Good day, everyone. Welcome back to the local Ormeau Property Chat podcast. I'm Brett Reddell, your local area specialist, and today we're talking about how to get your home ready for one of the biggest moments in the selling process. The open home, whether you're putting your family home on the market, or just thinking about selling down the track, preparing for an open home can make a massive difference and how buyers perceive your property.

We want them to walk in and feel right at home, and that means paying attention to every little detail. Today I'm gonna share some practical tips to get your home looking its absolute best answer. A few common questions that sellers often worry about and throw in a secret tip that most people wouldn't think of, but can make the world a difference.

Let's get into it. The first thing buyers notice when they arrive is the front door of your home. So curb appeal, it's everything. Whether you are one of those leafy streets in Ormeau Hills or closer to the action near Ormeau Village, you wanna make sure that the first look is impressive. Here's a few quick wins.

Tidy the front yard, mow the lawn, trim the hedges, and pull any weeds out. Clean the entryway. A fresh doormat and a quick wash down to the front door goes a long way. Add some color. A few potted plants or hanging baskets can really lift the look. Buyers often decide how they feel about the property.

Within the first few seconds. Make sure yours says Welcome home. Right from the start. Next up, the interior. One of the biggest mistakes sellers make is leaving too much of their personal stuff around. I get it. Your home is your space filled with memories and family moments. But buyers need to picture themselves living there, and that's harder to do with family photos on every wall.

How much effort should I put into staging? It doesn't have to be extreme or expensive. Just focus on creating a clean, neutral space. Simple touches like fresh cushions, neatly made beds, and cleared benchtops can make a big difference. We can help you and walk through your home and guide you about staging each room.

So let's get into it. Living spaces, maximize the space. Move bulky furniture if it makes the room feel cramped. At a pop of life, a vase of fresh flowers on the coffee table can brighten up any space. Kitchen spotless and shiny wipe down surfaces, declutter the bench and put away small appliances. Smell matters.

A equip wipe with a citrus center cleaner can freshen the air. Bathrooms, sparkle and shine. Make everything gleam, clean the mirrors, wipe down the tiles. Replace tile towels with fresh, fluffy ones. A touch of luxury, a stylish soap dispenser or a new bath mat can really upgrade the feel. Outdoor areas, tidy and inviting.

Set up a seating area, clean the barbecue, sweep the patio family focus. If you've got a trampoline or kids play area, make sure it's tidy and secure with families. Will appreciate seeing a safe, welcoming yard. Light makes a huge difference. Open the curtains wide. Let in the natural light. Make sure every room is well lit.

If it's a gloomy day, turn on some soft warm lights to create a cozy vibe. If your open home is in the evening or later in the day, consider some subtle background music, something light and instrumental to make the space feel comfortable and inviting. Buyers should feel like they've just walked into their future home light, bright and welcoming.

Alright, here's the secret tip that most sellers never think about. Scent memory. Science shows that certain smells create a positive associations and make a home feel more welcoming. Instead of just using air freshness, try baking a fresh loaf of bread or some cookies just before the open starts. Not only does it make the house smell amazing, but it also gives off that warm homely feel that people connect with.

And if baking's not your thing, a few drops of essential oil like citrus or vanilla can do the trick too. So here's a couple of questions I get asked a lot. Do I need to renovate before an open house? Not necessarily focus on little updates like a fresh coat of paint or swapping out tide fixtures. These low cost improvements can have a big impact.

What are buyers really looking for during inspections? They're looking for space, light, and potential. A neat, well presented home tells buyers that it's been looked after and loved. Highlighting functional family spaces like open plan living areas and outdoor entertaining zones can really win them over.

In Ormeau and Oreamu Hills timing your open house around community events can make a difference too. If it's a weekend with a footy match at the Ormeau Bulldogs Rugby League Club, consider hosting in the morning or late afternoon to avoid clashes. Hosting an open home is about putting your best foot forward and making buyers feel like they're already at home.

Whether it's the first impressions from the street or the warm atmosphere inside, it's all about making people fall in love with your space.
