So ladies, you're gonna have to fill me in all about the real estate market over the past week. As you know, I was out of town, so I kind of, I was on holiday. So welcome back. Thank you, with very spotty internet connection, unfortunately, or fortunately. So fill me in, what happened in the last week, guys? Well, I've definitely seen a bit of a slowing in the market. I don't know if you guys have all seen that. But I've spoken to several agents who are saying that showings are much slower than you.

And yeah, when you go to book a showing, I see that there's, you know, unlimited availability for showings. So that's quite a change from what we've seen. But I did speak to a home inspector, I was on an inspection this week, and he said he's super, super busy. So I'm not sure how that connects. Could be there are more buyers waiting for more rate drops. I'm not sure.

But the risk is that when the rates drop, you know what happens to house prices, they go up. So it's probably, you know, for buyers, I think this is really a really good time to lock down something. Yeah, we've been telling our buyers that as well. We do have, we have quite a few buyers suddenly signed that are waiting to see homes. You know, they have favorited all their homes. We can actually see when somebody favorites a home with a little heart. So that's kind of neat and it comes right to our phones.

So when we try and book things with them, they're saying that they want to book into the next week. So they're in certainly not in a rush for sure. They're in they're in summer session. I think summer session is in. Hey, we're just hitting the end of June going into July. We're coming into a nice big long weekend. And I think, I think the graduation as you were saying, graduations happening and I think that really played into what was happening with the buying and the selling.

People just want to enjoy, they want to enjoy the time, they want to enjoy their spaces. We have some buyers putting their buying journey on hold just temporarily because they want to enjoy the summer, they want to go and travel. But keep in mind, you know, we're still looking for these perfect properties for them and when that property comes up, well, they're going to jump. Like this is... It seems active enough, just like not really a fire at the moment. Yeah.

I mean, I definitely see from what I when I was talking to Cori while I was away, it was definitely somewhat active, but just no real urgency. There's no urgency. Definitely. And it's funny because we had we just had a buyer reach out this week and they wanted to see a listing that's out in Rockland. And it seemed like a very, very attractive price. It was listed at, you know, $700 ,000 and, you know, it looked like an awful lot of house for the money. So she reached out to us and said.

Yeah, I really want to see this. What's the catch? So of course we can look and they were holding offers. They were holding a presentation date. So I explained to her and she's okay. All right. So what do you think it's worth? So like just doing a quick glance I figured, you know, this is gonna go for at least $8 .50. And it was listed at what price? $6 .99. Wow. Yes. So we do the research and you know, tell her that we booked the showing but before...

before the showing time she just decided, you know what, I don't want to get involved in this kind of competitive stuff and we're not quite ready anyway. So long story short, I see this house come back on the market last night listed for $995 ,000. Wow. So that was the expectation.

Yes. And they listed at $6 .99. Yeah. And it didn't happen. They didn't get it. That's very 2021. I mean, the buyers right now do not. It's so 2021. Such a different world. The buyers don't have a taste for that right now, I find. You know, they don't even expect to pay that much over asking. No, because here they are. I mean, if you're looking for a million dollars, like that might not be the strategy at this point. At this point, I agree. I agree as well. Yeah. That's not the way to go. So I thought that was kind of...

That's an interesting story. Yeah. Yeah. We'll see what happens with that house now that it's listed at the desired price. Will they get it? I'm going to be watching it. Yes. So is everyone else. Yes. And it's a little bit of a hike from Ottawa. It's Rockland. Rockland. Yeah. We're talking about Rockland. Yes.

So speaking of the market and what's going on in the market over the past week, I think a really hot topic that we've been seeing on the news is those rental scams. Yeah. And that's been interesting. So what do we think? Yeah, it's been going on for a while, but this became, you know, big news. It was reported. And so unfortunately, you know, there are some terrible people that they're posing as realtors. And I guess this

specific story that came out was that someone had called a locksmith to a home that was rented in Barhaven and an N -unit town home and they called a locksmith and unfortunately the locksmith opened it up for this person.

And according to the person who actually ended up renting through them, the person posing actually even looked like the person on the sign. That's scary. Full of the locksmith too. Full of the locksmith. And so the neighbors said that there were quite a few showings that day. So they did a full day of showings, took people's money. This particular person took the deposit. Which is typically first and last month, right? Exactly. So thousands of dollars. Yeah. So very sad.

So how do you protect yourself against these kinds of scams? Well, the first thing that you should really note is that you never give a deposit to a realtor directly. Correct. Okay, so that's something that's never done. The deposit is always given to the brokerage. So that's something very, very important, you know, because first and last month can add up to $5 ,000 very easily. So that's something that you want to do. And never cash. And never cash. Exactly.

So to the listing brokerage, never to the realtor. Yes, and then you can also verify with the person who's potentially the realtor, who you think is the realtor, you can always verify with them and you can ask them to provide their licensing material. We have to have that on us. We actually have to carry our license or RICO license membership with us on our person at all times. It's mostly on our phones. Yeah, we used to be that little piece of paper. That's right, that got all crumpled up.

And it's, you know, it is unfortunate that you might now have to ask for identification. But with scams being so prevalent these days on marketplace on Kijiji, you really have to go that extra step and just protect yourself and make sure that you're not handing your money off to a scammer because it's so common these days. So I would never be offended if you want to ask to see my identification. I'd actually applaud that. So for sure. To all those,

renters out there, just feel free to, you know, Google our names, make sure we match our, you know, the picture of the ad and just do your due diligence because, you know, these types of news stories are just tragic. Yes. And it's really unfortunate that it's happening to vulnerable people and they are finding out. Yes, on the day that they're getting the keys. And so this is putting these people in a lot of jeopardy. There's a lot more at stake.

And I really have to feel for these people because, you know, as realtors, we really try and help out our rental clients as well. But we have less and less rentals available on our system. And we are referring, we're trying to look at places like Marketplace. And so a lot of people are turning to Facebook Marketplace, but this is really exposing yourself to potential scammers. So, you know, maybe

let's go back and speak to the realtors again and and get to make sure you're being protected on on all aspects of that. Yeah and one thing when you are dealing with a real estate agent you will also be asked for ID because we need that for the government Fintrac. We also sign a RECO information guide with you and back to our previous episode where we spoke about the bra and there is a buyer leasing representation that we sign.

And then when you have your application, we do recommend, you know, pre -fill it out, have an application filled out, ready to go. And your credit score. And your credit score. And the best credit score link that we provide is Borrowell. It's free. You know, I've signed up myself. I can check my credit any time. Yes. And try and improve your credit as well, because that's important. Yeah.

And verify for accuracy. Make sure all the information is correct. True, yeah. But the main thing is, it's actually, it's free to work with a realtor. So even for people who are renting, you know, get yourself a realtor, you know, to help you finding the property. And then, you know, there's a lot less, a lot less risk of getting, getting scammed. Yes. And because we are looking on the Facebook and the Kijiji ads, but we know what we're looking at. We... Yes.

So ladies, remember our first listener, Mary? Yeah, she asked, hi Mary. Yeah, shout out to Mary. She asked us a question that from episode two about the existence of a tax free savings plan for first time home buyers. Yeah. Yeah. So the F H S A that's a bit of a tongue twister. First time home savings account is a fairly new plan which started in 2023 that can help you save for your first home tax free. Awesome. Nice. So what are some of the reasons to invest in

FHSA. Well, you can use it to save up to $40 ,000 for your first home. That's really good. Or you can contribute tax free for up to 15 years. Any unused contribution can be carried over to the next year for up to a maximum of $8 ,000 annually. Nice. Yeah, so you can potentially reduce your tax bill and carry forward undetected contributions indefinitely.

And lastly, but most importantly, you pay no taxes on any investment earnings. This is incredible. Thank you, Mary, for your question. Thanks, Mary. That was something was a comment, too. I think she was telling us that that one existed. So we wanted to explain it further.

I just wanted to touch on, we have actually buyers that had owned a home previously and so they found out that since they have not owned a home for six years that they can also qualify for this. So such a great thing. That is amazing. Yeah. Definitely. I wasn't aware of that. Yeah. Yeah. That's really important. That's really, yeah. That's really good news.

so Mary was also interested in finding out about recent listings or sales in the Pine View area. I'm guessing that's where Mary lives. Freehold town homes that are attached by garage only. So that's a very specific type of product. Well, there currently aren't any for sale, but typically these get snapped up very quickly because they feel more like a single home.

There were recently two listed and sold on Seaviewer Croft that both were really nicely renovated and both were sold over asking price and went over the $600 ,000 mark. So there you go Mary. Thank you for your question.

So remember in our last episode we touched on the temptation of Ontario residents to purchase a home in Gatineau and work in Ottawa? And we said we'd go into more details about the pros and cons. So ladies, I think we all looked into this. What insights could we offer our listeners?

Tara, I believe before you purchased in Ottawa in 2020, you'd been looking mostly at buying a property in the Gatineau side, right? Yes. My husband and I were thinking of making a move and we were living in Barhaven and it was far from my office and I had to take the commute every day, the LRT, I was kind of just going back and forth that way. It was easier than...

dealing with the traffic every day. So I'm like, why not move to Gatineau? It's right over the bridge. The pricing is great there. Everything just seemed positive. It's right over the Champlain bridge. I can get downtown easily. The prices have worked fantastic. So we were definitely looking into the Quebec side. It was very tempting for us. And, you know, after we did a little research, you know, when we started kind of uncovering some of these cons that we're going to talk about coming up.

We decided against it and luckily because that was in 2019 and then 2020 happened and COVID happened and then they shut all the bridges down between Ottawa and Gatineau. Making Gatineau seem like it might as well be in Vancouver. You couldn't get to your family and friends, right? So again, so I was very thankful in that case, but we did uncover some issues as why it wouldn't be as easy as we thought to move over onto the Gatineau side.

Yeah, I was sort of deep into reading some online discussions and I think one of the top things that were cited by Quebec residents who work in Ontario are language. Yeah. Like you really have to speak French to fully integrate into the Quebec scene, especially after they pissed. Yes, they're pissed.

The Quebec residents are actually pissed. They're pissed or pissed. They're upset at the language law, especially the business owners. For sure. Exactly. Yeah. So the horrendous commute times also, trying to cross any of the bridges from Quebec, is another example that they cite. Yeah. And if healthcare in Ontario isn't bad enough, it's apparently much worse even on the Quebec side.

I hear that, yeah. Yeah, well there's definitely no denying that the housing prices and rents are significantly cheaper on the Quebec side. For example, the average one -bedroom rental in Ottawa is $19 .97.

for a one bedroom and in Gatineau it's $1732. So that's pretty significant. The average single family home in Ottawa is about $758 ,000 and in Gatineau it's still in the mid $500 ,000. Significant. A huge difference. Things are cheaper like electricity, which is also used for the heating, car insurance, as much cheaper daycare is cheaper. People were going over just strictly for that at one point. I remember. $10 a day.

Yeah, we're in Ottawa's astronomical, so I mean that was definitely attractive for a lot of people. Lots of perks. Car repairs can be a little bit less expensive, so you'd think everyone would just pack up and move to Gatineau, right? Well, not so fast. Tamara, do you have some of the cons on relocating to Gatineau?

Yes, well, Cory was just speaking about Bill 96. That is just passed and the residents are very upset about that. And we were just talking about the fact that they have 11 months now to the business owners have to change all of their signs to really make sure it's in French and to demonstrate the French language in Quebec. So we have a lot of people

speaking to us about moving over to Quebec because it's it's less expensive to live there. It's very attractive. It's very attractive. But we also have the opposite happening where people in Quebec are now fed up with living in Quebec and they're coming back over to Ottawa.

Sonya, Tara, Tamara & Cori (16:56)
So speaking about rivers, it's always fun to discuss the luxury market in Ottawa, which tends to be associated with the waterways in Ottawa. Yes. So Tamara and I had a great experience this past week. It was a beautiful sunny day and we decided to go rent a kayak on the canal at Dows Lake. Yes, we did rent a kayak. It started out as two kayaks and we headed back quickly and got the tandem kayak and probably smart idea. Yes, it was smart. It was, it was definitely a workout.

If you're going on the canal or renting a kayak, expect to be on there for a little bit of time, but definitely take in the views. It's probably one of the best ways to see all the majestic properties along the canal. And this is really taking us into our ultra luxury market. Yeah, absolutely. So what do you consider ultra luxury in Ottawa, ladies? Like, what do you think?

Well, when I'm thinking luxury, I'm thinking about the locations in Ottawa. So where's the house located? I think of places like Rockcliff or Westboro and the Glebe, places like that, Manateeck. Yeah. I associate these types of areas to luxury living and beautiful homes. What else? Yeah. And on the water, typically a lot of them. So many of them are on the water for sure.

I think probably also architectural design would factor in. So like really unique type of unique features like expansive spaces. Exactly like contemporary design, state -of -the -art amenities. Beautiful, yes. Yeah just things that are like really over the top. Over the top. Indoor outdoor living, balconies, patios, views. exactly.

penthouse condos with a panoramic view of the city, the sparkling lights at night. Yeah, so the luxury market definitely usually means our Ottawa's custom builders and architects. You know, looking into this, the top winning, they've won 11 times with house homes is a builder Maple Leaf Custom Homes. And they have a lot of homes in Manotick, along the canal and other areas of Ottawa. Their custom homes start at a million up to like five million and plus.

They have a lot of great designs and work closely with the architectural firm Ardington Associates. We actually, Ottawa Property Gala, sold one of their older custom builds. Built in about 2006 on High Street. That must have been exciting. Near Britannia Beach. Yeah, there were eight luxe town homes called the Midtowns. They actually had an article written about it and just beautiful. They had great features of concrete interior walls, high ceilings, incredible design functionality.

Just something that you didn't see at that time period. It was a little ahead of its time. How much were they going for? I forget. my gosh. At the time, I think it was still in the 500s. yeah. So that was back. my gosh. Yeah. That would be 1 .5 today. Yeah. So other things that we may want to think about, I think we've saw a few properties that we looked up as well that had some incredible

Yeah, let's talk about Ottawa. Ottawa's big, largest historically, largest sold property. Most expensive. Yeah. Can we just add in before we even talk about that is how much of a good deal these are compared to the market in Toronto, Montreal, Vancouver. So all these prices, you can double or triple them if you're there. So yeah, let's talk about that.

Well, Ottawa has had some very impressive sales here, but bear in mind the luxury market in Ottawa is very much traded off market. So I thought it would be fun to take a little tour into the lifestyles of the rich and famous and give our listeners a little bit of a chance to hear about what is happening, has happened historically in Ottawa, some of the finest. So our top.

five historical sales and this is on MLS so this is not on the private off market so this is what was traded on the MLS system and these are all five million plus there were seven in total but we'll talk about the the the top five first one

Yeah, so in 2014, believe it or not, the very top most expensive home in Ottawa sold in Rothwell Heights and it was on Cedar Road and that sold for over 7 million. 7 .675 million. In 2014. Yes. Can you imagine what it would be now? What it would be now. Yeah. Yeah. And that one had something pretty special. Yeah, it had some cool features in there. We were taking a look at the photos from the listing and we saw

And this is just what makes these homes so special, so stand out, that they had a luxury garage built with, you know, obviously some nice sports cars in there, but he had some kind of a porthole cut out from above. So from the kitchen above or one of the rooms above, looking down into the garage, which was super well lit and all that. So he can walk by or she can walk by and view their car, their luxury cars from above.

There's a car buff for sure there. There is definitely a car buff there, but so cool, so interesting. Yeah, that's pretty, that's pretty luxury. Yeah, that's very luxury. Yeah, absolutely. And then of course just the landscaping and gorgeous outside. Yeah, the architecture. Yes, the infinity pool and the views looking out, looking out in the landscaping. Yeah.

We didn't have an opportunity to see a lot of the interior design because a lot of these homes that go onto the market, we don't get a real look into for privacy of the sellers. So the next luxury property that sold was in 2023, the next highest for 6 .3 million. I love.

I love how when we're talking about about ultra luxury properties, it's six point something. We're no longer talking in hundreds of thousands. It's 6 .3 million. 6 .3 on Manor Avenue. In Manotick Manotick. Beautiful area for us. Gorgeous.

Okay, so let's move on over to Rockliffe Park. We have this number two on our list of highest historical sales is a property on Manor Avenue.

snuggled amongst the rest of the beautiful mansions in this area. It really does look like old money. The old village of Rockleaf Park, it's just it's known for its views. You can see Gatineau Hills from here. You can see all the incredible properties around. So expansive landscaped spaces. So this property in particular is just gorgeous inside. It's got two private terraces. It has a circular driveway.

The mature trees around, it's situated perfectly for entertaining. The inside is elegant. Architecture is really, it's just carved in. It's not modern, but it's just so well done. It doesn't have to be modern to be luxury. I mean, it's just the way the Rockliffe Park homes are, like you said, kind of like that old money.

It's just so gorgeous. Yeah. Yes. It's ornate. It gives you an idea that you're just living in a lot of luxury here. It's all custom, custom moldings, coffered ceilings, the kitchen. The kitchen is to die for, but then the most spectacular part of the whole space, which is very nice, is the proprietor suite. This is just a dream place.

The ensuite is a home in its all of itself. There aren't enough words. You can entertain in the ensuite. Enough takes spa life to the next level. And that one sold for $6 .3. Beautiful. Gorgeous. And then if we move, continuing into the Rockliffe Park area, which as we know is...

just a stunning area. There was one that sold on Crescent Road and it sold for $5 .95 million in 2021. This is probably one of the most stunning properties I've ever seen. I didn't see it in person, unfortunately. I've ever seen online though. Can you imagine what it would have looked like in person though? I would die to go back. I would honestly claw my way in to see this property.

Such architectural details like the moldings, the baseboards, custom limestone fireplaces. You know, the family room that has those views of Western light with the French doors and the stunning sunroom with the Western exposure. You know, the outside with the pool and the hot tub and the terrace gardens. The gardens are so beautiful. Unbelievable. And the stonework around the pool is...

Yes, yeah, there's a gym, there's a theater, you know, theater. It's a luxury checkbox. It's every single thing. And yet it's not, again, ultra modern, right? It's that traditional money look. Yeah.

I mean, to me, this is probably one of the dream properties. I agree. Of the entire city. Yeah. And it didn't sell at the most expensive either. I know. I know. But. Look at about that one. Yeah. Yeah. How affordable. Why didn't you jump on that? At what? 5 .95 million? Yeah. That's a deal. Just under 6 million. Yeah. And then getting into more of a modern home at Tamara and I had the, you know, privilege of

rowing, two sweaty girls, two dows lakes, you know, this home has been in the news a few times. It was for sale a while back for 8 million and it's ended up selling for 5 million on Sunset Boulevard just this year, 2024 this year. And so the architectural design is by Bohas.

Yeah, so beautiful. We actually saw someone enjoying their rooftop patio overlooking the canal. I think that was the best part. But also the walk -in closet was pretty incredible. Yeah, it's just very modern, a lot of concrete and wood and a lot of windows because the view. The more glass the better. Yes, the views and being right on the Rideau Canal.

They really did take advantage of the design inside of it and really maximized what their views that they have. And because it was photographed in recently, we were able to enjoy it because they had the best photographers. It was all very modern ways for the consumer to look at it through the lens of actually being there.

So we can really see the inside and I've looked at this home multiple times just kind of like, truly beautiful. Yeah, because real estate photography and videography and the tours are so much more sophisticated than it even was like two or three years ago. I don't know if you guys remember seeing that when we were in COVID and they had a big tribute, so this would have been before this was sold, they had a tribute to the first line responders. I don't know if you noticed they had

one of the biggest banners in the whole city across the front of the home. that's amazing for everybody to see. And it was, it was quite impressive. That's so cool. And speaking of impressive. So this one actually didn't hit the 5 million and over, but there was one on Claver that sold, you know, it was a little while ago. It sold in 2023 for 1 .5 million.

for one, but it had something pretty spectacular. They had their own basketball court. Wow. Inside. How much fun? So pretty incredible. And apparently the designer of the basketball court was also the person that

did the Toronto Raptors basketball court as well. A little bit of connections there. So yeah, that's what I think of when I think of luxury. Something that you just never see, right? How special is that? that's so cool. So we have some pretty incredible things in Ottawa and homes for sure. yeah, we are definitely on the high end side of things for sure. And it's only growing.

Yeah, yeah, we still and right now there's, there's a several, we have several active listings that are currently offered for sale on the MLS market. So if you want your million dollar mansion. Yeah. So there's, there's a, I guess the one that tops the listed price right now is the, there's one in Crystal Bay for $7 million that's listed. So contact us if you'd like to see it and we will need to pre -qualify you.

Yeah, there's two on Royal Palm in Manotick listed for over four million.

And one new listing on Kittleman Crescent in Manotick. It's listed a little over four million. And there's a listing on Mariposa in Rockcliff. It's waterfront property and it's listed for six point five million. And there's one on Roger Road in Alta Vista. We know that has a that's a beautiful street and it's listed at three point four million.

and lands down road in Rockliffe again it listed at 4 .95 million and if you were looking at an ultra luxurious condo Queen Elizabeth Drive on the canal has a condo listed at 3 .998 million condo fees here are 2078 50 cents and includes nothing

Not even the water. No water sewer utilities. Welcome to the ultra luxury market. Yeah. Finally rounding us out there's one listing here on Red Castle Ridge in Rideau Forest and it is almost four million dollars. Wow. And what better spot to view luxury homes and expensive boats cruising by than sitting on the patio at Kelly's Landing which is our spotlight today for

luxury market and there's definitely a place to view beautiful beautiful homes. It is the place to be on the waterfront in Manateeck and it's been open since 1997 and I've been going there since then. I think you're a regular. So yes definitely. So Kelly's Landing is open from March to November every year because they really you know depend on that patio.

And when the sun is shining, you can see cars parked all the way down River Road. It's incredible. It seems like a kilometer, you know, it seems like it's that long. You wonder how am I ever going to get a table there, but you will. There are huge patio overlooks the Rideau River and it's really so much fun watching all the boats cruising by or pulling up into one of the slips that they provide there.

further customers who are coming by boat, right? Or kayak. Yeah, exactly. You can. Or you can be really hungry. Exactly. So you can pull up in your boat and go up to Kelly's and enjoy a snack or a drink or a meal. And ice cream. Yeah, ice cream. But Kelly's does not take reservations.

on a beautiful day, there is going to be a bit of a wait, but that's all part of it. I always find if I go on the off time there, so it's not like specifically dinner or lunch. Exactly. And you can try and saunter in a bit around four o 'clock a little bit earlier. Just before the rush. You can typically get a good table there. Exactly. And they have lots of shaded areas too. So if you can't sit in the sun, there's plenty of areas where you can sit. So important to note though that they don't take reservations.

Did I already say that? You did, but it is important to know. It's important to know. They also seat you if all your members of your party aren't there. So that was something we discovered, but we had a great time when we went. We had an awesome spot on the patio overlooking the water and the food was really good. It was really good. And then if you're not too full after you eat, you can just go up top to where they have the store and

Honestly, some of the best ice cream. Yeah, for sure. Well, that's how my husband and I stumbled upon Kelly's Landing prop over 25 years ago. And this is when Kelly's wasn't really popular. We stumbled upon it, thought, wow, we just look at this little we just found this little gold mine and we had it all to ourselves. And my husband, yes, he's an ice cream lover. So we stopped for the ice cream and we noticed the patio in the back and

Back then it was just really catering to the boaters and you didn't have that, you know, people coming in and the scene of the cars down the road. It was really boats pulling up and gassing out. such a hot spot as I think 25 years ago wasn't what it is today. Yeah, exactly. Cool. That was really fun. Highly recommend you go there. yeah, if you can get out there, do it.

so on our next episode, it's going to be all about summer vibes. So we're going to be talking about the summer market, the Jean Stats that will be coming out, as well as the coolest places to visit for day trips close to Ottawa. So we're going to be diving into places like Merrickville, Westport.

Almont and Perth and Newborough, etc. Just all the cool places that you can get away for a day and not have to spend, you know, hotel money overnight. So this will be... Yeah, most of these places are so close. They're so close you just can go there for the day and they're all so different and so quaint. I want to take a moment to toast our community of Barhaven. So cheers to Barhaven for standing up for a family that was being racially targeted. That was in the news and it was so inspiring and just so uplifting to see people coming together and standing up and saying that this is just not okay. I was definitely proud to be a Barhaven night or Barhavener at that time. It was just so warming to see everyone just come together and for the good of these people and that

we do not accept that type of hate. So that was really awful situation and make it better for these people to feel more comfortable in their own neighborhood. Exactly. Yeah.
