Hey. Hey. Welcome back to Keys and Cafecito. Today, we are kicking off something new. This is going to be my seller series, and we are starting with a topic that's a little uncomfortable but really important.

Anna:

Because if you are thinking about selling your home, there's something you need to know. Not every seller has full visibility about what's happening behind the scenes. So today's episode is called the offer you never knew about, and we're gonna talk about whether sellers actually see every offer that comes in on their home and what can happen if they don't. In a perfect world, every offer that comes in on your home is presented to you. You get to review it, ask questions, compare terms, and decide what works best for you.

Anna:

That's how this is supposed to go. Because at the end of the day, it's your home, your equity, your decision. But real estate isn't always perfect, and sometimes things get a little complicated. One of those situations is when the listing agent is also working with a buyer. So now instead of representing just you as the seller, they're representing both sides of the deal.

Anna:

That's what we call dual agency. And I wanna be very clear here. Dual agency isn't automatically a bad thing, but it does create a situation where the agent has more to gain if one offer is chosen over another, and that is just the reality. So now the question becomes, what happens if there are multiple offers? What happens if one of those offers benefits the agent more?

Anna:

Are all offers being presented the same way? Are they all being explained the same way? Are you as the seller getting the full picture? Because here's the part some may not realize. As a seller, you're not sitting there watching every conversation.

Anna:

You're not hearing every call, reading every text, every interaction between agents. You are relying on your agent to be your filter, to bring you everything and to explain it clearly. And when that filter isn't completely neutral, things can get missed or framed differently. And this is the part where I've seen issues come up in our industry, not necessarily in a dramatic and obvious way, but in a series of small decisions. Maybe an offer isn't presented with the same urgency.

Anna:

Maybe one offer is highlighted more than another. Maybe a seller is guided in a certain direction without realizing all of their options. And, again, this isn't about calling anyone out. It's about understanding how these situations can play out. So if you're thinking about selling, here are a few things you should absolutely do.

Anna:

Ask your agent directly, will I see every offer in writing? How will you present these offers to me? How do you handle situations where you are also representing a buyer? And most importantly, make sure you feel like you are part of the decision making process because you should never feel like things are happening around you instead of with you. And for buyers listening, if you're thinking about directly going through the listing agent because you heard it might get you a better deal, I want you to pause for a second and ask, who is actually representing me here?

Anna:

Because representation matters, and clarity matters. For me, transparency is everything. My clients see everything. We talk through every option. We look at the full picture, not just what's easiest, not just what's fastest, and definitely not what benefits me because my role is to guide, not to decide for you.

Anna:

So if you take anything from this episode, let it be this. You deserve full visibility when you're selling your home. You deserve to understand every option in front of you, and you deserve to feel confident that the decisions being made are truly yours. Not influenced, not filtered, not rushed, yours.
