Good morning, my name is David McAtee, and I'll be straight with you: I've never sold a piece of property in my life. I serve, I don't sell, and around here we celebrate every closing over a ribeye. Grab a cup of coffee, pull up a chair, and let's talk real estate the honest way.
So here's what I hear all the time from folks around East Texas. Your neighbor two doors down just sold their place for top dollar, and now you're staring at your own house wondering why yours won't do the same thing. It's a fair question, and I'm going to give you an honest answer, not the answer some agents want to give you just to win your listing.
First thing I'll tell you is this: your neighbor's house is not your house. It might have the same square footage on paper, it might even be the same floor plan, but that doesn't mean it's the same to a buyer. A buyer walks in and sees kitchens, they see roofs, they see whether the backyard is loved on or grown over.
Maybe your neighbor put new floors in three years ago and updated the master bath. Maybe you didn't, and there's nothing wrong with that, but a buyer's going to price that difference in their head the second they walk through the door. Two houses on the same street can be worth very different money, and that's just the truth of it.
Now here's the part that trips people up the most. When your neighbor sold, the market was where it was on that day, and the market moves. I don't have a crystal ball, but I can tell you that what happened three months ago, or six months ago, doesn't set the price today.
Interest rates alone can change everything. I got into this business riding those two and three percent COVID rates, and let me tell you, people were buying like crazy back then. Then rates jumped up to six and seven percent, and suddenly the same house had fewer buyers who could afford it. That's not your fault, and it's not your neighbor's fault, it's just where the market is.
Here's where I want to be real careful and real honest with you. There are agents out there who will look you in the eye and tell you your house is worth whatever number makes you happy, just so they can get that sign in your yard. I don't do that, and I never will, because that's not serving you, that's setting you up to fail.
Let me paint you the picture I've seen play out. Say you want three hundred thousand dollars, and the market says your home is really worth two hundred sixty five thousand dollars. An agent who overpromises puts it on the market high, and then that house sits, and it sits, and it sits.
And here's the cruel part about a house sitting too long. Buyers start to wonder what's wrong with it, even when there's nothing wrong with it at all, it's just priced above where the market is. Then you end up chasing the price down anyway, and you often net less than if you'd priced it right from the very start.
So when you tell me your neighbor sold high, I'm not going to argue with you or make you feel foolish for asking. What I am going to do is pull the real numbers, look at the actual comparable sales, look at the condition, look at what's happening in the market right this minute, and show you the honest picture. I back every opinion I give you with real market analysis, not wishful thinking.
Sometimes that conversation is easy, and sometimes it's harder, but I'd rather tell you the truth on day one than watch your house sit for six months. That's what serving you looks like, even when it's not the number you were hoping to hear. I don't blow any smoke, and I'm not going to start with you.

I've seen it happen many, many times, and it works a whole lot better than chasing a number that isn't real.
