Hello, and welcome.
I’m David McAtee, a real estate agent with Realty ONE Group Rose here in Tyler, Texas.
If you live in East Texas — whether you’ve been here your whole life, you’re new to the area, or you’re just starting to think about buying or selling a home — this podcast is for you.
I started this show for one simple reason:
Real estate decisions are some of the biggest financial decisions people ever make, and most people are forced to make them while feeling rushed, confused, or unsure who to trust.
My goal here is to slow that process down.
I want this to be a place where real estate is explained clearly — without pressure, without hype, and without confusing jargon.
I work with buyers, sellers, and investors across Tyler and the surrounding East Texas communities. That includes people buying their very first home, families making a move within the area, people selling property they’ve owned for years, and buyers looking at land or acreage.
And what I’ve learned over time is this:
Most people don’t need a “sales pitch.”
They need context.
They need clarity.
And they need someone who understands the local market — not just nationally, but right here.
East Texas real estate is unique.
Neighborhoods change.
Demand shifts.
Land behaves differently than residential property.
And what worked even a year ago doesn’t always apply today.
That’s why this podcast exists.
In these episodes, I’ll be talking about what’s actually happening in the East Texas market — what I’m seeing day to day, what buyers and sellers are asking, and what you should be paying attention to if you’re thinking about making a move now or in the future.
Some episodes will focus on buyers — especially first-time buyers who are trying to understand the process, the numbers, and the timing.
Some episodes will focus on sellers — how pricing really works, what preparation actually matters, and how to think about selling strategically instead of emotionally.
Other episodes will be more educational — explaining things like market trends, land and acreage considerations, negotiations, contracts, and how to avoid common mistakes that can cost people time or money.
This isn’t about timing the market perfectly.
It’s about making informed decisions when the time is right for you.
I believe real estate should feel approachable — not intimidating.
Whether you’re just listening to learn, gathering information for later, or actively planning your next step, I want this podcast to be a helpful resource for you.
No pressure.
No pushy sales tactics.
Just straightforward insight from someone who works in this market every day.
If you find these conversations useful, I encourage you to follow the podcast so you don’t miss future episodes. And if you ever decide you want to talk through your own situation, you’ll know exactly who I am and how I approach things.
Thanks for being here.
