Want to get local insights from someone who knows this community inside and out? Then you've come to the right place. I'm Benjamin Waite, and welcome to Worth the Wait, Beenleigh and Eagleby's local property podcast, where we'll be diving into everything you need to know about real estate right here in our beautiful region. So why are first time buyers so important? Well, they are a big chunk of the market.

Benjamin Waite:

They're very motivated to make a decision. Usually they're under some time constraints, mainly because they probably want to get a mum and dad's house. They might have a might be newly married. They might be in a relationship, a baby on the way, or, you know, they have a baby already. So they're pretty keen.

Benjamin Waite:

They've also a lot of the time, they've got their preapproval ready, and they're also know that there is they don't wanna compete with everybody else. So we can take advantage of that as an agent and as a seller. What drives them is essentially they want to leave the nest. They wanna spread their wings. They wanna own their own patch of dirt.

Benjamin Waite:

They wanna be able to have the own the roof above their head, get into the property ladder. But mainly, they they just wanna get out and enjoy their life because a lot of the time they're like I said, they've been cooped up in mom and dad's life or even sometimes living with the in laws. And I think we could all appreciate that we'd like to get out and stretch our legs, what they're looking for in a property. So a lot of these guys are really about the price. That's the first and foremost decision maker for this buying group because they're really capped a lot of the time.

Benjamin Waite:

Mom and dad are helping them out. Also, the government's helping them out. There's some really good concessions out there. They were at 500,000. They're now being bumped up to 700,000.

Benjamin Waite:

A couple of concessions around stamp duty around deposit size, you know, 55% for first time buyers. And if you're a first time buyer and and you're single, single parent is down to 2%. Double check all that with your mortgage broker, but also and also the stamp duty concessions. There are some concessions from 700,000 up to 800,000, but that sweet spot is sub 700,000, so that's the biggest decision maker. The next thing will be room sizes.

Benjamin Waite:

A lot of the time, they've got babies on the horizon. So if we can, you know, help message your property around nursery, around growing a family, is the complex, if it's a unit or if it's a house, is it gonna be nice and safe for a budding family or, you know, a family pet? That kind of stuff. Really, really important. How can we then attract these guys?

Benjamin Waite:

Because we know they're keen. We know they've got the money. We know they've got support from the government and mom and dad. So how can we get these guys to buy a house? Well, really, it's about presentation.

Benjamin Waite:

We wanna be able to communicate to these buyers that this is a beautiful, safe, loving, and happy place to live. So some really good ways around that is a beautiful, neat, clean, low maintenance garden, because a lot of these guys are gonna be working. You know, both of them are gonna be dual income. Just be able to kind of secure the loan and and pay the loan off. So they're gonna be time poor.

Benjamin Waite:

So we wanna communicate that the garden and the maintenance of the properties is low maintenance Units in town has a great for that because body corporate usually, you know, takes care of all of that. If it's a house, which obviously ultimately people want, if it's a house, we wanna have a low maintenance garden. And we also if we can stage and style a property nicely, a lot of this buying group don't have the money to be able to buy a nice lounge suite or a nice big bed or a beautiful nursery, but we wanna sell that story to them even if they can't afford it or they can't fit it out like the way that we styled it. But to be able to sell that story, the perception of a beautiful family and loving home is what they're ultimately after at an effective price point. Common mistakes to avoid.

Benjamin Waite:

Really, if we're tenants in it that can't they can't move in straight away, that's probably a probably a bugbear. When you're excited and emotional about a property, which is what agents are there to do, right, is to get the buyer emotional about the property. We wanna capitalize on that, and we wanna allow them to have the flexibility to move in when they want to. There's nothing worse than kinda going through the argy bargy of the negotiation, secured the property, and then they can't move in for six months. Like, that that's a killer.

Benjamin Waite:

So if we can have a vacant property ready for them to move into or if it's owner occupied, obviously, you you know, the the owner, the seller has has a place to go. That's a perfect scenario. The other things are, like I touched on before, just about the presentation. The most of that stuff is you can be a little bit creative around that price point, but I think the price point presentation and the flexibility in allowing them to move in is the is the biggest mistakes that we wanna try to avoid. So a recent success story is, again, about a tenant situation.

Benjamin Waite:

We've had we've had a situation where the the property presents really nicely. It ticks all the boxes. It should be a no brainer for first time buyers. But because there was a tenant there for twelve months, it just killed it it killed every every aspiration for any would be owner occupier that wanted to buy. So, really, we got to be delicate with the tenants.

Benjamin Waite:

We help them move out, relocate them in. Like, we're, again, one of the largest agencies for rentals. So we've got that access to be able to try and relocate relocate tenants in a respectful way. Once the tenant's gone, we then could stage and style the property to suit that demographic. And, again, don't forget that demographic is typically from the Gold Coast that can't that are priced out of that Gold Coast market.

Benjamin Waite:

So if you kinda style a property with a slight Gold Coast flavor, that really resonates with them. It's familiar. It's what they've grown up with and come from, and it's aspirational because, ultimately, you know, they can't afford Gold Coast, but they still wanna live in the Gold Coast. We style the property, and then we secured we secured a a a contract within the first weekend.
