If you’re thinking about selling your home in Northeastern Pennsylvania, one of the biggest decisions you’re going to make isn’t what price to list your house at.
It isn’t whether you should paint the kitchen, whether you should replace the carpet, or even when you should put the house on the market.
The biggest decision might be who you choose to represent you.
Because not every real estate company is the same, not every Realtor has the same experience, and not every company has the same track record.
And when you’re selling what could be one of your largest financial assets, those differences matter.
In today’s episode I’m going to break down the three things I think every homeowner should consider when deciding who they want representing them.
Results. Strategy. Relationships.
Those are the three things that should guide your decision.
There are a lot of promises in real estate.
“We're going to sell your house.”
“We're going to get you top dollar.”
“We're going to market your property everywhere and give you great service.”
Those things sound great.
But here's the question I think every seller should ask:
Can you prove it?
At Wychock Real Estate, we've been in business for more than a decade.
During that time, we've sold more than $500 million in real estate.
In 2025 alone, we sold more than $100 million.
And 2026 is on track to become the biggest sales year in the history of our company.
Those aren't promises.
Those are results.
And I think that's an important distinction.
Experience matters when you're selling a house.
We've experienced different markets, we've dealt with multiple-offer situations, and we've dealt with difficult inspections.
We've dealt with appraisal problems, financing issues, and sellers who needed to sell quickly.
We've also helped sellers who wanted to maximize their return, along with people selling starter homes, luxury homes, investment properties, multifamily properties and everything in between.
You learn something from every transaction.
And after hundreds of millions of dollars in sales, you develop something that's difficult to replicate overnight:
Experience.
Our agents aren't simply putting houses into the MLS and hoping someone buys them.
They're using the knowledge and experience we've developed over more than a decade to help our clients make better decisions.
That's why I think a proven track record is something every seller should look at before choosing who represents them.
Don't just listen to promises.
Ask what kind of transaction experience the Realtor and brokerage can actually demonstrate.
Here's something sellers don't hear enough:
The highest possible sales price isn't always the only goal.
Now, obviously, most sellers want to get a great price for their home.
And we want that too.
But before we ever start talking about numbers, there's a much more important question we need to ask:
Why are you selling?
Because your answer changes everything.
Maybe you're relocating for a job and you need to be gone in 45 days, maybe you've already purchased another house and you don't want to carry two mortgages, or maybe you've inherited a property and you want a simple transaction.
Maybe you're downsizing and you're not in a hurry, maybe you're selling an investment property, or maybe you absolutely want to maximize every possible dollar and you're willing to wait for the right buyer.
Those are completely different situations.
So why would you use exactly the same strategy for every seller?
You shouldn't.
I believe a Realtor needs to understand the seller before recommending a strategy.
What are your goals, what's your timeline, and what's most important to you?
What would a successful transaction look like?
Then you look at the market.
You look at comparable sales and current competition.
You look at buyer demand, along with the condition and location of the property.
And then you build a pricing strategy around the seller's objective.
Sometimes the strategy is designed to generate maximum exposure immediately, sometimes it's designed to create competition between buyers, and sometimes it's about maximizing price or creating the cleanest, easiest transaction possible.
That's the difference between simply putting a price on a house and actually having a pricing strategy.
The strategy shouldn't be built around what the Realtor wants to accomplish.
It should be built around what the seller wants to accomplish.
Here's the third thing I think people underestimate.
When you hire a great Realtor, you're not simply hiring one person.
You're gaining access to a professional network.
And after more than a decade of doing business throughout Northeastern Pennsylvania, Wychock Real Estate has developed relationships with professionals throughout our market.
Need a lender, title company or attorney?
We have relationships with professionals in each of those areas.
Need a home inspector, contractor or builder?
We can point you toward professionals our clients have had great experiences with.
Need a photographer, videographer or another professional involved in the industry?
We have relationships throughout the industry.
And that network matters because real estate transactions involve a lot more people than the Realtor and the homeowner.
One problem can slow down an entire transaction.
You might need something repaired, you might need an answer from a lender, or you might have a title issue.
You could also need an attorney or contractor quickly.
When you've spent years developing professional relationships, you usually know who to call.
And that's something I think sellers should consider when they're choosing representation.
Does the Realtor have enough experience and enough local relationships to get the right people involved when something comes up?
There's also an advantage to doing a significant amount of business in the market.
Wychock Real Estate is the third-largest real estate company by sales volume in Luzerne County.
That means we do a significant amount of business.
Our agents are involved in a lot of transactions, and over time that naturally creates relationships with active professionals throughout the industry.
Lenders work with productive Realtors, title companies work with active real estate companies, and contractors, attorneys, inspectors, photographers and other professionals develop relationships with people who are regularly involved in transactions.
Ultimately, those relationships can benefit the client.
RESULTS. STRATEGY. RELATIONSHIPS.
So if you're thinking about selling a home in Northeastern Pennsylvania, whether that's in Hazleton, Mountain Top, Wilkes-Barre or anywhere throughout our surrounding communities, don't simply ask:
“Who can list my house?”
Almost any licensed Realtor can list a house.
Ask a better question:
“Who do I want representing me?”
Who has the experience and results?
Who has a strategy built around what I actually want?
And who has the professional relationships to help get the transaction from the first conversation all the way to the closing table?
Those things matter.
Our job isn't simply to sell houses.
Our job is to help people accomplish what they're trying to accomplish through real estate.
That's a very different mindset.
So if you're considering selling your home, tell the Realtor why you're thinking about selling, tell them what you're trying to accomplish, and ask them to explain the strategy they would use to help you get there.
When you're choosing a real estate company, don't choose based solely on promises.
Look at the results, understand the strategy, and consider the relationships.
Then decide who you want representing you.
