this, most insurance policies do come with loss of use on a homeowner's insurance policy. But just in case you don't, you will find out quickly that he wasn't fully covered because he was looking for the lowest cost insurance. This is what insurance agents do what I do not practice. I don't believe in it. And some companies will offer this too. They'll offer you the basic policy plan. They offer you the basic policy plan, they want to endorse water losses, maybe not loss of use to keep your payment low your premium payment low because you're trying to qualify to get this home. But you find out quickly, when you have a claim to pink, you have a claim to make. And all of a sudden you realize that the coverages that you have is not sufficient. This is why we need an insurance review. I go over line by line your policies that you have that and they explain these policies to you in a way that you never been talked to before. Now, when you use you get these policies, a lot of times to you by by way of phone, you pick up the phone and you call your insurance agent or a company and say okay, I need insurance, or you go online and you buy the policy yourself. You know, it's just like it's not it's not like you know putting gas in your car. It's a lot more moving parts in it. It's real similar for gas in your car, you open the cap, you put your credit card in, you you you know you fill your car up or give yourself a half a tank and whatever you can afford and you you know and you stop and stop the pump and you put it back on. On and and you know you're on your way. Pretty much not like that with insurance. You have to know what you're doing. If you think about it like this, if you buy insurance that way online, and then you have a loss and then you wonder well how come this is not covered that comes out that's not covered. Because there are endorsements to put on an insurance policy. Expressing homeowners we can include endorsements and as some people find that this is most common. If you have a lot of jewelry, your jewelry is not covered. Is only covered up to a you know a maximum maybe $5,000 on the policy. But if you have a $5,000 deductible and I've seen those $5,000 deductibles, then your jewelry is pretty much not covered. Well that's not because you have a $5,000 deductible. But if you have $1,000 deductible and you have a loss of $5,000 in jewelry, then you then you're going to receive a settlement around about $4,000 on average. Let's say that on for up to $4,000 because you have $1,000 deductible the maximum you have on your jewelry is $5,000. There's another well I have $20,000 with the jewelry, how come it is not all covered because it was all stolen. Because you need to endorse your policy for $20,000 with the jewelry and to get a $20,000 endorsement for your jewelry. You may have to have an appraisal on your jewelry so that may cost you money too as well. Or you know, you can get an endorsed or you can get a appraisal somewhere. I don't know maybe a jeweler would give you appraisal without charging you. And then you can tell the insurance company I do have an appraisal. They go on to show proof of that to give you that endorsement on your homeowners insurance policy or your renter's insurance policy to cover the loss up to $20,000 If there's a theft, or you know if you misplace it, it's called mysterious disappearance. That's when you go wash your hands and you forget to put your ring on it. Oh my God, my ring I had to go back to the bathroom and it's gone. If that happens quite often, that's called mysterious disappearance. No, you just lost your ring, really. But you know, people do file claims against that. And they get it, sometimes they're compensated. This is why when you have an endorsement on your policy, it does cost a little extra, but it's worth it. It is truly worth it is not that expensive, but it covers you for losses. When you buy insurance, you just buying protection. He does barn protection, you know, I watch these old gangster movies. And these guys, they just, you know, they offer protection. That's all they do. You know, those movies back in the day, we used to watch the godfathers and all those movies and, you know, the Goodfellas, and only thing they do is offer protection for the for the people that they protect. I will make it all but you can refuse to protect your family.

But this is what they do. But the insurance company does it a lot differently. We don't beat you up just in case you came pay. Well, we do. We do collect a premium annually monthly or however you want to pay it. And then when there is a loss, then we have to act, we have to come to your aid. And to make sure that you know you put back together. And don't be surprised if you don't have you know the coverages that cover certain items. And I'm bringing this conversation up today. Because lately I've been quoting homeowners policies, people are buying homes, they're refinancing. And you know, I look at their policies. And I find most people are underinsured and in the valley. Now we do not go by the value of your home we go by the replacement cost of the home, including replacement costs, building materials, and labor. Yes, we gotta include labor because you know, these people now don't want low skilled labor. They want a lot of money per hour to do what they do. They're skilled and they want to get paid. So all that is included in the cost of purchasing homeowner's insurance. renter's insurance is included in our renter's insurance acts is a little different, because your landlord is not going to protect your personal property. You cannot call your landlord without any renter's insurance policies. Hey, you know, somebody broke up my home and stole my $5,000 What did you are you? Are you covering that? No, no, I do not cover that. As a landlord. My my coverage is is the product, the property that's in the home when you rented the refrigerator, the washer or the dryer. Items like that are you know that's that's the landlord's personal property. The landlord is not covering your personal property as a renter. So if you do have a break in your landlord is not responsible. Keep that in mind. And if you are a landlord, encourage your tenants to get renters insurance. renter's insurance is not that expensive. However, it protects you, and also protects your tenant. Now, if you're attending as a pit bull or Rottweiler, you know me you may want to rethink that. Because a lot of insurance companies, we're talking about homeowners and auto, excuse me, homeowners and renters will not cover if you have a pit bull, or Rottweiler, and that those dogs go out and buy someone and that they want to sue you or file a claim against your policy to be compensated for all the shots. They have to take the dog bites at they have to get stitches. I mean, whatever the wounds they have as a result of the dog buy or even a dog fight. You know, they'll file a claim against your homeowner's insurance policy. And you quickly find out because you picked them up you pick up that cute little Pitbull, and you call them fluffy. And fluffy is mean. Now you can you know you can name your dogs, whatever you want to name your dogs. I like dogs. I used to have a couple of dogs. Yeah, I used to have a couple of dogs but I don't have any dogs today. They're like children, you know, you gotta they need a lot of attention. I live alone and so I've had dogs need a lot, a lot of attention. And I just I just don't have time. But I like dogs I really do. But if your dog is one of those vicious dogs, a pit bull or a Rottweiler, they go out and bite someone you could be liable for damages. And it's a special time of the year for all of us, you know, the holidays, you know, families get together, they sit down, have a conversation at the table. You know, the world, Thanksgiving is just around the corner. Everybody's sitting around eating, eating, watching football and having a good time, and celebrating the coming together of families and the special occasion the holidays, this is a good time to talk about life insurance to your family members. It truly is. Well, you know, you have an opportunity to find out whether your uncles, your grandparents, or even your parents have life insurance. Why is that important? Because you could be the one paying for their final expenses. You're the one could go in debt, if they don't have any coverage at all. And I know what they can say, I don't want to talk about that right now is the holiday season. I don't want to talk about it. But when is a good time we can say no, I'm talking about I'm not busy. Tomorrow is Friday. You know, you fool a pie and you full of food and everything else. Let's talk about this tomorrow. Well, tomorrow is not a good idea. When can we talk about it? And be you know, a matter of fact about it? Because you want to know mom? If Do you have a life insurance policy? Dad? Do you have one? No, son, you know, I don't want to talk about that. Right? Why? Why are you worried about that? Because I may have to be the one to pay for your final expenses. And you know, there's gonna be a blah, don't worry about it, why should not worry about it, you'd give me a good reason why should not worry about it, you don't have life insurance, my name is not on a checking account, my name is not on your savings account, I don't have access to enter your euro euro into your accounts. So why you telling me I shouldn't worry about it. Now, I suggest this, if that's happening to you, you really need to talk to your parents to get in, get them in to see me less than I don't have an appointment. So we can make some arrangements so they can have some life insurance for their final expenses. We don't want your parents to go anywhere for a very, very long time. We don't want you to go anywhere, for a very, very long time. But I'd say it is when that day comes and it comes for all of us is a tough time for everybody. It truly is. It's a tough time for everyone. Because you don't have time to grieve, you don't have time to think you just lost your mother, you lost your dad or even a son or child. You don't have time to grieve because you just oh my goodness, I can't believe this. This just happened. We will just sit in the ground together with for Thanksgiving. And now this has happened now we will we're going to do now now family members, I'm gonna tell you exactly what happens. I've seen this many times since 1996. Families come together and have a family get together and they say well, you know, we lost a loved one. And what are we gonna do? How much is it to bury them? Well, you know, I went to the funeral home and it's about $15,000. You know, that's just the beginning. What do you mean as a beginner? Well, you know, the repairs, we have to pay for the repast who was well, uh, how much is that? Oh, that's gonna be around about $3,000 You know, because, you know, Uncle Joe knew a lot of people and he didn't have any insurance, no life insurance at all. And we tourists also couldn't find a policy and he lived alone but he you know, he drove nice cars and he would nice clothes and you know, he was drinking Hennessy. You know, did top shelf liquor, you know, when he when he when he when he did drink, you always laugh and I always have a big smile on his face. But he had no life insurance, and he refused to talk about it whenever I brought up the conversation. And now we face it with the with the reality to bury Uncle Joe. This happens every day, by the way, no money to bury Uncle Joe. How much can we collect together as a family to take care of a family member? Well, let's say you have a room full of people, let's say 10 to 10 people in the area all talking about it is only going to be two of you are going to be responsible to bear on Joe. That's what happens or just even just one of you. Now say two of you because that's a husband and wife got to take take up the responsibility. I receive calls all the time about this and I see it happening all the time. I've been an insurance professional since 1996. This happens quite often. Daily, everywhere, not only in Vegas, but all over the cross country probably all over the world. People don't have the money to bury the loved ones they just don't go fund me is and asking for donation that is very embarrassing. We need to take up a donation The barrel job. So they put the jars all over the all over town and, you know, places he used to go to and ask ask the church for money in the church, God is not going to give you any money. Now they'll pray for your family members. They might say, you know, you can use the hall over there for the repairs because he was a member of the church. But no, we're not gonna pay for it. I think about it. Now, the church is responsible for people burying them know, the church that didn't have funds like that. Now, most churches don't. Now there are some mega churches out there may have a burial fund. But I know most churches.

I know most churches don't think about it if if they're three funerals a month at a church, and that's a low number, by the way. And every funeral costs about $15,000. That's $45,000 a month for churches to have a burial fund. They just can't afford it. So you can't go to church and say, you know, they didn't help you out a little bit. But not too much. Not too much. They're not in business to put but you know, have a burial have fun if they do. That's a big multimillion dollar church. But most churches are just, you know, they have, they have what they have, they give the Lord's word and, uh, you know, it does barely survive, and so don't don't think the church is gonna bury, or here's another one I get all the time. I'm a veteran, the VA a very mean, no, they won't. Now the VA will give you a plot out on the cemetery at Boulder City, for the opening the closing and also the headstone. They'll provide that for you. Now what the VA will do is offer you a life insurance policy. But with the VA, the only thing about those are life insurance policy, you cannot live those policies, or those policies get very expensive. Now, I'm a veteran, I could talk about this freely because I've seen these policies, and they start off at a very, very low cost of first, and then again, they get very expensive as you get older, and then the face amount as you get a certain age, maybe 7580. Definitely set by 75. The face amount reduces downloads 10,000 though, and most cases down to $10,000. Now that's not a whole lot you can do with $10,000. But the premiums are kind of high. The premiums are kind of high. Get yourself a life insurance policy to cover the burial that covers all those extra expenses. Everybody will have the car payments is going to continue to come in if you don't have a car payment and car insurance is still going to continue to come in. The utility bills will still continue to come in water gas, cable TV kimono cable TV, I remember when TV was free. But now we have to pay for TV like it's a utility. Wow, we got HBO Showtime, I have all these channels, but no life insurance. Does that make sense? Now if you are willing to pay for car insurance, you should be willing to pay for life insurance. If you are as if you are a smoker, you know cut your smoking in half. So you can't afford a life insurance policy. It'll do your body a lot of good your body will appreciate if you reduced the intake of some cigarettes. If you say to yourself, well I can't afford a life insurance policy because you know, the only advice I have is I smoke cigarettes but the cause is cigarettes today is extremely expensive. Very expensive. You get to go to the store and you get to fill up in a carton of cigarettes. Oh my God, that's a very expensive trip to the store. Right around the corner. Very expensive trip. And uh, you know what I'm talking about. I don't smoke. So you know, I don't have but I see the cost of a carton of cigarettes. I'm looking for any day to go into a store and say is a carton of cigarettes we finance put your cigarettes on layaway. That can happen that is simply that can happen one day, all the costs of cigarettes so much I had to put my cigarettes on layaway. I just got my card now to Leila who I could smoke now. You just got your carton of cigarettes out of layaway. But the cigarettes in the gas when you know everything else has gotten very expensive. And I get it. I do. But what is consistent, I mean you could do it on a lot of things. You come to compromise we always compromise. You know the other day I was in a grocery store I said you know, let me give me four lemons and give me some other items. I'll cut it down to two litems and two lemons and some other and less items that I was going to pick up because I'm looking at the prices of everything. I'm looking at the prices everything and I found this deli not too far from my home and the grocery store that you knows what it costs for me to cook this and the time I can buy food from the deli go home and eat very healthy. And you know and I cook and just the cleanup is easy. One play put my food on a plate eat it and I can eat it for a couple of days which is nice because I found a way to compromise it to reduce my cost my bad my daily expenses. Now if you go to the casino, and a lot of you do this listening to this program right now you probably say oh you know it's eight o'clock in the morning I'm hit the casino. This gang I'll be on and you go that money in that slot machine? Are you gonna put that money into poker machine? And how much are you really gonna win? I mean, I don't know, Vegas was not built on winners. I was born and raised in Vegas, I've seen this town grow from a little bitty town to what it is today. Oh, my God, look at it. We probably have over 3 million people living here. You need life insurance in your life, you really do because you spend money on other things. This is my whole point. Life insurance really does not start at 995. It just really doesn't. For most people. You know that's a nice little quick gimmick that gets you to pick up the phone and call them. But how much you can get for 995. Today, you can get two gallons of gas for 995. Barely. If you if you fill it up with premium. No you can. So how would you expect to get a $15,000 life insurance policy for 995 or $10,000 for 995 a month? It just doesn't work that way. Then you're in your 70s I've had people call me and ask me to. I asked why I'm bringing it up. This Hey, can you beat that 995 plan so how much insurance you think you can get for 995? Oh, I don't know about 10,000. What did that cover? A lot of you too, are purchasing these accidental only life insurance policies. I cannot stress enough on my shows. DO NOT PURCHASE accidental only life insurance. You're throwing your money away. Agent since I've been an insurance agent since 1990. Cigna has a very long term. I've never known one accidental only life insurance policy to pay out. Come on now. And as seniors they target you all the time. And I know you say where they came from this company and I know that company I see them on TV all the time. Do not trust that.
