We operate PrivateLenderLink.com, a website were real estate investors and mortgage brokers find direct private lending companies (aka hard money lenders) throughout the United States. 

What is Private Lending Insights?

A podcast about private mortgage lending for residential and commercial real estate investors. It's also known as "hard money lending" or "bridge lending." Most of it is short-term financing with terms less than 2 years, but we also cover long-term loans. We focus on loan origination but also share insights about the capital side of the business.

Welcome to Private Lending Insights. I'm your host, Rocky Butani founder and CEO of Lender Link.

This is our very first episode for the podcast and I just want to give you an overview of what the podcast is about, what it'll entail, and what you can expect from us.

In Private Lending Insights, we're going to share valuable information about private mortgage lending throughout the United States. Private lending is focused on investment real estate. It could be residential or commercial real estate. It's also known as private money, hard money, in the institutional world, they call it RTL residential transition loans or BPL, business purpose lending. It's not for consumer purposes. Private lending is not for people who are buying their own home to live in. It's only for real estate investors and for investment purposes.

The majority of our audience and our business and our listeners are going to be focused on residential investment properties. That's one to four units or small multifamily properties. However, we do have an audience for small balanced commercial real estate throughout the country as well. And that means loans up to, say, 20 million dollars.

The majority of private lending is short -term. So bridge loans to purchase or refinance an investment property, fix and flip projects, value add projects, ground construction, land development. These are all the topics that we're going to focus on, but we will touch on long -term financing options as well. In the residential investment world, DSCR loans are very popular. So we'll have a lot of content about that. We'll also talk about long -term financing options for commercial real estate deals because anytime someone gets a short -term loan, they need takeout options. So we'd love to share some insights about that sector as well.

Most of our content is going to focus on loan origination. So getting a loan, loan programs, and anything that's of interest to real estate investors who are the borrowers in the transaction or mortgage brokers.

In addition to loan origination, we'll produce some content about the various services within our industry. We'll talk about capital markets and other industry stuff that may be more relevant to lenders within our industry versus borrowers and brokers.

Most of the episodes on this podcast are going to be interviews where I personally interview someone. Most of the time it's going to be a lender, but from time to time it could be a service provider or other industry expert.

Sometimes you'll see a solo episode of just me talking, sharing a market update, or sharing insights about a particular topic.

So a little bit about me. I started privatelenderlink.com. It officially launched in 2010, but it took about three years before it became a real business.

I have a bit of a unique role in the private lending industry. I don't originate loans, I don't broker, I don't get involved in deals. I've never originated a loan in my life and I don't want to. I really just enjoy sharing information about private lending. I love operating the website. I love to connect people through the website. So this is really all I do and this is what I love.

Private lending is a small industry, but it's one that I've grown to love and I really enjoy meeting people in person. I go to a lot of industry conferences, been to many over the years that are either private lending, residential, real estate investing, or commercial real estate. I've been to so many of them where I've made connections with people and really built relationships.

This podcast has been a long time coming, so I'm excited to finally get it started. And we already have some content. There's been some interviews I've done over the last few months, starting in early 2024. So we'll start with those, but this is the first episode. This is just the introduction to give you an overview of what to expect from Private Lending Insights.
