Good day and welcome back to the Ormeau Property Chat podcast. I'm Brett Reddell your local area specialist. Today we're diving into the question that comes up all the time when someone's preparing to sell their home. Should you go with an auction or stick with the private treaty sale? Now, there's no shortage of opinions on this one.

Some agents will push auctions hard. Others like me lean towards a private sale in most cases, and I'll be upfront with you, I rarely recommend auctions unless the situation really calls for it. Most of the time, private sale is the way to go, especially in our Ormeau and Ormeau Hills market. And I'll explain why.

Let's start with auctions, just so we're covered. Both sides. Most people picture the traditional Saturday morning scene. An auctioneer calling out bids, the crowd out the front. The hammer moment when the property sells, that's pretty spot on. An auction campaign usually runs over three to four weeks with no set asking price, just an agent's opinion on price.

The aim is to attract as much interest as possible, build momentum, and get buyers emotionally invested before they compete on auction day. Now, are there benefits to this approach? Absolutely, but only in certain circumstances, oxygens create urgency and they do set a deadline for some properties, especially those in high demand that can drive competition and push the price up.

There's also transparency. Buyers can see the competition. You can see who's bidding and everything happens in the open. And finally, the campaign is usually short and sharp. You know exactly when the property's gonna market and when you'll get a result. That said, auctions are not for everyone, and they're certainly not my go-to strategy.

Here's why. First, there's no guarantee your home's gonna sell on the day. If bidding doesn't meet the reserve, you're either negotiating afterwards or relaunching as a private sale anyway. Second auctions can be stressful, not just for sellers, but for buyers too. There's public pressure, fast decision making.

It can emotionally be exhausting. And third, many properties just don't suit the auction format. If your home is bit unique, needs a specific kind of buyer, or is in a quiet pocket of all my, all my hills, the competition might not be strong enough to make an auction worthwhile. Now let's talk private treaty sales and why I recommend them.

In the vast majority of cases, a private sale is more traditional method. You list the property with a set price or price range. We market it. We take buyers through and we negotiate offers behind the scenes. It's calm, controlled, and strategic, and it gives you the seller more flexibility throughout the process.

One of the biggest advantages of private sale is flexibility. You're not locked into a single day in time to sell your biggest asset. You can respond to the market feedback, consider offers on their merits, and take your time making the right decision. There's room to negotiate and you're not dealing with the pressure of an auction day.

Second, it's more comfortable for both sellers and buyers. Not everyone wants to stand on the driveway on the front of dangers, making a split decision. A lot of people, especially family buyers, prefer to think through and then make an offer and have a conversation. That's why private sale makes that possible.

Third, it offers more privacy. Some sellers don't want the public spectacle. Some buyers don't want to compete in front of others. Private treaty allows both sides to work through the deal quietly and respectfully. That can make a big difference when emotions are involved, which, let's be honest, they often are when people are buying and selling their family home.

Now, I won't pretend private sales are perfect without the fixed auction day. Buyers can sometimes sit back and take their time, which can lead to more open homes, more follow up, and potentially longer days on market. But here's the thing. With the right strategy, you can create urgency, you can still attract competition, and you can get strong results.

The difference is you do it in a way that suits the property, the seller and the buyer. I'll give you an example. I worked with a family recently who were upsizing their home in Ormeau, Ormeau Hills. We listed it privately, set a smart price. Based on the market and launched with strong local marketing. Within two weeks, we had multiple offers.

The negotiation happened calmly, the clients felt in control the whole way through, and we got a brilliant result. No stress, no pressure. Just a well-managed process from start to finish, and that's what private sale allows us to do. Manage the process. As your agent. I'm not just trying to whip up a frenzy and get it over within 15 minutes on a Saturday.

I'm guiding buyers, talking 'em through the property's value, creating healthy competition, helping you reach the best outcome without unnecessary drama. So when does a private sale make more sense? In my experience? Most of the time, especially if your home is a little bit niche or requires the right kind of buyer, if you want more control over time and terms, if you'd rather avoid the stress of the public spectacle, and especially if you value privacy and respectful negotiation process, are the tier times are still recommend auction.

Sure. Very occasionally, if the market is extremely hot or the property is broadly appealing and there's clear competition, I'll put it to the auction table. Even then, it's a conversation. And more often than not, private treaty gives you better, more reliable path to the outcome you're after. At the end of the day, it comes down to your goals, your timeline, and your comfort level.

There's no cookie cutter situation, but in this place, like all my nor my hills with family buyers and unique homes and a strong local community, private sale is usually the smartest play.
