Today we're going to talk about getting a loan buying and selling real estate. And as I said earlier, Mike the loan was a Sweeney is out sick. Now when Mike does for me, as he gets my buyers and sellers qualify for a loan, and Mike has a variety of loans that he can use on your behalf, such as FHA, VA, conventional. And of course, he does reverse mortgages. Now our first topic today will be about purchasing a resale home. Now when Mike does for me is he gets my buyers approved to buy a home, which is a few steps beyond getting along when you have full approval is much easier to make an offer on a home. And you also know that you're ready to buy a home. So from the start, I'll sit down with you. And I'll go over your needs for a home. Your price range, your bedrooms, how many baths you need your garages. If you want a single story or two story, maybe even a three story. Then I'll look for a home that fits your needs in the area that you like the price range that you're you fit in. And I'll set up some viewings for those types of homes. Now, once we get out on the road, looking for a home it's always good, like I said to have that loan approval from Mike. Because once we find a home that you like, then I'll write the contract and I'll get it except for you. See what Mike and I want you to do is relax and put your trust in us. You can go on about your daily activities and let us do all the work for you. We want to earn your business and we want to work 110% on your behalf. Now once we get an accepted offer on a home, I'll open up escrow in escrow is where you go through the process of getting the home close. Escrow is going to make sure that they that you get a free and clear title on the property And during escrow, I'll have to take care of all the due diligence items on a timely manner. Such as inspections, mechanical, electrical, you might have a well we need to inspect a well, a roof inspected, inspection, pass inspection and those types of things. Once we get everything finalized, and we're going through escrow and everything is going along smooth, we're looking to close on that home. And that's a good thing because once we get to the point where we close on the hall, then you can get your keys and it'd be time for you to move in. And here again, I need you to be a I need you to be approved for the loan. So the very first step you need to take is calling Mike the loan wizard. So we can determine where you are at in this

evolution of purchasing purchasing a home. Now let's talk about you selling your home. Now, it's really kind of the reverse of buying a home.

What I'll do is a CMA, which is a competitive market analysis on your home, where we will arrive at a working sellable price. After we come up with the working sellable price, I will preview your home. And during that previewing, I'll give you pointers on getting your home ready for sale. Be it something that you might need to fix a broken window, maybe some plumbing, maybe upgrading it landscaping and bid, but we want to make sure your home is presentable to the market. So it's always a good thing to have your home in tip top shape and ready to sail. Okay. Now, once we achieve that goal, I will place your home in the multiple listing service where approximately 10 to 15,000 agents will have access to your home. And the way we do that is we will install a lockbox where they will have access to your property with their buyers. Now if you do not want a lockbox on your property, we can do it by appointment only, where I will show up and meet the buyers there and show your home. Also, I want to put a for sale sign in your yard. To me a for sale sign is very important. Because most of the time, that's what sales the home. People love to drive around during their spare time and look in neighborhoods, and see how the neighborhood looks. And when they see a house with a for sale sign. They usually make a call on that home if they have an interest in that home. So that's very, very important. Then we'll do some advertising on your home via news outlets, radio. And, of course the internet. Everyone knows the Internet is a very big vehicle for all sorts of things. Crazy good or bad. But there's a lot of websites out there that we use. Plus I have my own website. Plus my real estate company has its own website. So we do a tremendous job of getting your home exposed to all these avenues. Now once we get an offer on your home, I will do the contract work. And let me give you a little history on the contract. When I bought my first home back in 1980, we had a one page contract. Now the contract is up to 11 pages. And it's probably 50 More other pages of other items that we have to have in the whole package. Certain disclosures Like the airport disclosure, we have disclosures about HOAs that we must have in the package. So it's a host of things that realtors have to do to get home. So not during this time, we also have to do inspections on your property. And they must be done in a timely manner. It's called a due diligence period. So we have to hit these points on time without any problem to make the transaction go smooth. Now, like I said, Mike, and I work for you, we want you to go ahead about your daily life and be relaxed and not worry about buying or selling real estate. You put that on our shoulders. That's what we're here for. That's what we enjoy doing. Okay, so please always trust in us. Like I say, you go about your daily life, and let us take care of this business for you. Now, I'd like to talk a little bit about new homes. New Homes is fantastic in my opinion. And we have some of the nicest you new homes in Las Vegas, well in the country, actually. And we have some extremely good home builders, such as Tri Pointe homes Luminar, polti, American West, Dr. Horton, Toll Brothers Beezer century, rich mind, American, Woodside, and so many others. As a realtor for over 35 years, I am very proud of the builders that we have in Las Vegas, because in my opinion, they do an outstanding job building these homes for the masses. And I'm sure you've been in these homes, and you've looked around, and you've seen how they're built. You've seen the amenities that come with these new homes. And one good thing about these new homes is that they come with at least a five year and some with a 10 year home warranty. So that means that you can rest at ease for that amount of time knowing that the builder is going to stand behind his work and stand behind you. Now, if you want to buy a new home, you let me know. And I'll get you new home information that fits your needs. The pricing, the locations, options, Divini and build times. Okay, the average build time in Las Vegas right now is anywhere from six months to two years, they depend on the builder and what He is building. Or she okay. So setting up showing times is another big thing that we need to do when looking at new homes. Because we do not want to walk in there unannounced and not get full service from the on site agent. So it's my job to set up appointments for you on your behalf. So when we go into these new home communities, they're going to stop what they're doing, and show you their product. And trust me, I know a lot about new homes. But I'm not a new home site agent. They know their product. I'll take you there. And I'll let them explain what they have to offer. Because things change the amount of inventory they have might change, what lot might be available might change, the price might change. The upgrades might change. The on site agent will know these types of things. So it would be my obligation to set up showing times so you get full service upon your first visit to a builders community. Now the builders do require that Realtors bring their buyers to the new home community on the first visit. That is a very serious requirement that they have. Okay, and that's how we earn business from the new home builders. That's how we get paid. My take Seeing potential buyers to the new homes and registering them on the first visit. Now, once you've we find a new home that you like, it'd be time to do the contract. And the on site agent, we'll set up a time to do the contract for you. But I will be there with you to make sure that everything goes smooth.

I'll be there with you for any walkthroughs that are offered by the builder. Some builders offer a frame walk, some builders offer electrical walk, some builders offer a plumbing walk. But whatever type of walk that the builder offers, my buyers, I want to be there with them to make sure everything is looked at everything is working in working order. And if I see anything that's out of line or out of whack, you know, I want to bring into the builders attention and your attention. Because like I say, I want to make everything smooth as possible for you. Because we work for you. And if there's any builder or buyer issues that might come up, it's my job to smooth those out. It's my job to get those resolved on your behalf. And that's what we want to do. Like I said, Mike and I and the escrow team that we use. We want to make everything smooth and easy for you. We don't want any hiccups. No hiccups. Time is money. Your time is valuable. Our time is valuable. We work for you. We appreciate your business, and we want to take care of things 110% Now, here's the good news too. Here are some benefits to buying a home in Las Vegas. Number one, there's no personal income tax. Number two, no corporate income tax. Number three no gross receipts tax. Number four, no franchise tax. Number five, no inventory tax. Number six, no tax on the issuance of corporate sales. Number seven, no tax on the sale or transfer of shares. Number eight, no sharing of information with the IRS. I think people will love that one. Number nine simple annual requirements. Number 10. protection for directors and officers. Number 11. No initial or minimal capital requirements. Number 12. anonymity of owners total privacy number 13. business friendly environment. Number 14, high value investments. And number 15, low low property taxes. That's a blessing in itself compared to the rest of the nation. And a lot of people move here from New York, California, Chicago for that very reason. Now, I've been asked a lot here lately about should I sell my house now or should I wait. And his advice I give to people. Sellers can feel confident about selling their homes in 2023. Now if that's you, you might want to put your house on the market sooner rather than later. While inventory is still low. But again, only do that if you truly are ready to sell your house. Please don't let the market be the deciding factor when you decide to sell, please keep in mind that there aren't quite as many buyers and 2023 as there were in 2021 when mortgage rates were at an all time low. But there are still lots of people wanting a home. If you work with an experienced agent such as myself, you'll be able to capitalize on home prices, navigate multiple offers and find the right buyer with the expert on your side.
