Good day and welcome back to the Ormeau Property Chat. I'm Brett Reddell your local area specialist, and today we are digging into the step that can really set the tone for your entire selling journey, the listing meeting. Now, if you're thinking of selling, especially here in Orma, OMA Hills, you've probably already been online, looked at a few agents, and maybe check some reviews.

Well, that's exactly what the listing meeting is for. It's not just about picking someone to put up a sign and run some adss. It's about finding someone who's the right fit for your property. Your goals and your personality. Think of it as your opportunity to interview agents just like you would if you were hiring someone to look after your business, because let's be honest, selling your home is a big deal.

For most people. It's their biggest asset, and when it's also the home you've raised your family in, created memories, it becomes personal too. So let's talk about how to get the most outta that meeting. What questions to ask and how to make sure you are choosing the agent who's going to deliver. A listing meeting usually takes place at your home.

The agent comes in, walks through the property, takes a few notes or photos, and then sits down to talk to you through their strategy. Now, this might include things like how they plan to market the home, how they recommend pricing it. The likely timeframes involved and how they'll keep you updated along the way.

But here's the thing, you're not just there to sit and nod. You are interviewing them and it's completely okay. Even encouraged to ask detailed questions. So let's walk through some of the must ask questions to have ready when that appointment rolls around. So let's start with this one. How long have you been selling homes in Ormo and Ormo Hills?

Ask them about their recent results. What kind of homes have they sold? Were they similar to yours? Were the buyer's local, out of area investors, or even families? We want an agent who knows the local streets, not just the general postcode. Someone who could speak confidently about what homes are selling for in Norfolk Village versus Jacobs Ridge.

Someone who knows that the home backing onto a Parkland near Bridge Creek is going to attract a very different kind of buyer to a high set brick in the cul-de-sac, near the M1. What's your marketing plan for my property? And if they can't clearly explain this, move on. You want more specifics, not just, we'll put it online.

You want to hear how they'll use realestate.com and how they'll use Facebook, Instagram to reach local buyers, whether they have a database, a pre-qualified buyers already looking in Oma and Oma Hills and how they'll target families because they know who's buying in our area right now. I then ask, how will you price my home?

A good agent should provide a comparative market analysis showing recent sales of similar homes nearby, not just guessing, not just telling you what you want to hear. In fact, if the agent throws out a really high number without backing it up, be careful. It's one of the oldest tricks in the book.

Overprice it to win the listing, and then drop the price later when it doesn't sell, it wastes your time and could damage your final result. You also want to know, how often will I hear from you if communication is important to you? Say that upfront. Will they update you weekly after every open home? Will it be via text, phone call, or email?

Because trust me, one of the most common frustration sellers have is agents going quiet. They should never happen. You deserve to be kept in the loop. A few more good ones. What's your commission? Are there extra marketing costs? How do you handle negotiations? What happens if I want to end the agreement?

All of these are fair and professional to ask, but don't stop there. Listen to how they answer. Do they explain things clearly? Do they use real examples? Are they listening to your goals or just trying to sound impressive? Let me tell you about a couple I worked with recently here in all my Hills. They interviewed three agents before calling me.

Two of them were all about getting top dollar and premium buyers, but couldn't name a single recent sale in the street. I sat down with them, walked through the home, showed them nearly three identical sales in the past six weeks, and laid out clear marketing and pricing plan. They told me later what stood out wasn't just the data, it was the fact I actually listened to what they wanted.

There's a big part of this too. You've got to feel comfortable with the agent you choose. You are gonna be working closely with them for several weeks, maybe months. There'll be phone calls, meetings, negotiations. They'll be dealing with buyers on your behalf. So ask yourself, do I trust them? Do they listen?

Do they get what matters most to me? If not, keep looking. Now let's touch on a few red flags you wanna look out for. Number one, if they don't know the area or they speak in general terms like it's a great suburb, but can't tell you what's happening in the market this month, that's a worry. Number two, if they promise an inflated price just to impress you, it might feel good at the moment, but it could cost you weeks or months on market.

Buyers are too savvy these days. They'll compare your homes to others and notice straight away if it's overpriced. Number three. Vague marketing plans if they don't have a strategy or they can't explain what they're targeting and how they don't have a plan. Number four, poor communication. If they're hard to contact before you even sign anything, imagine what it's gonna be like once you're on the market.

And here's one more I'll throw in. If they talk more than, listen, pay attention to that. Selling your home isn't just about having an agent who can talk. It's about having someone who can listen. Understand your goals, your timelines, your non-negotiables, and build a strategy around that. Once you've met with a few agents, don't feel pressured to decide right away.

Take a moment and review the notes. Think about how each one made you feel. Did they give you honest advice? Did they show genuine local expertise? Did they seem like someone you'd want in your corner? If negotiations got tough? It's not just about picking someone to sell your house, it's about choosing someone to protect your biggest asset, to represent you professionally, and to help you move into your next chapter, whether that's upsizing, downsizing, or relocating altogether.
