Hello and welcome to another episode of the Elite Real Estate Agents of Southeast Queensland. Now today's guest is Shane Conland from Image Property, a specialist in UBA and the wider 4 2 1 3 area. He's got 11 years, uh, experience in real estate and can you believe this? Over 205 star ratings and his recent performance snapshot showed a nine 20 K medium price.

Good day, Adam. Thanks very much.
Excellent, mate. So tell, tell me, give me the, the journey. Where did, um, where did it start? How did you end up in real estate?
Yeah, I guess, um, for me, uh, growing up being very competitive and, you know, chasing a dream of being a professional, BMX rider, freestyle, BMX Rider, uh, got to a point where I had a few injuries and that sort of started being a, a bit too hard to achieve and I was also starting to get older.
And I always said, uh, to myself that, you know, as soon as I decide to have a family. That the BMX extreme would get put to the side. Mm-hmm. And I would have to pursue that career. Up until that point. It was fair game travel ride, have fun, do as much as I can. But, uh, you know, obviously being a father was, was pretty, is was always high on the, uh, to-do list.
Sure. And pretty important to me. So, uh, I actually broke my ankle the day I found out I'll have our first, our first child. And, uh, from that point I said, okay, well let's get into, let's get a career. Real estate was always just in the back of my head. So I was just like, you know, let's, let's run with that to begin with, see how it goes.
And I fell in love with it from the very start.
Okay, great. Well, I do wanna talk a little bit about the BMX. 'cause you were a very, you, you were very good, weren't you? You were, you, you were at a very high level.
Yeah, I was. I um, I was fully sponsored, getting traveled around everywhere I wanted to go.
Pretty much reached, got as high as you could. Within the Australian scene. Mm-hmm. Um, the next step was the, uh, the, the American competition scene, which was huge at the time. Uh, the big competition over there at the time. The series was, uh, the, which I, um, got accepted to go and, um, you know, qualify for.
Wow.
Uh, and then, you know. X Games, obviously everybody knows that would've been the dream. Um, Olympics weren't quite there yet, but unfortunately tore my ACL in my knee. The about three or four weeks before I was due to fly out to the States.
Really?
Which was
that in, was in a, in a, in a bike,
yeah. Yeah.
Crash accident.
What do
you, whatever you call em. Yeah, just competing. And, um, I just slipped a pedal and put my foot into the back of a landing ramp and hyperextended my knee and there he goes. The ACL. So. I actually still went to the states not realizing I had a torn a CLI just thought it was, you know, sore. I competed, but I just couldn't, I couldn't ride at the level and my mental game wasn't there, so I, right.
So I ended up, uh, coming home, getting it fixed. Saved again and went to go again. And I actually missed out on getting into the qualifying for that. 'cause you had to enter it by a certain time and the spots were quite limited. Yep. Uh, so that year I missed out and then the following year I went to go again and I actually done my labor room in my shoulder for the first time.
So I've had two shoulder reconstructions now. So. That kind of just
for whatever reason, just sounds like it wasn't meant to. Meant to be.
Not meant to be. And I dwelled on it for a lot. I
was gonna say, that would be pretty devastating.
It was heartbreaking for a little while, but. I look at my life now and my family or my kids and you know where I'm at and you know, my future, you know, 'cause BMX only, especially at a competitive, you know, any, any sport at a competitive level.
You are, yeah, mid thirties. Yeah. Especially for a high. Intensity sport. Mid thirties is a very long career. Yeah. So I look at it now where I'm 40 this year and it's like, well, you know, I'm, I've set my life up pretty good to have a comfortable future, so
Sure.
It's, and my children as well.
Okay. So where did, uh, the real estate journey start?
How, who, who were you working for? Who were you working with? Yep. Um. How did you get, what was your first step into it?
Yeah, it was interesting. I, um, I did a, a training and all the life, um, the certificate with a, a company up in Brisbane, which I was gonna work at, at one of their offices on the Gold Coast, didn't work out.
And they actually. Told me that I'd never make it in real estate,
really.
Which is, uh, which was quite interesting. But they, the way they operated was different from the way I operate now. I different ways of, I guess, prospecting, looking for listings. Sure. Yep. Um, so a couple weeks I didn't even, for a couple weeks I didn't even bother.
Uh, I was like, okay, this isn't for me. And they kind of got me in, chewed me up and spat me out. And then I thought to myself, I'll go. Approach a couple of other officers and just see if there's, you know, if it's a little bit different. Someone actually suggested to me that there are different ways,
yep.
That you can do things and that I definitely should. Go and look at some other options. So I spent one day, I dropped I think seven or eight resumes around Rubina and Mudra Bar, and I got three agencies that said, Hey, we, we'd give you a shot. Sure. But two of them offered to put me on a retainer, one didn't, uh, which was, uh, first National and Mudra Bar.
Yep. But I sat down and I met with Murray Dhy, who is a, you know, he, he taught me pretty much everything I know, everything I know up to this point. And, uh, I'm actually so grateful for meeting him as him and his wife. Di Vanderbilt were, you know, just, just amazing people and, you know, did so much for me that I chose to continue working the job I was working, which, you know, I was just doing an InBetween job at a service station.
Mm-hmm. Then I worked in disability for a couple of years before that, uh, and he said, you know, come in for a couple of hours after lunch after I'd finished my shift at the service station. And we'll give you all the tools. We'll tell you what to do. And, uh, and he said, but I, I don't believe in putting people on retainers because they get comfortable.
Sure.
And I said, you know what, I like that. Yeah. Let's, let's, let's run with that. I've got a job. And that way when I do earn some money, you know, I'm, I'm, you know, I'm not paying back a retainer.
Sure.
And, uh, yeah, that, that was 10, nearly 10 years I was with them. And, uh, you know, obviously Murray's still in the industry in a, in a small capacity.
Sure.
And, uh, yeah, still really good friends with him and, um, yeah, appreciate everything he did for me.
Sure. It's, as we all know, is real estate owners. It's very hard when you, when you first start out from, you know, from the starting blocks with, with nothing. No, no name, no reputation, no referrals. Um, you are doing it.
As you've sort of said part-time. Yeah. Essentially, how long did it take for you to, um, quit the servo Yep. And go full time?
It was, I think it was nine months to quit the servo, but it started, uh, it started out I would go in, so I'd work at for the first, and we just had our first kid as well, so it was, was pretty full on.
But I would do from 5:00 AM till usually 12 o'clock lunchtime or, or an hour, either side of that. Mm-hmm. Uh. Five days a week, and it was from Sunday through till Thursday. And then I would go into the office, uh, afterwards. And then, uh, Saturday was, uh, Friday and Saturday was full day. I did full days in the Yep.
Thing. So I, I effectively, for the first year, I think I only had three days off. And I went just, I just went all in and uh, yeah, it took me six months to get a listing. Yeah. I had no data. Like your typical real estate agencies, now they have a call list. I had none of that. It was literally, Murray would print me out.
300 flyers per day. Black and white flyers di would design them for me. 'cause she was a, she was really big on marketing and I would go out and I'd walk the street every day and I'd just, anyone who I'd meet along the way, I would stop and talk to in their garage on their front lawn. Um, the little bit of data I could get access to through RP data.
I would do a little bit of calls and I still, I I'm still not a huge caller.
Yep.
Um, I still door knock, I still go out and I talk to people every day. Uh, dropped. 300 flyers this morning before I come in for this podcast. Wow. Uh, up at five o'clock. And surprisingly, there's so many people out walking around at that time of morning, six, seven o'clock.
There are people everywhere. Yep. So you, you can talk to people and it's a very friendly way to approach people. And, you know, that took me, I think, yeah. Like I said, getting back to long-winded way of getting back to your question, nine months and then from there it kind of just took off.
Yep.
I think I did maybe, uh, in, I think I did about five or six sales.
By that 12 month period. Wow. So I went from sort of nothing and me going, this is getting pretty annoying. I want, so I just want something to happen. Yep. To then it just kicked off and, you know, I don't think I've done less than I think that year I'd about within a year after I did about 12 or 13 sales and you know, I've never done sort of less than that in my
whole
career.
Sure.
Okay. And mudra your patch.
Yep. Love Muji.
So, um, are you, are you a local There? Did, have you lived there? Um, why Mud Bar?
Uh, I think I've, I fell into Mud Bar based on the fact that I was living in Merrimack when I decided I was gonna get into real estate. Mm-hmm. And I went and just approached all the offices within a very close proximity to my house.
Sure. Um, I started with Mario. I was there for, you know, obviously nearly 10 years. So. I just, you know, I, I, I listened to a lot of training mm-hmm. At the very start and went to a lot of training and, uh, Aaron Shiner a very well known trainer in, in the real estate space. So I suggested you find a patch of, you know, a thousand, 2000 homes.
I'm, I'm, I'm at a, I've got a patch of about 2,500. Yep. Uh, and he said, you just. Become a household name in that patch.
Yep.
So I just stuck to it. Sure. And just try to get everybody, get to know everybody in that area. I still do, I do a lot of sales out of area here, just through repeat and referral work.
Yep.
Sure.
But um, but yeah, stayed there. And interestingly enough, when I was riding BMX and I was living in CS Harbor, which I grew up in, my teenage and early twenties in CS Harbor, I'd come up and compete on the Gold Coast. Had friends that lived in Mudra Bar and had a skate park in their backyard. Right.
In Mudra Bar. Yep. So I used to come up and stay with them, ride their ramp. It was funny. I was, it's like it was meant to be. It's, it's, I still drive past that property all the time and go, I used to come up here before even, so for some reason Mudra Bar has just stuck with me and I just like the community as well.
Oh, fantastic. It's, uh, it's a great community.
What is it that you like about Mudra Bar?
So it's, it's got your, so I grew up, you know, when I was young, I was, I lived on dairy farms mm-hmm. With my, with my parents, uh, mudra bars. Got that. Country community feel where people are quite friendly, get along really well.
You know, Metro Bar has been voted the most friendly town in, I think in Australia or in Queensland a number of times. Yep. Uh, you know, they just got, last year got voted the best regional suburb in Queensland to bring up a family.
Yep.
Um, and then I just. Yeah. I just like it. I know. I, you know, you want just feel it.
Yep.
You just feel it. No, I know. And, um, and, you know, it's, it's, we're getting some really nice, um, cafes and restaurants and, you know, local, you know, there's lots of things to do there that, you know, when you're a local, you, you get to know those sorts of things.
Sure. So, what do you, what do you love about the job?
What do you love about being a, a real estate agent?
Look, I like the thrill of the chase. Yep. Like, it's, the, the funny thing is that I, when the BMX Dream was over. And it was a very tough thing to, to get used to, I guess. Not getting that. I, I'm a big adrenaline junkie. I love, I, yeah, I, I love getting pumped up.
Sure. I get excited. I'm, yep. I can get very excitable at times. I found when I actually got into real estate and I got my first couple listings, I got my first couple of sales. It was the same buzz I got from winning contest or lending new trick, like I remember. I, I still, every once in a while now, I'm still, I walk out of a listing presentation or I walk out of getting a deal together and I'm, you know, hitting the steering wheel.
Yes, I did it, you know, you just, or if you worked for it, you know, you, you spent three years helping a person through the journey. Like, you know, from them. I'm not, I have no interest in selling Shane, but. I'd love to keep informed with how the market's performing and you stay in touch in a, you know, in a, in a friendly capacity and just provide the information they need at the time.
Yep. And you build a relationship with someone to the point where they call you and say, Shane, you know, you are the guy we want you to be the one that that gets your house, um, you know, sold for us and for the best result.
Sure.
And that's, that's an, that's an awesome feeling. You're like, okay, I've, I've helped this person and this person actually trusts me.
So that's a, yeah. That's a pretty cool thing.
Sure. How would you, um, how would you describe your, your selling style then?
Yep. Pretty relaxed. Yep. So I don't like being sold to, I try to treat people how. I like to be treated. Mm-hmm. Um, hence while I don't like cold calling too much. Yep, yep. It, uh, it, it sucks and it, it sucks and it's happening to you.
Yep.
But, um, essentially I, you know, if I can help someone, you know, obviously I've gotta make a living, you know, I've of course, you know, and I wanna make a good living. I wanna support my family, and that's, that is all part of it as well. I'm not gonna lie. Mm-hmm. You know, the remuneration aspect of it is, is fantastic.
But the, the whole helping someone from point A to point B, you know. Most people don't do this a couple of times in their life. They don't know that, you know, it's not as simple as just putting it on the market and then getting it sold. Like I had a had one a couple of weeks ago where the deal was gonna fall apart.
But, you know, I had to get into, I had to talk to both solicitors, both. Both by and seller. And we had to work out a way, 'cause this seller was pulling the pin on the deal and this guy just put his house on the market, got a contract on it, and his bank had dropped the ball on getting his finance ready in time.
Oh. Had promised him certain things that they couldn't facilitate when we got to an unconditional situation because there was no deposit and there had to be a way around it. And you know, because I've had so much experience, I knew that the path to take, and I talked to both solicitors directly, I talked to both buyer and seller directly, and I explained the path, how we navigate this.
And the cell was literally, he was inches away from. Pressing the button to, to can the deal.
Yep.
And the, the, um, guy won, won't say his name, but he was an older fella, very, very stressful for him. And he, he shook my hand when it settled the other day, and you could see the tear on the side of his eyes, like, Shane, I can't believe you got thåis together.
I thought we're gonna lose it. That, that for me is the, that's you. Even right now I'm getting a little bit of goosebumps thinking about it. 'cause I'm, it made me feel good. Sure. And there's not many, not many places you can go to work and you can get that feeling like you, you, you know, you work a job, you love you, you're kind of not really working a hard job.
It's, you Sure. I dunno how I do explain that properly, but it's, it's just a great feeling.
Yep. Love it. So, um, look, one of the things that I mentioned in the, the intro was how quickly you seem to be able to, to sell properties. Yep. Is there a secret behind that?
Uh, not, not a secret, but it's just about having the right process and strategy.
And, you know, when I finished at First National, I was looking at different agencies and I, I started working with Image. One of the things I really liked about Image Property was the training and the, you know, they, they, every little aspect of the real estate process, process is, they've got a great strategy for it.
And, you know, one of the great things about, you know, or one, one of the. Not, not the great things, but one of the things about real estate is, you know, when you list a property, there's only a small window of time where it's new and and exciting. It's like anything that comes out when there's a fat deal, there's, everybody wants it.
Until they don't. And then all of a sudden, you know, thing fads die and things, things phase out. So, you know, making sure that everybody knows about the property, who, who I have access to informing, uh, whether who I've met in the past or, you know, even the, the, the neighbors. Making sure that everybody knows the property's coming to market before it actually goes to market.
Yep.
Is critical. And you know, like I said, it's, it's such a stressful experience.
Yep.
If I can get the deal, you know, generally like to have two weeks on market if I can. Mm-hmm. Um, but it's always at the seller's discretion. Um, you know, having, being able to, to, you know, provide the seller with eight or nine offers or sometimes even more at the, at the end of the second week, you know, they know confidently they can, they can.
Sell the property in that timeframe. If there's only one or two offices, then they're like, well, you know, why should I be taking a deal now? But the reality is we spent two weeks pre-marketing, right? So that's knocking on all the neighbors door doors, doing your social media marketing, getting it on the local community page, uh, realestate.com, and, uh, domains coming soon.
Databases. And then given the fact that I speci specifically focus on mudra bar. Yeah, generally speaking, I've met a lot of the buyers that are gonna come to the next open home. Yeah. So I just sold a property on the weekend. I've got another one coming up this following week. I've got 30 buyers I met at this property.
Yeah, because that was such a long-winded process. Uh, sorry. It's such a, um, long process. You know, it's actually four weeks, not necessarily two, um, that I've been dealing with these buyers coming into the next one. Yep. They go, okay, well I've got already got 30 people, 40 people that I'm gonna notify before it even goes live.
Yeah.
And then, so they're there for the first week. They, they go to the second open homes. They usually do multiple open homes in, in the first week. I like doing Thursday afternoon, Friday afternoon and Sunday mornings. On the first week. Skip Saturday completely.
Okay. That's interesting.
Yeah, because every, every agent on the Gold Coast has an open home between nine o'clock and 12 o'clock on a
Saturday,
on a Saturday.
My job's to help people fall in love with the property.
Yep.
So if they come, they come at, you know, the ones that really like the property come at the, uh, you know, the, the evening viewing on the Thursday or the Friday.
Yep.
They go and look at the, you know, four others they wanna look at on the Saturday, and they come back on the Sunday.
All relaxed. Yeah. You know, they're not trying to drag a kid screaming through the property Yeah. In a, you know, in 10 minutes and look and, okay, we are in and we're out. They come back on the Sunday in a relaxed
and it's a second viewing, and so they've probably set the, get the kids looked after and really have a good, proper look and ready to make an offer if, um,
that that's, that's exactly right.
Rather than the, the quick through with everyone else around and
Yeah.
I better jump in. Yeah. Not knowing necessarily it's.
That's, that's exactly right. So, you know, like I said, you know, given the fact that they've had plenty of time to plan to get to, to our open homes, sometimes we even do a VIP inspection for the, for the people that we're already dealing with.
Yeah. In the week prior. Um, by the end of the first week, we're finding, I'm, I'm finding we're getting anywhere from five to 10 offers on every property. Yep. Yep. And at that time, I have a discussion with the seller, would you like to run another week or would you like to. You know, look at exploring these avenues now.
And it's always the sellers, the sellers call, they'll ask me for advice and I'll give 'em the best advice I can, but they make the call. And then sometimes we do the deal at the end of the first week or we go the second week and go, you know, and generally, we'll, we've got a good handful of offers by then, and we're usually under contract by then.
And the good thing about that for a seller, I guess, is, you know, building a pest in finance are always a bit of a tricky, tricky thing moving forward. When that many people have made an offer on a property, buyers are less inclined to. Yeah, I understand when there, there are issues with the property that have to be addressed, but they're less inclined to make silly comments about the property or try and get discounts for unrealistic things, which, you know, buyers entitled to ask for whatever they want.
Sure. Which is, you know, and, and I'll, I'll facilitate that conversation, but, um, if we have, you know, 10, 10 backup offers. Are generally pretty comfortable. Okay. Well I'm not gonna muck around over something silly, I'm just gonna move forward.
Yep, absolutely.
And it, it saves a lot of headache as well.
Okay.
Tell me more about image property. 'cause um, they're a bit bigger than I, I thought I hadn't heard of them. Yep. Um, before, and we obviously had a bit of a chat before we, uh, we went on air, but, um, tell me a bit, a bit more about, uh, them as a company.
Yeah, yeah. Look, couldn't speak highly about, highly enough about them.
I, uh, when I, when I'm. Was leaving First National when I was made the decision to change. I'm quite loyal and I like to stay. I always stayed with the same sponsor. I stayed with First National Murray for, for as long as I did. Uh, even though I had people making, making me very generous offers, um, I, I wanted to make sure that the company I chose to go with.
I was, you know, it was a company that I'd be prepared to stay with for as long as I did then. Sure. So I actually met a, met a guy when I was looking to purchase a property, uh, Benny Ratcliffe, who works, uh, the ity area, right? Great, great fella. Um, really, really, uh, got a lot of time for him. Uh, I said, oh, I said, what's image?
And he goes, oh mate, it's this company from Brisbane, uh, Adam, um, Adam's a, you know, he, he's a gun. He's, uh, you know, he's. Done some amazing things in the real estate space himself at Man Brickham. Sorry. Um, he said, look, he's working with, uh, a property management company called Image Property. They'd already had a sales arm for a couple of years, but Imager actually based on reviews on Rate, my agent and the number one property management company in Queensland have been for, I think four or five years running.
Wow. Um, and, uh, have a huge and very successful property management business. Then Adam got involved and they've grown the sales arm, I think over the last four or five years. And, uh, now we've got a hundred plus agents across Southeast Queensland and we're all working collectively. So with your big franchise models, I dunno exactly how each and.
Everyone works. Yeah. But, um, you know, technically, you know, every franchise model, uh, franchisees and licensees is different from the others in those bigger, bigger companies. With image, it's just one, you know, one board of directors. And we're all working collectively. So I believe we're over a hundred, well over a hundred plus agents Wow.
In Southeast Queensland. Uh, and they recently opened up an office in Palm Beach, which is headed by Cameron Cullen, who, uh, is, you know, was a gun up on the. Redcliffe Peninsula, and he's, uh, running the office down here. And, you know, we've got some pretty big things in place. We've got some really good agents working for us.
This thing, I think there's five or six of us in there at the moment. Mm-hmm. But, um, plans to grow on the Gold Coast and they will be a name to, to look out for. Okay. It'll, it'll pop up more and more. Yep. Like I said, the, the office has only effectively been here for. Four months I was working remotely Okay.
For that, for sort of 16 months before that.
Sure.
But, um, yeah, watched the space.
Okay. And, uh, did have your results yourself improved since joining? Since joining Image?
Yeah, a hundred percent. I think I, I dunno necessarily whether my results have changed as much because I've, I've, I don't try and sell a hundred properties here.
I'm, I'm not focused on being number one. Yep. I've got a family, I like to spend time with them. They've made my job a hell of a lot easier.
Right.
And that translates to making the experience for my buyers and sellers and anyone who I deal with a lot better. Excellent. So, you know, one of the, the themes that gets thrown around a lot is everybody deserves a home.
And it's our job to provide the best experience in property and hands down, the directors filtering down to the sales and, uh, marketing, you know, coordinators. Mm-hmm. They are every day developing better systems and better tools for us to provide. That experience for our buyers and sellers. And I know you touched, you might have touched on my, uh, my, my reviews.
The reviews. Back that up.
Yeah.
So, well,
what does a, a perfect client experience look like to you?
Uh, look, it's just trying to get there from point A to point B with the least amount of friction possible. Now, unfortunately, it's real estate, it's very emotional, it's highly stressful. So if I can take the pain points out of the process by knowing when to have a conversation with someone, knowing how to guide them through the process, then that removes those little pain points.
And then when it comes to actually getting that deal across the line and signing that dotted line, well, with image, we don't actually use paper. Everything is completely digital. Yeah. Which is one of the best things ever. Um, you know, when they're squiggling on their iPad or their phone, their their signature.
You know, they're confident. They know that the, you know, they've gotten the best result they possibly could, and they're comfortable moving forward. And if they, you know, walk away knowing that, you know, I, I have got the best. Best price I can, and, you know, the process has been as seamless as it possibly can, then that's, that's, yeah.
That's all we can ask for.
Yep. Love it. Love it. What, um, can you describe a, a career highlight that you've had a, a, a sale that, you know, you, you went the extra mile or something that sticks out in your mind?
Every, every deal you do has got, has got. Its good and its bad.
Yep.
I can't say I've had one that I probably got my, my probably, I've got two stories just 'cause you've just sort of sprung that on me.
Yep. And they're, they're the first two that popped in my mind almost at the same time, my first ever deal. Yep. Uh, this was, I guess my make or break in real estate. The first deal I ever put together, uh, the seller passed away between unconditional and settlement.
Oh, wow.
So it was, uh, yeah, and my, and my boss Murray Times said to me and said, I, I've never even dealt with this in my 25 years in real estate years.
And this is your first one and this is my first one. And that's like six months in. And I'm like, I said to him, I said, what do I do? The son rang me and said, you know, the, um, unfortunately I can't, I can't remember the fellow's name. That's, that's terrible. But it was. 11 years ago now. Yes. Yep. Uh, had passed away.
He was, he was unwell and I knew he was unwell. Um, and we had a, we had a really hot night and he, he passed away overnight and poor feller. And, um, yeah, it was, had to go through probate and the wills disappeared and all of a sudden trying to settle this property. Was it, it didn't happen, but it. I was lucky if Murray jumped in and helped me 'cause I wouldn't have known what to do and the solicitors sort of sorted it out.
But it took six months to settle. We organized for the sellers to move other, the buyers 'cause they had just sold their property to move into this one. So the, the wife had moved out and they went in under license and then the family had to sort everything out after that. So that was, that was my introduction to, to real estate.
And then I did a deal a couple years ago on Christmas Eve where I drew, drove out to, oh God. It was an hour past Buna. The people didn't have any. They, they, they went off the grid, sold their property. They bought massive farm out there. They were completely off the grid. They didn't have a printer or a scanner.
It's Christmas Eve and I drove three hours out to get a contract signed. And I drove three hours back and I gotta see some of the, you know, I guess west of Brisbane, out past Swi and Boer and, and parts that I've never seen before, which was really cool. Like, I was like, you know, this is not a hard thing to do.
But yeah, that was just a, one of those out, out in the ordinary things. But to get the deal done before Christmas, I was like, you know what stuff it, they, they were gonna drive in, uh, just after New Year's. I'm like, well, I'm not waiting, you know? Yeah. The buyer's not buyer might not be around.
Yeah.
After that, after that time.
So I was like, uh, don't worry. I'm driving out, gimme an address. And I was like. That's a drive. But
yeah,
we made it happen.
Did it? Good one.
Yeah.
Alright, so, um, a few figures. What's, um, I think we said your, your median house price. It's about nine
20.
Nine 20.
Yep.
Okay. What's the, what's the. The highest price you've ever achieved for a, a property?
Yeah. So to be honest, I don't actually know. Um, it'd be, I think it was about 1.55.
Mm-hmm.
Um, where I work in Mudra Bar, it's not the most expensive suburb. Sure. It's not the most cheapest. I do a mixture of townhouses and houses, so I sell a lot. Of properties around that 1.3 mark at the moment. Sure. I sold, I, I used to sell quite a few acreage as well.
I've kind of steered outta the acreage in Mbar and focused on a little bit more residential that I wasn't focusing on before. Um, but there was a couple of properties. There's one in San Fernando Drive a couple of years ago. I sold for 1.55 I think it was.
How many properties have you sold in the last 12 months?
Uh, yeah, so my, uh, my numbers for the last, uh, 12 months are I think would about 29. 30 sales. I think it's sitting at, I've got,
wow,
two settling shortly. I usually aim to do between 30 and 40 that'ss kind of my target because I can manage those quite easily on my own and make sure that every, uh, client be, whether it be buyer or seller.
Or even just a buyer make an inquiry will get me.
Yep.
And it's a very personalized service. So, and that, and with that, I can return pretty much every inquiry that comes through to me. Obviously the old one slips through the cracks that just, you know, you can't, you can't help that, of course. Um, but, you know, I make sure that every, every seller, every question a seller has is always asked.
Yep. And, you know, within 24 hour period, same with a, with a purchasing, uh, client. And then, uh, and then, you know, any inquiries that come through and make sure that they're getting. So a, a, a full service. Uh, hopefully this year the plan is to potentially maybe grow into a team, which is something Yep. A new avenue that I'm exploring.
Um, and maybe increase those numbers a little bit, but I don't have any aspirations to be the, the number one or the king or the guru.
Sure.
I just want to get in, do my job, do it well,
my quick fire round.
Okay.
All right. One word to describe your negotiation style.
Uh, relaxed.
Awesome. Three words your clients would use to describe you?
Uh, honest, reliable, and available.
Biggest myth about real estate agents?
Uh, we all have a Rolex.
Okay. Fair enough. Sorry,
I couldn't think of anything.
That's all right. Weirdest thing you've seen in an open home?
Uh, yeah. I had a. We believe it was a, a young child peeing a cupboard.
Really?
Yep.
You'd hope it was, was a young child.
Yeah, yeah. Yeah. So, um, yeah, it was a bit interesting. So I, yeah. As you do, pay, pay for 'em to get some carpet cleaning.
Yep.
Uh, I dunno how it happens. We, there's actually cameras on the property, so they could see sort of, they on the, on the CCTV, but we didn't know exactly. How that happened, right? Yeah.
Alright. Your number one top tip for sellers when they're selling their property.
Yeah. It's probably don't fall into the trap of who can give you the best price. The real, the uh, who, who says they're gonna get you the best price. Right. Who the reality is, we as agents, dunno what the property is gonna sell for.
We, we can give you a really good indication, but. Trust, uh, go with the agent that has the best systems and process. To get you to the highest price or get you to the premium because the, you don't just put the property on the market and then you get the highest price. It's a process. You build momentum with your purchasing clientele and work with them to see how far they are willing to go.
And the more people you can put in the comp in competition with each other, the more valuable the property becomes.

Yeah, do your research. Um, I've got some great reviews, um, that are all based around the Mud Bay area.
Um, I've got a great system and process that can facilitate that, that best price. And, you know, I'd love to just sit down and have a chat with you and show you what that looks like. Um, you know, I'm no never gonna pressure you into anything you don't wanna do. But I will give you the best advice I possibly can based on nearly 12 years worth of experience in the area.
