And today, I would like to talk about, first of all, transparency in business or even personal relationships. You know, in order for a business or personal relationship to work, you have to be transparent about everything. If the person you're dealing with does not trust you, trust you for business or a personal relationship, everything is going to be doomed to fail. This is why I promise all my clients that I will always be transparent and honest with them and all my dealings with them. This is why my past clients come back to me, because they know they do not have to worry or be stressed out about their real estate transactions, because I'm always in their corner and will always explain everything in detail with them, so that there shouldn't be any misunderstandings. I go through contracts in complete details so that my clients understand everything that they are signing. This is why my accountability and integrity standards are always so high. On another note, there is so much growth happening here in Southern Nevada. Now, on another note, regarding presidential election years and real estate values, I know there are some that are listening to my show this morning that are hesitant about purchasing or selling a home because of the concern that home prices will come down during an election year. Well, let me tell you the listeners something factual, home prices are pretty resilient. They generally rise year over year, regardless of elections. The latest data from the National Association of REALTORS shows after after seven of the last eight presidential elections, home prices actually increased the following year. So if you're concerned about your home losing value because of an election, you can rest easy knowing prices rise after most presidential elections, I will now like to ask the listeners out there, is there anyone listening to my show this morning that wants to sell their rental property? Now, did you know that you will have to pay capital gain taxes after selling your rental unless you perform what we call a 10. 31 exchange, yes, for all you landlords out there that have not ever sold a rental property before, I am making you aware of the consequences of several $1,000 of capital gain tax you would have to pay if you do not perform a 1031 exchange. However, it's only four years old and is still under the builder's structural warranty, plus the sellers are paying for an additional one year home warranty for mechanical type breakdowns for the home. So it's just like purchasing a brand new home, but better, because it comes with all the extras that you don't get with buying a new construction home, unless you pay for it, extras like plantation shutters throughout the home, upgraded backsplash, upgraded sink in the kitchen, upgraded fixtures in the kitchen and in all the bathrooms. Pendant Lights in this kitchen, stainless steel appliances. The refrigerator in the kitchen stays under cabinet. Lighting even has a remote control shade on the back sliding door. Ceiling fans in every room. For anyone that may not have listened to my show before, I always let the listeners know that knowledge is power, and the more knowledge you have about the current Southern Nevada Real Estate. Market, the better you are in a position to make an informed decision on if now is a good time to sell or purchase a home. So here are the real estate stats for August in Southern Nevada. Number one, there were 2138 single family homes that sold in August. Number two, $476,875 was the median price of the single family homes that sold. Number three, there were 3153 new single family homes listed. Number four, $520,000 was the median list price for new listings in August. Number five, 5268 is the total number of all single family homes available, excluding offers. Number Six, $550,000 is the median price of all single family homes available excluding offers. Now 66.8% of all single family homes went from available to being in a contract with a buyer in 30 days or less. Now let's switch over to condos and townhouses. There were 573 condos and townhome combined that sold in August. Number nine, $292,000 was the median sales price of all condos and townhomes combined. Number 10, there were 897 new listings of condos and townhomes combined. Number 11, $299,900 is the median price of all the new condo and townhome listings combined. Number 1216, 140 is the number of all available condos and townhomes combined, both new and not new on the market for the month of August, excluding offers. Number 13, $285,000 is the median price of all available condos and townhouses combined that are both new and not new on the market, excluding offers now 61.1% of all condos and townhomes combined that sold went from being available to under contract with the buyer in 30 days or less. So if you're thinking, Oh, I'm going to wait to purchase till after election, because maybe prices are going to dive well, statistics shows that that probably will not be the case, unless something really super unusual happens for this year. And for all you listeners out there that are on the fence saying, Hmm, is it a good time to buy? Is it a good time to sell? Well, knowledge is power. I know if you're not really into real estate, it could bore some of the listeners out there. I've had loan officers, I've had appraisers, I've had top manager at a title company. I've had a 1031 exchange manager at a title company. I've even had a Feng Shui master. If you're into feng shui, everyone that I've had is very dedicated to their field, and it's just to further gain your knowledge of everything that has to do with real estate. And I can truly say, over the years, I've been there, I've seen and heard just about everything you really get to know a person when you're dealing with their houses and their finances. Sometimes I know more than I should about my customers, but it's totally confidential, of course, and I do wear many hats. Sometime I'm wearing my psychologist hat. At some time, I'm worrying, even though I'm not a loan officer, I know a lot of things about financing from just being around my loan officer, because she's very dedicated in her field and has many, several years of experience, just like I do. And not every loan is for everybody, and not all. First time homebuyer programs are for everybody. Some of those programs, they go by ZIP codes. You may not want that zip code. Maybe you do, maybe you don't. Some of them have income limitations. Some of them may appear to say they're giving you, like, free money. But really, is there really free money in this life? A lot of those the interest rate is a bit higher, or many times. There could be something like a silent second mortgage that you don't have to pay on every month, but when you sell the home, you have to pay it off. So you have to kind of read between the lines. And I do have good financial loan officers that can guide you, depending on your situation, it would be who I would recommend to you for the financing. Now, if you're a veteran, veterans have some of the best deals right now. Interest rates are super low for a veteran, and also I don't there may be some veterans out there that may not know they can get in with no down payment, and that's a true no down payment and with a better than average interest rate, a lot of times better than conventional or FHA rates right now, if you like more information on anything I just mentioned to you again, my number is 702-596-1267, that's 702596 702-596-1267,

how about this weather? Anything under 100 degrees? I think I'll take it. What about you guys starting to cool down? You know, I love I love the summer for the day, staying daylight longer. I love having daylight still at around eight o'clock in the evening. That's the only downside to winter is that I don't mind the winter temperatures here, because it's a lot milder than where I come from in upstate New York, where we can get below zero. So I don't mind winters. Winters out here, to me, are mild, and when they say it snows here, it's a joke. But what I don't like is the driving skills out here. A lot of the drivers out here are not used to wet weather, because they're from the West Coast, never been to the east coast or even the Midwest, where your weather's a bit more wet. So you do have some challenges on the on the road out here, but I'm very happy when I see it even at 99 degrees right now, it's like we're coming down in temperature, guys. And when it gets to be too much, I'll, I'll drive up to Mount Charleston, where it's around 30 degrees cooler on average. So if it's 110 here, it's about 80 degrees at Mount Charleston. Be really happy when they open that Mount Charleston Lodge. You guys remember that loved it up there. You had live music. I love going up there on the weekend and eating outside the nature the green. It was a very good vibe up there. And be nice when the when the lodge opens, they do have the hotel up there. And I do go there breakfast or lunch or sometimes dinner, because it's cooler. However, it was something special about the the lodge, because they did have the live the live music up there. So any questions kind of went off on a tangent. But any questions you may have, don't be shy. I am an open book. I am talk about transparency earlier. I am so transparent, you can just see right through me. I am an open book, and I'm here for you, the customer. My model is to do the job right the first time, and that's what I always strive to do. I don't believe in cutting corners in my job, I believe in doing it right, even if it takes a few extra steps, causes a lot of a good transaction. When you do things in order, very orderly, and you do things very detailed, it makes for as good of a experience as possible for my customers, and that's what I aim to do, I also work with corporate customers moving in, in and out of Southern Nevada that's been transferred in and out of Southern Nevada. I'm part of corporate relocation at my company of Kobe Banker Premier Realty. Yeah, and you don't conduct it, what we call a 1031, exchange, you will definitely pay capital gain tax. And who wants to pay? Uncle Sam if they don't have to.
