Music. Welcome to the Southern Nevada real estate Show. I'm your host, ragana. I am a real estate agent and broker, associate with Coldwell Banker, Premier Realty. I have been a licensed real estate professional since 1991 I am also a full time licensed real estate professional. Some of my accomplishments are, I am a quality service award winner, and I am a member of the Veterans Association of real estate professionals. I have assisted in all types of real estate transactions over the years, from first time buyers to experience sellers, and also corporate buyers and sellers transferring in and out of Southern Nevada. And today we have lots of things to talk about, so let's get started, and good morning everyone, and welcome again to my show. How is everyone doing this morning? Let me tell you something. My friend and I, we went up to Mount Charleston This last Sunday, and it was wonderful. It was like 30 degrees cooler than being in town in Las Vegas area. And it's not far away from Las Vegas either. If you can't get out of town to to get away from the heat, there is always Mount Charleston, which is within minutes away. Now there is something for everyone to learn this morning on my show. One important thing I would like to mention for anyone that has not listened to my show recently is the real vitalized program for sellers that I want to get, that want to get the top dollar for their home, however, do not have the money to do the necessary repairs or renovations necessary in order to get the top market price. Well, let's just say for kicks that it does come down enough for the buyers on standby to jump back into the market all at the same time in order to take advantage of the low interest rates. So what do you think would happen as a result of that? Well, do you remember what happened the last time interest rates dropped, I'll tell you what happened. There was a buying frenzy of people bidding on homes, and that is how the prices of homes became so much higher. So you may be thinking, so what should I do then? Should you, you know, should you wait to jump back into the MAR housing market with everyone else that's waiting at the same time along with you. Well, the answer is a hard No. What you need to do is evaluate if you can afford to purchase now and then when the interest rate does drop, then refi the rate at that time, as the saying goes, marry the property and date the rate. Now, for anyone listening right now that would like to sell their home and upgrade to another home, let's talk numbers and see if now is the right time to do this. I want to mention also to the listeners out there that everyone's situation is different, and it's not a one size fits all regarding your real estate needs and goals. As I always mention, a home is normally the most inexpensive asset that someone will ever sell or purchase, and who you hire to represent all your real estate needs and goals matters. I have assisted sellers that live out of state to sell their home, and I handle everything without the seller ever having to come to town. And many of these out of state sellers I have never, ever met now these out of state sellers were referred to me from my past clients that were happy with me when I assisted them with their selling and purchasing needs. I have also assisted out of state buyers with the purchase of a home here in Southern Nevada without ever meeting them in person because they too were referred to me by some of my past clients that let their friends and family know that they can trust and depend on me to always do the right thing by them. Now there are some people out there that think that, you know on a different note, that real estate agents such as myself are only looking out for our commission at the end of the day and not the customer's best interest, because, after all, we get paid on commission. Well, just like any job or career, you will find good, honest people and also bad and dishonest people. It doesn't have to be a sales position to have dishonesty, and not all realtors or sales professionals in general are cut from the same cloth. Being a real estate professional is a career, even though we are officially selling real estate and are not salary employees. Some you know, some of us do still, many of us still keep high standards and have a good work ethic to learn more about me and how I do business. now, I promise to give you proper communication and virtually hold your hand throughout the whole transaction. If you would like a market analysis on your home to see if now is a good time to sell. I am here to help you with that information. And also, I don't remember if I ever mentioned that I am also a marketing and staging specialist. Now the way a person lives in their home is not the way that you show the home to potential buyers, and I am able to help you with staging your home in order for you to get the top market dollar for your home. And on a side note, I remember this so clearly assisting an active duty veteran a few years ago that I never met before, until after, he purchased and closed on his home. I sold them. This is a very heart, heartfelt story, guys, and it's a true story. I showed him homes virtually and did all the purchase paperwork from the computer with digital signatures. I coordinated the home inspection, negotiated repairs for him, title work, kept in touch with his lender, and so much more, since he could not be here in person, and his mother that lived in another state, had power of attorney to sign all his lender and closing documents. I never even met his mother, and I never met this buyer that was stationed in Afghanistan, of all places, until after the closing on his home. Now, this special buyer stands out in my mind to this day because he had shared something so tragic with me one night while talking to him, and what he had shared was that he literally saw his good friend get killed a few hours earlier, before talking to me, and he was so saddened and shook up. Now, the only thing I could say is to stay safe and know that I would be praying for his safe return and that he had some positive things to look forward to, such as seeing his mother, you know, because he's been stationed in Afghanistan like over a year, and also seeing for the first time in person, his beautiful new home that he purchased. And when I finally met this veteran in person, I literally, literally had tears in my eyes, and felt so honored to have to have made such a meaningful difference in his life, to have. His own home to come home to, especially since he had gone through so much while being stationed in Afghanistan, and this was his very first home. You guys, I love working with first time home buyers, but that was exceptionally special. And it's moments like this that is the reason why I do what I do, and this is why I chose to be a real estate professional for my career path to make a positive difference in someone's life. And for those of you listening that don't know this about me, I was born and raised in upstate New York. I was not really close to my father. However, I observed him from a distance, and he was a very successful real estate broker and an appraiser, and I had learned a lot by watching him from a distance. And my mother was the one who actually convinced me, rather pushed me to become a real real estate professional. And I finally caved, and I pursued my real estate career in 1991 which was a year after moving here to Southern Nevada, and I never looked back, and I have many more memorable and inspiring moments. However, I have to condense my moments, since this is a 30 minute show now, who out there remembers me talking about Sony motion pictures moving to Las Vegas. It's true, and it's going to be a large move, creating 10,000 plus jobs. And this is one of many, many things that's happening here in Southern Nevada. And now I would like to share something that I read that really does have something to do with real estate. And it may not sound like it, but stay with me. Okay? And the title to this is being committed versus being interested. I know this title definitely is talking about personal relationships. However, for the purpose of me talking about all things that are real estate related, this truly does hit home. So here goes. When you're committed, you find a way. When you're interested, you find an excuse. When you're committed, you do whatever it takes. When you're interested, you do what's convenient. Now, when you're committed, you do it consistently, and when you're just interested, you do it occasionally. When you're committed, you take accountability, and when you're interested, you point fingers and shift blame. Now, even though obviously these words can relate to a personal relationship. Okay? It can also relate to being on the fence, not taking action, to take the first steps for buying or selling a home, not putting yourself out there to say that this is going to be my year to purchase or sell a home without excuses, putting it off because of it not being convenient to focus on at the time, and making the market conditions such as low inventory the reason not to follow through with your plans to purchase or sell a home this year. Now I am here to let you know that if your goal is to sell a home or purchase a home this year, then I am here to help you. Anything worth having in life takes some sort of effort, so don't be afraid to make this year the best year ever for your real estate goals, and when a person is committed to purchasing or selling a home and not just interested, as the words are spoken regarding being committed versus being interested, that is when real progress can be made for that person's real estate goals. By taking the necessary actions needed to purchase or sell a home, you are now committed to allowing your real estate goals to become a reality. And I know someone out there listening right now needs to hear this. Okay? And this is something I've heard too a healthy and successful business or even personal relationship cannot exist and will not last if these three things don't exist. Number one, mutual and effective communication between both people. Number two, mutual reciprocation between both people. Number three, trust between both people, for example, regarding number one, communication without me, your realtor, effectively communicating with my clients as well as my clients, not communicating their needs and concerns to me will not result in a successful and pleasant transaction. Number two, if my clients and I do not reciprocate with mutual and agreeable language. Actions, not interacting from the beginning to the end of the transaction, and without my clients feeling that we are all on the same page, there would not be a successful and pleasant transaction. And number three, most important trust, if my clients don't trust me for some reason, then there will not be a successful and pleasant transaction. Also, what I have learned and have experienced personally in the last few years is tomorrow is not guaranteed to anyone. Don't take anyone or anything for granted. Be very mindful of communicating effectively with the people you know, without a doubt, will always have your back in both personal and business relationships. Be mindful of how you treat others, because karma is real, and it will come back to you when you least expect it. Treat each day as if it's your last don't put things off until tomorrow what you can do today. It's never too late to do the right thing. And regarding real estate, it's important to think of purchasing a home as a stepping stone to improve one's life. And because prices have gone up significantly in the last few years, if a person doesn't get everything they want in the home they purchased this year, then that person has to understand that at least it's an investment to build on for their future. And as time goes on, that person will have the opportunity to purchase their dream home, and if purchasing or selling a home is your goal for 2024 I am here to help you with that goal and will guide you step by step through the process. It's not about me, it's about you, the client, and being a good listener is a large percentage of being able to successfully help my clients and to be able to give them the best experience possible.
I truly believe that when you go to work and love what you do, then it doesn't feel like work at all. After all these years, I still enjoy and get a rush from handing the keys to a buyer purchasing their first home, and also from selling a home and observing how happy the sellers are when they realize the profit that they made from selling their home. I have a huge conscience for doing the right thing for all my clients, and I literally could not be happy with myself and sleep peacefully at night if I knew that I did not do the best I could to help my clients with their real estate needs. I totally respect my clients, and I'm always, always truthful with them, even if it's something they may not want to hear at the time, I understand that the purchase of a home is usually the most expensive purchase that someone will ever do, and I do take that very, very seriously. Now let's switch gears and get into the real estate stats for July in Southern Nevada, for real for resale, single family homes, condos and townhouses. Knowing the stats every month is educating you the listeners about what's happening in the real estate market right here at home, and is the best source of information since its local information, just for Southern Nevada. Now, here are the stats for the month of July here in Southern Nevada. Number one, there were 2145 single family homes that sold. Number two, there were 400 480,000 was the median price of a single family home that sold. Number three, there were 2062 new single family homes listed. Number four, $499,000 was the price of all new single family homes home listings and number five, $550,000 is the median price of all single family homes available new and not new on the market, excluding offers now 69.9% of all single family Homes went from available to under contract in 30 days or less. Now let's switch gears to condos and townhouses. There were 619 town homes and condos combined that sold. 296,000 was the median price of all condos and town homes combined that sold, and there were 826 new condos and town homes listings combined, $295,000 was the median price of all new condos in town home listings combined, and 282,500 was the median price of all. Condos and townhome listings new and not new on the market combined, excluding offers, 61.6% of all the condos and townhomes combined sold in 30 days or less.
