Hello and welcome to Market Moves ETX. My name is David McAtee, and I’m a real estate agent with Realty ONE Group Rose here in Tyler, Texas, serving buyers and sellers across East Texas. Today I want to talk about something that comes up a lot in my work, and I think it’s worth sharing with you.

One of the questions I hear pretty often is this. Why do some homes just sit on the market in East Texas while others seem to sell right away. It’s a fair question, and the truth is usually simpler than people think.

Most folks assume it has something to do with the market being slow or interest rates being high. Those things matter, but they’re not usually the main reason a home doesn’t sell. What’s the truth is that homes don’t sell for a handful of very specific reasons.

The biggest one, and I’ll be honest with you, is price. You can have a beautiful home in a good Tyler neighborhood, clean, updated, staged right, and still not get offers if the price is off. Buyers today are paying attention, and they know when something doesn’t line up.

I had a listing not long ago that had everything going for it. Great curb appeal, solid location here in East Texas, and it showed well every time we walked through it. The only problem was the price was just a little ahead of where the market said it should be.

We had showings, people liked it, but nobody made a move. After a while, it started to sit, and once a home sits, buyers begin to wonder what’s wrong with it. That’s just how people think, even if nothing is actually wrong.

Once we adjusted the price to match what buyers were seeing out there, things changed pretty quickly. Interest picked back up, and we ended up getting it sold. Same house, same condition, just a different number that made sense.

Another reason homes don’t sell in Tyler, Texas is presentation. Now I’m not talking about having everything perfect like a magazine. I’m talking about making sure the home feels clean, open, and easy for someone else to picture their life in it.

Sometimes it’s small things like too much furniture, personal items everywhere, or just a lack of light. Buyers walk in and if it feels heavy or cluttered, they move on. It doesn’t mean the home isn’t good, it just means it didn’t connect.

Then there’s marketing, and this one gets overlooked more than it should. If a home isn’t being shown properly online, you’re already behind before someone ever steps through the door. In today’s world, your first showing happens on a screen.

Good photos, clear descriptions, and getting the home in front of the right people matters. That’s part of the job I take seriously when I’m listing a home in East Texas. You want people to feel something before they even schedule a showing.

Now let me answer this directly, because this is something people search all the time. Why do homes sit on the market in East Texas. Most of the time, it comes down to price, presentation, or exposure, and usually a combination of those three.

It’s rarely just bad luck or a slow market by itself. There’s almost always a reason you can point to and fix. The key is being honest about it early instead of waiting and hoping something changes.

And I’ll tell you this from experience. Honesty in that moment matters more than anything else. It’s not always easy to tell someone their home is priced too high, but that conversation saves them time, stress, and money in the long run.

At the end of the day, I don’t see this business as selling houses. I see it as helping people make the right decision at the right time. Sometimes that means adjusting course instead of pushing forward.

The right decision is usually the one that lines up with reality. When you get that part right, everything else tends to fall into place. And when it does, that’s when you get to celebrate, and I’m still a big believer that a good closing deserves a ribeye.
