Yeah. So we are speaking on how to buy a land
and build a house. I I sense strongly that this message
will bring grace, will bring strength, will bring wisdom, will bring revelation to you,
so that you'll be able to buy a land and build a house
one of these days. Okay, I'm going to make this message as practical as possible
so that you can take actionable steps after
this message. Okay. Now let's start with how to buy a land.
Okay, how to buy a land. And it's important to understand that
having a land is a good thing. Having a portion, a piece of this earth is a good thing.
When you read the Old Testament, you'll be amazed. The promise that God gave to the children of Israel was a land.
All that they went through, all that all that, you know, difficulties through the desert, 40 years, all of this
was simply God sending them to a land, a land flowing with milk and honey, a good land basically.
You'd be amazed, a good land. A good land.
The earth is the Lord's and the fullness thereof. If the earth is the Lord's and the fullness thereof belongs to him,
you have become joint heirs with him. Now, that means that you should also have access
to this earth. It means that the earth also belongs to you. If it belongs to the Lord and the fullness thereof,
then a portion of the earth should also belong to you. You are You are a rightful inheritor of God's green earth.
We have become joint heirs in Christ. And if everything that we see belongs to God, then you have a rightful part
to partake in this blessing and in this inheritance. But the the entirety of the Old Testament has to do with land.
A journey of finding land. And they eventually got to the Promised Land, a land that God had promised them.
And that's that's that's the story. That's the story. When Jesus came, he even promised them that, I go to my Father's house to build a place.
You see? We are we are we speak about heaven a lot. That's a location. That's a heavenly location. It's a heavenly lot for us.
It's a heavenly place for us. So, God is interested in you having a land, having a place.
God is interested. And you see that chronicled throughout scripture
consistently. Consistently.
That it's important to to have
have a land. Let me show you a few scriptures. Exodus chapter 6, verse 8 says,
I will bring you to the land which I swore to give to Abraham, Isaac and Jacob, and I'll give it to you for
your possession, I am the Lord. Can you see it? I am the Lord. I am the Lord.
God said to to Abraham, and he said unto him, I am the Lord who brought you out of Ur of the Chaldees,
to give you this land to possess it. So, God is interested. Remember, this is Abraham, and we are descendants or we are children of Abraham.
So, we are inheritors of the promise.
It is our rightful place to have
a part in God's God's economy.
God's economy. Owning a land is not a bad thing at all.
Owning a land and desiring to build is not a worldly thing. That's why I'm starting from the scriptures. I'm giving you the foundation
of the word of God. Okay, because sometimes there are people who think that, oh, these things are worldly things.
You know, one day we'll not be on this earth, why strive for the things of this earth, you know, just
if if it's God's will, he will take care of it, you know.
If God wants you to have it, he will let you have it. No, it does not work like that.
Imagine the Promised Land, if they had said to themselves, well, if God wants us to have the Promised Land, we'll have it. So, let's just recline and relax and
enjoy ourselves in Pharaoh's treasure cities, Pithom and Raamses and just
sleep. They would not have had access
to the Promised Land. Okay. So, owning a land and building a house is not worldly ambition.
It is part of dominion and stewardship. Remember, God gave us a mandate of dominion
in Genesis chapter 1, verse 8.
You see? Multiply, fill this earth.
You see? Dominate.
Rule over this earth. Okay. Yeah.
So, it's important to understand that it is a divine
it's a divine responsibility. Okay. Now, laying the foundation that a land is not
owning a land is not an evil thing or a terrible thing or something not to be desired. Okay.
The second thing is that if you want to have a land, okay, what should you do? I think you should seek God.
You should pray about it. Okay.
Don't rush into purchasing a land without divine direction.
You are You are in Ghana. You are in Accra, you are somewhere all around.
You know that there there are lands with all kinds of issues. Okay.
So, believe God to lead you to the right person, to lead you to the right opportunity to locate a land.
Do you get it? And by the way, it is not every place that you should be.
Okay. Yeah. Some lands are not good lands in a certain sense. Even naturally speaking, okay.
There are lands that are earthquake zones,
all kinds of things. There are people who live in right in the midst of volcanic eruptions and all kinds of things.
So, pray about it so that God can lead you. God can lead you.
You know, in Genesis chapter 26, you notice that God prospered Isaac because
he allowed God to give him direction on where to stay. So, where you stay matters. Okay. The the land you get matters.
So, pray about it first of all. It's something It's something to
to to pray about. Okay. It's something to pray about. So, pray about it first of all. Then, what next should you do? Start saving up.
Start saving up. Okay.
Start saving up some money to be able to acquire a land. You're not going to acquire the land by
going to someone and say, hi, I'm a Christian, this is God's green earth, and then I have a rightful inheritance here.
You're probably going to get beat up after saying that. Okay.
Start saving. Start saving.
I noticed at a certain point in my life that I struggled with saving
because I was a pastor, you know. Every time there was a need, there was someone always having a need.
There were always many requests on my table. I had I always had multiple people living with me at different times and different seasons.
Okay. So, it was difficult to save. It was difficult to budget.
Okay. And one of the things the Lord led me to do was to start saving towards a land. Okay.
I noticed that I'm able to save better when I'm saving for projects.
Okay. But if I just save for for saving sake, like okay, I'm just saving,
you you may not even know when what you are saving is enough or whether you should push more or not. But, I like to save for projects, okay.
So, maybe I'm buying a land that is worth 50,000, 100,000, 150,000,
buying land in the middle of of the city, those lands are typically very expensive.
whatnot. Then, I begin to save up towards it. I begin to save up towards it. Okay.
You can get lands on the outskirts that are much cheaper,
So, if you're struggling as a young person to save, one of the ways you can easily do that is to look at
especially if you don't have the need to build now, the need to move into a place now. I'll talk about building in a in a few minutes, but
have an idea of how much lands cost. I'm going to talk about the cost soon.
um lands on the outskirts are usually cheaper.
But, have an idea of how much lands cost and begin to save up towards it. Don't take out yourself because you're young. Don't take out yourself because you're in school, because you're still doing this, you're still doing that. No.
You can even get multiple plots, sometimes even acres for a pittance really,
A land is something you should own. I personally believe that
before you are 30 or in your in your early 30s, you should own a land. That's even quite late, I think. But,
a few thousands of cedis, you'd be amazed that it's it's it's possible if you really, if you really search.
I mean, before you're 30, in your 20s, you should definitely acquire a land somewhere. Okay.
Now, all that you should do is that, find out what are some of the prominent developments that may come up around that area.
Because what what spikes the price of a land usually has to do with the developments that come around that area.
If there's a road, if there's some hospital, some school, some factory, something coming around, that spikes it up.
If you have any inkling about that, sometimes you can just simply walk to the Lands Commission and ask, or if you have people who work at the Lands Commission, you can ask.
And don't bank on your parents' lands.
Okay. Sometimes, you have parents, and many people in Ghana have steps steps this, step that, step this, the families are
multi-colored.
They are complex families, blended families, all kinds of things. So,
you never know what you may think is your inheritance may be taken by someone else somewhere. But, even then, you should not focus on that. Focus on building something for yourself. If that comes along and you receive something from your parents or your family, hallelujah, bless God.
You can find out, even you can just open your Google Map and just try and look look around the land. You'll be amazed at what is close and what is not close and and all of that.
But, as a young person, focus and try to build something
for for yourself. So, start saving up. Having having a land
But outskirts, buying land at the outskirts is what you should start with as a young person, okay?
in mind, having the price of a land in mind can help you to start saving. So, you begin to look at, if I receive money at the end of the month, how much can I save?
One of the ways to save is to think as though you don't you earn less than the amount you actually earn and live that way.
Because in town, you're probably going to have to pay hundreds of thousands of cedis, but you can get something on the outskirts for a few thousand cedis.
So, let's say, if you earn 10,000 Cedis a month, you'll be amazed that if you earned 7,000 Cedis a month, you'll still be able to live and survive.
Okay, and when you do that, you can give it time,
If that job was paying you a certain amount, you'd still be able to live and survive.
time. Eventually, cities and communities grow to meet arable lands, lands that look like nothing is happening.
Okay. So, to save, you have to think in your mind that, okay, if I'm earning 10,000, let me think rather that I'm earning 8,000 so that I can save 2,000 or 9,000 something like that. Whatever amount you decide to save, you save like that, and it forces you
Before you know it, the place that was despised is suddenly a very important place.
If you hear the stories, places like East Legon and some of these places that we cherish now, were basically bushes some time ago.
Okay, now I know someone who said that, "I wonder what my grandfather was doing when people were buying lands."
to save.
Okay. And if you want to save, sometimes you can put it in a treasury bill
and it can roll over. That's probably one of the safest forms of investments you can have. There are other forms, but
I wouldn't recommend you trying risky investments right off the bat. Take your time, understand the investments. You can simply go to your bank, ask for the customer relation officer, and have a conversation about what offers are available and and all of that.
He was probably sleeping and eating.
Okay. In saving, don't think that an amount is too small. Sometimes people think that, oh, if I'm saving, then I need to be saving like 5,000 Cedis a month, this amount a month. No.
Okay, but don't let your grandchildren say that about you. And
No matter how small it is, savings is savings.
so you can you can you can start thinking about lands on the outskirts, okay?
Okay. And beyond just the amount, there's also a habit you're building, there's also a habit you're cultivating. So, it's very very important, okay.
And every land has some value. The thing about land is that
Have savings. Your savings will save you one day.
um land appreciates. Land appreciates, okay? Land appreciates.
So, have savings. They are very very very very critical. So, start saving up. Start saving up
Now, um
for for the land. Then, the next thing you should do is start inquiring about lands, okay. So, become curious
even if you buy land, let's say you buy land in a certain place and then eventually you're not going to live there any longer,
about lands.
you can always sell the land, because land is one of the things in Ghana that appreciates.
For instance, at a point when I wanted to get some land, I asked my neighbors around. Okay, do you know anyone who has a land? Do you know... Okay, if if there's any land that pops up, let me know.
That appreciates, okay? You buy a land for a few thousands of cedis, before you know it, its value has tripled, quadrupled, and it's very huge.
So, you give it a few years and then you can sell it off if you really don't have any business there or you just
Okay. And then after a while, they came to me and said, oh, there's a land somewhere. That's how it works.
Okay. You can have You can get in touch with people who are into lands, like people like surveyors. Surveyors know a lot of lands available.
So, I have a surveyor friend. If if ever I need a land or I need help with something land related,
I'll reach out to him and then he'll give counsel or or let me know, okay, this these are the lands available and this is what's available.
want to go ahead and acquire something else where, or do something with it. So, land is land is land has true value.
Okay. So, you can start scouring. Is that okay? You can start simply by asking. You'll be amazed that you'll find something. Now, as a young person, it's important that
That's why it's called real estate, it's real, a lot of estates, you know, or possessions in quotes are are virtual.
when you are buying land, you don't think only about buying land
in the middle of town,
Is the word virtual? Are are not really real, they are they are like a mirage.

don't think about
So, land is real estate. So, I want you to start praying about it, it's something to pray about.
Maybe as I'm talking, you don't even have one cedi, it's not even crossed your mind,
but that is why God is bringing this message your way, okay, so that it can cross your mind,
so that the Holy Spirit can use this message to speak to you, to prompt you. Is that okay? Don't take yourself out of it.
Don't think that, "Oh, it's not necessary." Don't push it to, "Oh, when I start this, when I start this."
The thing about us is that, when there's no goal, there's no urgency.
That's the thing about human nature. When there's no goal, there's no urgency, okay?
The Bible says that where there's no vision, the people cast off restraint. They cast off a desire to keep pushing.
Okay, where there's no vision. So, you must have a vision to acquire a land, to acquire lands.
And like I'm saying, you can start on the outskirts, and eventually, as the Lord blesses you,
you'll be able to acquire big things in the center of the city and to do all the other things you should do.
Now, if indeed you find a land, what should you do? What should you do if indeed you find a land?
So, let me give you an example of a land that I wanted to buy.
I usually don't like to share personal stories, but because it's precious people like you, I'll share some personal stories.
So, when one day, the neighbor I told, he just woke up, called me, and said, "Oh, someone is selling this land, and this, and this, and that, and that, and that, and that, and that, and that."
Okay, so when he said that, the first thing I needed to do was to go and see the land.
You should not buy land that you've not seen, okay?
And when you go and see a land, you must look at the land carefully. Sometimes the vegetation around the land gives you an idea of what kind of land it is.
There are certain plants or shrubs that grow in swampy areas.
A swampy land is is land that you should avoid as much as possible, because it is costly to do filling,
you know, and your house may be submerged by the time heavy rains come, okay?
So, that's why we usually recommend that people buy land in rainy season,
okay, or close to rainy season, at least when the rains are around and all of that, okay?
When you buy land in dry season, you can buy a pool without knowing it, okay?
So, it's important. Make sure that a proper assessment of the land is done. See it yourself first,
just just by your regular, you'll notice some things. You'll be you'll be amazed.
Sometimes, there are some lands that are dry and arid, nothing grows there. There are some lands that are flat, there are some lands that are sloped.
I mean, different different kinds of things, and all of that. For instance, a land that is sloped or on a hill requires some cost if you're indeed going to build, because you have to cut in,
and do this, and your foundation has to be done in a certain special way, you see? So, those are all considerations when when getting the land.
And also, having this knowledge, if indeed you want to go ahead to buy the land, allows you to negotiate, okay?
Knowing some of the weaknesses of the land allows you to negotiate the price. That's why it's important to look at the land, okay, personally.
And then, so I looked at the land personally, then the next thing I did was that, I got my surveyor friend
and then I went with him to look at the land, because I needed professional a professional look at it, okay?
A professional look at it, and he went with his gadgets, and he wanted to map it out, and you know, all of that, and check if anyone
has a claim on the land. So, that's that's also another thing you do. So, all that I'm talking about is due diligence, okay?
You have to go to Lands Commission and do what we call a search.
So, you request for a search on the land. It costs a few hundreds of cedis. You request for a search on the land, and
there's something called a back door search, and that search sometimes
one by just to make them feel a sense of seriousness, you know, so I went with someone family-related, and then that person helped me
you don't go through all the official processes, but they just give you an idea of whether anyone owns the land or not, and what's the history of the land. But it's always important to do an official search
in, in that regard. And, um,
so that you can get actually a proper documentation, who owns the land, the transfers of the land,
you know, who who the land has been registered in. Okay?
although I had all the money, and I could have, by God's grace, at the time, purchased the land, I actually broke it down into about
There's something called, when it comes to land land documents, there's um something called an indenture,
um, three or four or five months, I've forgotten. I think it was about three tranches.
and then there's also something called a land registration, okay? There's also the site plan, okay?
Okay, because I needed time. I needed time for the processing of the documents, to check everything, and all of that. Of course, I'd done the search and it was already confirmed, but I wanted to make sure that
But you need to know who this land is who has registered this land in their name. That's that's all part of the due diligence.
everything was going step-by-step and process-by-process. So that helps you,
so that even if something comes up along the way, you've not already committed all that you have into it, and then you are locked.
That should not be the case, at all.
Okay, so you make payments in tranches. So for instance, when I was purchasing the land,
I was, I made sure that I was recording on video,
Because someone may be selling it to you, but it's registered in someone else's name. Is the person who
um has registered that land, who should sell it to you. If anyone else is selling it to you, then there's a there's a problem somewhere.
So, all this is very important. Don't rush in buying a land. Do your due diligence, check it out, okay?
Even, we can do due diligence by just walking around the land. Ghanaians usually, when there's a land, someone has
okay, the entire transaction. So, recently, I was looking through my Google Drive and I noticed some of the videos of the transaction, okay.
people in the neighborhood who are watching the land.
These can be important for the future.
Okay, they are watching the land. So, sometimes you can just go in the neighborhood and ask, "Oh, um I'm thinking of acquiring this land. Someone mentioned. Do you know anything about it?"
Every, uh, documentary evidence, like something you've documented, is very important.
You'll be amazed, people are always ready to spill the beans. "Oh, actually, it belongs to this person. It belongs to this. Hey, that land there's a dispute," you know, all kinds of things. So, you discover
Aside the receipts, the indenture, and all of those things,
a lot of things very quickly. Seek counsel. Seek professional counsel,
um, evidence,
especially when you're buying lands in places where there are a lot of disputes. You'll be amazed that you're caught up in a dispute you know nothing about,
evidence in terms of audio-visual evidence
is, is very important.
Okay.
It's very important when you are
dealing with someone, because you're dealing with so many people and you don't know where anything can end up, and you want to make sure that you have proper documentary evidence just in case anything, um, comes up. And then when you acquire the land, you can go ahead
and after building for years, later your home will have to be demolished, or you'd have to pay some type of compensation
to some other family who has just woken up out of the grave and then remembers that they have a land that um someone else sold.
Okay, so your due diligence is incredibly important to help you know whether you are dealing with the rightful person and all of that.
and, um, register the land. Uh, registration also costs a few thousands of cedis. It may take some time. Sometimes, it's fast-tracked,
If you confirm that this is the right person, you do all of that, do all your checks,
but it can take some time. When I was registering my land, I think it took about a year, even though I was told it would take a few months, so you can register the land, and then the land
everything that you're supposed to do,
one of the things um I always recommend is when you're buying land is that you don't make a full payment.
is in your name. What I also recommend is, when you have your land documents, scan your land documents
Okay?
You don't make a full payment. There are also different kinds of lands. Um you know, I can't explain everything. I'm giving you teasers
and have them in, uploaded in some cloud folder, whether Google Drive or something, securely, because you never know. If there's ever any issue with the documents,
and practical guidelines so that you can really go and do the work. There are different kinds of lands, there are stool lands, there are lands that belong to families. So, obviously, one person from the family cannot sell it to you. You would have to
you can always pull it down from the cloud to confirm all that you need to confirm. So, practically,
see the family head, and all kinds of things.
these are, these are some important indicators to,
to owning a land. Okay, to owning a land.
What I will also recommend, sometimes you can have land that is passed down, oh, my father said this is my portion of the land and all of that, register it.
Yes. When, when it comes to land matters, we don't do land matters by word, word of mouth. "Oh, this person gave me this land. Oh, this portion is for me."
For instance, the land that I acquired, that I'm talking about, I had to see the family head, not just the young man who wanted to sell it to me, and the family head had to come in,
and through through the entire process confirm uh everything for us to make sure that this was
this was um the right thing to do.
No, register it, even if it has to do with family. Land is one thing that people have died over, people have killed themselves over. You'll be amazed. Great siblings, lovely siblings, until it came to a land issue
Yeah, this was the right thing to do.
Um
and a land disagreement.
Can you take my charger for me?
Okay.
Okay.
Yeah, hallelujah. So, you you different kinds of lands, stool lands, different things,
So, register it,
all of that. Um make sure you do your due diligence. And then when you are paying, we usually recommend that you pay in tranches.
keep it, make sure that all your documents are, are kept safe,
So, don't give bulk money to someone when you are buying land. They will disappear and you will not see all the documents done, okay?
and then what you can do, sometimes there's something called testing a land.
The indenture must be done for you, the registration. Well, registration you can usually do
So, you can,
um,
sometimes when maybe you make the first tranche of payment, you can even request to
um later on when you are
pour a trip of sand on the land. We call it testing the land. When you pour the trip of sand on the land,
what will happen is that, if there are any naysayers or anybody, anybody who has an issue concerning the land, they will suddenly appear. Because once there's some activity on the land, they will suddenly appear. So,
sometimes we recommend there is some activity on the land. If you buy land at an outskirt place, make sure that
done with everything. Um but at least the indenture and um
um a few other processing of documents, change of ownership, all those all those type of things must be must be done for you so that the land is is
is actually duly transferred into your name, and then you can go ahead and do and do the registration, okay?
When you are making the payment,
the, you go there at certain points, or you assign someone there to be, maybe farming on it or doing something on it. You can, you can have that arrangement.
don't make the payment alone. Make the payment in a public place. Make the payment with some. So, for instance, I went with someone older,
You see, so that the land, there's activity on the land. Because usually what happens is that, when there's no activity on the land for a long time, some people
easy, because I was probably looking young, so I didn't want them to look down upon me and think that they could
um, take over before you know it.
um they could just swindle me. I went with someone older,
You've not gone to the land in five years. By the time you get there, a house has been built on it by someone, and then that complicates
and that person stood in as a senior person. So, I actually even told them that, "Oh, it's not just me buying, it's actually
everything, and then, you can't even break down the house, and now you have to do this and do that. So,
the family buying," even though I was
um, it's important to do something on the land, sometimes walling it. It depends. It depends on
what you can do at various times. Okay, but you can test the land,
um, as well and keep an eye out consistently on the land. You can have someone on the land who is constantly watching. It's good to be good friends with your neighbors in the area.
Don't be a terrible person because,
um, the people in the area can also help keep an eye out
on, on your land for
for you.
Yeah, I think I've covered quite, quite a bit on
acquiring,
um,
a land. I'm wondering if there's anything I've left out, but well, if there's anything I've left out, you can always
ask me, and then I'll get into the meat of the matter. So today, I've spoken about acquiring a land. I think next week,
