And the reason there should be two people as if one person passes, the house is automatically going to go into probate. If there are two people on a deed, whether it be your spouse or a child, the House will pass down to that person automatically and you just take the death certificate to the county recorders office, they transfer the deed to you.

Even if it's still a mortgage on that property, even if it's still a market property, you still have to assume the mortgage. Well, the mortgage company doesn't care as long as they get the money. Now in the state of Nevada with the title to the car, you don't get the title until you pay the car off. But in most states, they'll give you the title. And you can still have a lien against the car. And I've seen people in my career not having homeowners insurance, and and they house caught fire and they couldn't rebuild it. It's very expensive to rebuild. And now your homeowners insurance during that time when I was first in the business. Back in the 90s. your homeowners insurance was less than $500 a year and they didn't want to pay it because they said wow on my own Why should I pay it but then if something happens, and it happened right next to my mother's home The house burned down. And it's a still vacant lot today since the 90s when the house burned down, and I went for less than $500. Back then they could have had homeowners.

Now your homeowners insurance protection is for liability. If you have a dog that you know, gets out, bites one and as long as they're in a vicious dog. You know, the Rottweilers the pit bulls and I know people have Rottweilers and pit bulls. Adelaide with Pitbull. She called poop Hill pit bull fluffy. That's not a pit bull name. You know, Bill needs a real name, you know, like killer you know, something other than you know, feel some kind of way He's harmless. You know, you know, you don't bite anybody but he's a pitbull. But insurance companies if you do have a pitbull, you may or may not can get homeowners insurance. Now if you already had your homeowner's insurance, and you get a pit bull or Rottweiler, you should check with your insurance carrier to see if they will cover the dog for liability. And most cases, you may have to sign a waiver that the dog is not covered. Now I remember years ago, my wife went out for a walk in our community and a Dalmatian bitter, a Dalmatian bitter and on underneath or form and come to find out they didn't own a home, they had renter's insurance. Now the renter's insurance paid for her injuries, because it was over $8,000 in injuries from a dog bite, and what the shots and just the medical, the medical alone was over $8,000 and we're talking about over 20 years ago.

If some people have come to me and their car is lease, they're like, send the car back to the leasing company. And also, I asked them for their passwords, so that the person who they choose as an executor doesn't have to tear up the house trying to figure out how yes, that happened all the time.
