Hello, and welcome to Smart With Points. I'm Jack, and today I'm bringing you something I genuinely didn't expect to be covering on this podcast: earning Avios from selling or letting your property. Yes, you heard that correctly. Estate agents and travel rewards have officially merged, and honestly, I'm not sure whether to be impressed or slightly concerned about how deep the points ecosystem is getting into our everyday lives.

So, what's happening? Foxtons, the London estate agent you've probably seen with their distinctive branding, has just announced an exclusive partnership with IAG Loyalty. This makes them the only UK estate agent where customers can collect Avios. The timing is rather interesting. Just days after The British Airways Club implemented roughly a ten percent devaluation on award pricing, we're now seeing a new avenue to earn those very same Avios. Whether that's coincidental timing or a deliberate move to soften the blow, well, I'll let you decide.

The partnership launched on the fifteenth of December, two thousand and twenty-five, and it offers three ways to earn. First, if you're letting your property through Foxtons, you can earn up to thirty thousand Avios. These are awarded monthly over a year for completed transactions. Second, if you're selling your home, you can also earn up to thirty thousand Avios, but this is a limited time offer that ends on the thirty-first of January, two thousand and twenty-six. Third, if you're an existing Foxtons landlord adding property management services, that's worth twenty thousand Avios.

Now, here's an important caveat: rewards cannot be combined. You'll earn either for the instruction or for property management services, not both. So don't go thinking you can stack these offers.

This isn't a nationwide offer, which is something to be aware of. Participating branches are limited to London, Surrey, and Berkshire for lettings. For sales, it extends slightly to include Watford, Bushey, and Hemel Hempstead. So if you're a landlord in Manchester or selling up in Edinburgh, this one isn't for you, at least not yet.

How do you actually earn these Avios? The process requires a bit of account linking before you instruct Foxtons, and this is crucial. First, you need to be a member of The British Airways Club. It's free to join if you're not already a member. Second, you need to have or create a My Foxtons account. Third, you need to link your accounts via the Foxtons website at foxtons dot co dot uk slash account slash rewards, and you must do this before instructing Foxtons. The Avios should appear in your account within seven to ten business days after successful registration. That 'before instructing' part is crucial. You won't be able to claim retrospectively, so make sure you've linked everything up first.

Let's put thirty thousand Avios into perspective, especially following the recent devaluation. At off-peak rates, thirty thousand Avios could cover a return business class trip to Paris, Geneva, or Nice. That's approximately sixteen thousand five hundred Avios each way plus minimal taxes. Or you could get three return economy trips to short-haul European destinations. Alternatively, it's a significant contribution towards a premium cabin redemption further afield. So, my honest take on this. Is this a game-changer? For most listeners, probably not. The geographical limitations and the requirement to actually be selling or letting a property make this quite niche. But for London landlords who were already planning to use Foxtons? This is essentially free money. Or rather, free Avios, which, as we know, can be significantly more valuable than their cash equivalent when redeemed wisely.

What I find more interesting is what this signals for the Avios ecosystem. IAG Loyalty continues to expand its earning partnerships beyond the traditional credit card and shopping portal routes. We've seen Nectar linking with Marriott Bonvoy, and now property transactions are entering the mix. It makes commercial sense for both parties. Foxtons research found that over eighty percent of landlords said a reward scheme would influence their decision when choosing an agent. And for IAG Loyalty, it's another touchpoint in everyday life, well, occasional life, where consumers can interact with their currency.

Now, the catch, because there's always one. The sales offer is a limited-time promotion ending the thirty-first of January, two thousand and twenty-six. If you're thinking of selling and want those Avios, you'll need to instruct Foxtons before then. The lettings offer appears to be ongoing, but as with all promotional partnerships, terms could change. The press release mentions that Avios for lettings are awarded monthly across a year for completed transactions, so this isn't a quick hit of thirty thousand Avios on day one. You'll be receiving them gradually.

Should you switch estate agents just for Avios? This is where I'd urge caution. While thirty thousand Avios is a nice bonus, it shouldn't be the primary factor in choosing an estate agent. The difference between a good and mediocre agent can mean thousands of pounds on your sale price or rental yield. However, if you were already considering Foxtons, or they're competitive in your area, then it's a pleasant addition to consider.

If you're a London landlord looking to stack points across your property business, don't forget other opportunities. Use a points-earning credit card for any property-related expenses. Just remember to link your accounts before instructing, and don't let the lure of Avios override sensible property decisions. Choose your estate agent based on their ability to get you the best price and service, and if Avios come along as a bonus, even better.
