When selling your home, one of the first choices you'll make is whether to list with a large recognisable agency, or a smaller, more boutique firm. Big banner agencies like LJ Hooker are national, or even international, brands that have immediate recognition in a wide reaching network. On the other hand, boutique agencies tend to be smaller, and local, a more personalised touch.
But which is the right choice for you? In this episode, we'll break down the strengths and the potential drawbacks for each option, helping you understand what will be the best to suit your needs as a seller in the Beanleeigh and Eagleby property market.
Let's start with the advantages of listing with a big banner agency like us, LJ Hooker. Brand recognition is one of the biggest advantages we have. As a well known name, we can bring sense and trust and comfort to buyers, especially those unfamiliar with the area. When buyers see that familiar logo, they know they're working with an agency with a proven track record.
Another key strength is marketing power behind our big agency. Large firms have the resources to invest in premium marketing campaigns. They have buying power and they have efficiencies to buy in bulk. Whether that's national TV ads, premium online listings or extensive social media outreach,, when you combine that with a huge network of agents and potential buyers, your property gets exposed to far more people more quickly and a much bigger reach.
Technology and data are also huge advantages of the Big Banner Agencies. Larger firms often have access to advanced data analytics and tools that allow us to market your home more effectively and track buyer behaviour.
Some of the cons against a Big Banner Agency. Some would argue that we are too strict and stringent on our marketing and our brand guidelines and that might not be able to showcase your property and its unique flavour. I think the unique thing about Big Banner agencies and the franchise model in general is that a lot of the property, the business owners are still small owners who are running in that local area.
So although they've got brand guidelines that they need to adhere to, that the brand guideline that could potentially be negative, um, will also allow for ease and speed to market because all of the marketing collateral has all been designed.
The pros of using a boutique firm is they usually got sexy marketing, to be honest. Um, They're usually a mum and dad or a husband and wife team that, uh, are really focused on you, yourself.
They usually live in the area, so they can draw on some local knowledge and some local community.
The negatives that could potentially come from a boutique firm is they don't have the scale and the reach that a large firm might have. They don't have the buying power, so their marketing packages might be a little bit more expensive. And their speed to market might be a little bit slower because they've got everything created in a one soft fashion.
In a really interesting real life scenario, I don't know how many times a buyer has come
and they've told me I sold my house with LJ Hooker in Victoria, and I was so glad that when I saw LJ Hooker, uh, it was familiar, and I knew that I wanted to, I knew what I was going to get, and that I wanted to buy through you as well. That sense of familiarity and comfort really gives us a point of difference.
The other unique thing that a Big Banner has, uh, and LJ Hooker and what we've used is we've been able to cross promote properties to buyers or sellers in other markets. So, we've got, contacts in South Gold Coast, in North Queensland, in Victoria, in New South Wales.
And quite often we've been able to sell properties to buyers who've been looking to relocate to the area within their network. Ultimately it's all about finding the right fit for your property and your personal preferences. But remember, Whether it's marketing power, the technology stack or sheer reach, big banner agencies like LJ Hooker often have the tools to give your property the edge in the market.
So at the end of the day, there's really no one size that fits all. The best choice comes from what you value most and it comes down to the personal interaction that you have with the agent itself. Because ultimately the agent itself is the person that's going to be promoting, selling and crafting your marketing campaign.
