Welcome to the AHRN Minute. My name is Jenny Nielsen, and today we're talking about HOA fees and what military homebuyers should know before purchasing a home.

When you're planning a move, it's easy to focus on your mortgage payment. But if the home is part of a homeowners' association, you'll also need to budget for HOA fees. These mandatory fees help cover things like landscaping, neighborhood maintenance, shared amenities, and other community services.

Before buying, take time to find out exactly what the fees cover, whether they've increased in recent years, and if any special assessments are planned.

If you're using a VA loan, remember that HOA fees count toward your debt-to-income ratio, so they can affect your homebuying budget. And if you think you might rent out the home after a future PCS, be sure to review the HOA's rental rules before you buy.

That's your AHRN Minute, and thanks for listening!
