Sam Baweja from Forever Real Estate. Now Sam's quickly become one of the most recognized results driven agents in the area with an impressive track record of helping sellers get top dollar through sharp negotiation, marketing, creativity, and a deep understanding of.

Buyer psychology. He's built a business known for forward thinking strategy, clear communication, building relationships, and delivering what he promises. So in this episode, we're gonna dive into how Sam built his own real estate brand from the ground up, his approach to helping owner homeowners stand.

Thank you, Adam. I really appreciate you having us here. Thank you.

No problem. Now look, tell me, you've, you've, you've not, or you weren't born in Australia? No, no. You, you've come out from, from India.

Absolutely. So what, what age was, was, was that

just turned 18. Landed in Brisbane on 10th of March, 2009.

Wow. Okay. So tell me your story from there. Where did it, where do you've landed? In Brisbane? Yes. Come from India.

Yes.

Don't know. Never been here before.

No, no, no.

So what, what does Sam do when he gets off the plane?

Oh my God. So first time, um, when I came to Australia, that was the only time I left my hometown. Oh really? After the hometown, straight in Brisbane and, uh, touched the ground and I said, we're gonna make it. Okay. And that was the feeling from day dot. Took me six months to get my first job in McDonald's.

Okay. At Woodridge. And a lot of, you know, Woodridge.

Yep.

And um, so after that we just never looked back. So McDonald's was a good start.

Good start. Well look for, for all young people, I think we look at Maccas and say, that gives you a, a really good, um, solid experience as, as your first employment experience with the training and, um,

that's correct.

Yep. The management that McDonald's has, oh my god. You know, it can really. Tame a person.

Sure. Yeah. Okay. So Mac is at Woodridge.

Yes.

What, where, what, where did that take you from there? What, um, what led you eventually to real estate?

So, because I came in to, uh, do my business studies, um, in Australia, so after I finished my study, I had to find a job where someone was willing to sponsor me to run a business show.

So that was a very hard gig and I found someone to do exactly that. And they were based on the Gold Coast and they said, okay, if you wanna come and work for my company, you have to look after my shop and my service stations and mm-hmm do just that and move to the Gold Coast. I said Okay. Because that was the number one requirement Sure.

For me to get my residency in Australia. Yep. I said, you are the boss. Whatever you say Will, will do just that. So then I moved to, um, the Gold Coast and started running a shop in Mermaid Beach. It was spa Express. In Mermaid Beach. Mm-hmm. After running it for two years, 2015, we got a customer service excellence award out of 300 stores in really Australia.

Wow.

Out of Spa Australia at Gold Coast Convention Center. And Frank was thrilled when we got that award. And he said, you have, you know, done your job very well. And it wasn't just me, it was the whole team. The whole team. Because all of us, no matter what time of the day you walked in that store, everybody greeted.

You say, good morning, good afternoon. How, how's your day today? How are you doing? How can we help you? And it was the team that made it happen, not just me. I can't just take all the credit because everyone was magnificent.

Wow. And that was over 300 stores,

300 stores, Australia wide.

Okay. So, uh, what then, how did that then lead to, to your starting in, in real estate?

So obviously you picked up a lot of relationship skills and customer service skills in, in doing this, but, um, real estate's where you landed.

Absolutely. So when I was working at, um, spa Express in Mermaid Beach, next door to us was professional John Henderson real estate. And, uh, Luke and Andrew were both a true gentleman.

They used to come into the store every day. Very nice. And one day Luke said to me, why don't you think about joining real estate? You have good people skill, and, um, I think you'd be really good. And, um. I said, okay, that that is, you know, something to think about. And then, because at that time, my priority was to get my residency in Australia and wait for once that's done.

Yep.

And then I can maybe look into it because apart from that, I didn't want to think about anything else at that stage.

Sure.

So, um, once this, um. Spa was sold and I was a free man. Frank said, Sam, thank you very much. You know, we have done,

we've done what we needed to do. Yeah. I'm, I'm moving on. Yep.

Absolutely. And then, uh, he said, you are a free man. And then I came home to my wife. I said, okay, what are your thoughts now? 'cause this is what's gonna decide our future. Where do we want to go? What we want to do? And, um, she was like, you, well, you always talked about doing real estate because of the people next door.

They're, you know how good they are. And I'm saying this true gentlemen. Yep, both of them. And then she said, why don't you speak to them, speak to them and find out how you can start. So I spoke to Frank. I says, Frank, could you please speak to Luke or Andrew to, you know, have a chat with me, or give me a start, or whatever.

So at that time, they hired their nephew to work with them at, um, at the office. And then Andrew said, I'm more than happy for Sam to come in and I will, you know, sit down with him and explain him everything that he needs to know. Very nice of Andrew Henderson for giving me those two hours that day. And he laid it out straight for me.

Yep. He said, you gotta be like a duck in this world. Yep. In this industry where your feet are moving every day, but you look calm and collective

on the surface.

And um, he said, be like, absorb everything. Everything that happens around you, it's gonna take your time, but it's gonna happen. And it's not about selling housing, it's about building relationships.

And we just did exactly that from that day.

Yeah. Fantastic. 'cause we chatted before the podcast and you genuinely said, relationships, relationships, relationships. And that's Amen. Everything that, um, you've, you've built your, your agency on. 'cause it wa it's been a, a very quick ride, hasn't it? I mean, um, forever Real Estate.

You've now got a, an office in Carrara. Amen. You specialize in, in Carra. Tell me how, how. From, from that chat that day, which was 2000 2018, 18. We're only in in 2020. So six. And you're now running your own agency with your own team. How, how did that happen so quickly?

So I first, um, um, initially started at El Ja Hook in Aura, working for a guy named David Brown.

He was a million dollar writer at that time. Yep. And um, then David had change of plans and he said like six months into it, he said, sorry, Sam, I can't. Have you anymore. Sure. And um, I said, could you please provide me any feedback? And uh, he said, no, no, no. There's nothing that you have done. It's just, you know, I just can't.

I said, okay. So with him that saying that, I just left the office and I didn't know what to make of it. And he was like eight 30 in the morning, first meeting, he called me and he gave me that news and I was like. I remember hopping in the car. I called my wife. I said, this is what happened. She was like, oh my God.

She said, okay, no worries. We'll figure something out. Don't worry. I'll see you soon. I said, okay. Went home. Then applied for more jobs. Started working with an agency in Southport.

Mm-hmm.

Worked there for two and a half years. I was performing at top level.

Yep.

Made the most sales. Eight of them. Combined didn't make as many sellers as what I did.

Wow.

And, um, after doing that many sells,

what do you put that down to at that particular time? What were you doing differently that, um, that the other agents weren't?

I was well dressed, turned up on time. I was the first one to rock up at the office every morning. 7:00 AM

Yep.

Even though your owner of the office wasn't there until like 10, 10 30, I'm like.

After midday, I am done. Pretty much done. And then I let my phone dictate what I'm gonna do next. Yep. For the rest of the day. And, um, so that best dressed early every day and yes to every appointment, no matter if they were gonna buy, not gonna buy or no matter. 'cause we were selling a, um, house and land project in home view.

Right.

And a lot of the people from the office, when they went there, they were like, oh, this is jungle. Who's gonna come here? And they saw the land, they saw the project. They was like, oh, why don't you bring some sheeps here and let 'em rot? And I'm thinking in my head, 'cause I lived in Brisbane, so I, I was familiar with the area.

I said, these people don't know what they're talking about. Mm. Because they were living on the go coast, so maybe never visited Logan before and all that sort of stuff. And I was like, no, no, no.

They're comparing it to the Gold

Coast. I said, I can come here, drive to home view every day from Gold Coast.

I'll do it. That's what happened out of 65 registered blocks of land. I personally sold 35 registered blocks of land.

Wow.

And we are still managing those properties under Forever Real estate today.

Wow. Well that's relationships right there. Amen. Isn't it? Isn't. Alright, so Southport Yes. You're working there.

Absolutely. And then after, um, being the top performer there, I spoke to the agency and I said, I would like to have a piece, you know, my share in, in the business. And Dave was like, oh, no, no, no, no, no. We don't do that. I said, what do you mean? Like I've been the top performer. You said it yourself. We sat down, you figured out the numbers.

Sure. I, I did most of the sales and they said, okay, let's, like, after thinking for a week or two, they came back to me and said, let's start again. Let's start from number one again. And now whoever does as many sales, what will they increase? Their commission split. And then, we'll, if you do, for example, 50 a hundred sales, then we can talk about giving you a piece of the pie

pie.

I spoke to my solicitors at that time.

Yep.

And um, 'cause I was giving all my business to her and she was like answering my phone call anytime of the day. Mm-hmm. I said, Kim, this is what's happened. What are your thoughts?

Yep.

She said, run for your life.

Yep.

And I was very hesitant. I was like, how am I going to do this?

She was like, run for your life. I came home, I spoke to my wife, Ruby. She was like, yes, we are doing this.

Yeah.

I said, are you sure? Like, 'cause I knew the people I have served, they would want me to manage their properties. I said, well, I don't know anything about property management. She said, you tell me what you need.

I said, well, you better get yourself enrolled in property management course and get it done.

Wow.

And that was the rest of it. Uh,

so Ruby's now in the business?

Yes. Ruby is managing the property management side of things. Wow. Completely.

What was Ruby's background before, before that conversation?

Yeah, so Ruby was, um, studying accounting.

Mm-hmm. And, um, working part-time job while studying, and that was the goal to go, you know, do apprenticeship in accounting. Yep. Before that, and then, but when this happened, and Kim Ro is a, um, lawyer from QC Law at Mullen Diner. Mm-hmm. She was the one who said, pull the pin. Yep. And run for your life.

Well, they've, they've broken a promise, haven't they?

And, and you know, if they do that once you, you absolutely. Mm.

She was like, you have already proven everything. Yeah. They need to know you can't go back. And then, because I was obviously, I had to give them two weeks notice and that sort of stuff, and then I. They called me back for a coffee early morning one day, and they never get out of bed before eight 9:00 AM and I was born at 4:00 AM

right?

I wake up early every morning, so they said, oh, Sam, can you come around to have a coffee? I said, okay. And the husband and wife took me to a cafe and having coffee, and she was like, tell us what you want. Once I told them that I'm leaving, she was like, tell us, what do you want? I said, no, no, I don't want.

She said, oh, we've got this new project coming. We can sell that building and all that sort of stuff. I said, no, no. She was like happy to do anything. I was like, no, no, no. She was like, it seems to me like you have already made your mind. Whatever I say does not make any difference. I just, 'cause I still respect them.

Yep. They were, the one gave me the playing field, for example, the Home View project I talked to you about. I still respect them up to this day, but there are some things you don't agree on and that could be with anyone.

Ah, in any life situation,

in any relationship too. So I was like, no. And then she had a teary eye and I was like, sweetheart, it's too late.

Like I wasn't even ready to do any of that. Like there was two, like my wife Ruby and Kim, they were the, were like, get the hell outta here. Yeah. I'm like, okay.

Yep.

And that was it.

And never looked back.

Never looked back. And first September, 2022, we launched Forever Real Estate.

Mm-hmm.

Started at home in Carrara.

Yep.

And, um, ran the home office for one year. And the support we received from the team and the community, the people I was working with, you will not believe this. There were a lot of clients that were in my contact when I called them prior to opening up Forever Real Estate about their property management stuff.

They will not discuss that.

Sure.

But the day I called and announced everyone that we have launched Forever Real Estate. All of them, all of the sudden came to us and said, Hey, send me the paperwork. I want you guys to manage our properties.

Wow.

I just could not believe that.

Yeah, no, it, it really says something about the relationships you, you, you had built.

Absolutely.

And so, so why Carrara, where that's where you were living? Um,

so there are two things. So one thing, because we were living in Carra, and the second thing is Carrara is going to be the suburb that's gonna outgrow. Everything else on the, sure. There have been a recent sale of $26 million for a riverfront house in cra.

Wow.

So that says something.

Wow. It does, it does. So tell me a little bit about outside of, of real estate, what, uh, what are you, what are you into, Sam? What? Um, I think we can tell that the listeners, you've got a, a 20 month old, um, young one. Yes. Yes. Yep. So that must keep you busy.

Oh, absolutely. Oh, we, we are so blessed with a son.

His name is Armand. Arman is a Indian name and it means dream.

Okay.

So, and at the time, one of our, um, clients, they named their son Arman.

Yep.

So we reached out to them and, and asked for their permission that, is it okay if we name our son Arman? She was like, Hey, it's your baby. You do whatever you wanna do.

I said, no, no, no. Because you were the reason that name came to us.

Yep, yep.

And, and life is very, very good. Ever since, um, Armand's here and um, yes, he keeps us busy. Ruby works from home most of the time looking after him. And, um, I go to the office, wake up 4 44 every morning.

4 44.

Yes, that's somebody I heard it somewhere that if you use a random number.

It does a trick to your brain and you, you know,

and you get Right. Interesting. I love it.

Increase your chances of getting out of bed. Right.

Okay. Yeah. So what, what, what, talk me through a standard day then for you. 4 44. You're up.

Yeah. So 4 44. I got up this morning as well, so, um, I got ready, went to, um, the gym.

Mm-hmm.

It takes me an hour. I came back home, spent half an hour having my first coffee with my family.

Right.

So as I told you, Armand gets up 5:00 AM ever since he's born. Yep. And I love that.

Yep. '

cause I was born at 4:00 AM in the morning and he's an early morning person too. Yep. And so we sat, had a coffee and then I left and start my first meetings from 8:00 AM as you know.

Yep. And we live very close to, uh, where our office is. It's like I can walk down

Okay.

To the office. Yep.

Where is the office?

Um, it's a four slash 1 4 5 Papa's way in Carrara.

Okay. I know Papa's Way. Yep.

Yeah, yeah, yeah. Okay. And we a beautiful cafe right next door to it. And a, a pizza shop, doctors and pharmacy.

So we see all the locals there all the time.

Okay. Yep. Yep. So, and you've said that once you did open that, that the office there that really did, um, spark the community to, to, to really sort of rally behind and give you their support?

100% because ever since we opened Forever Real Estate, we were reaching out to people in Carrara.

And Carrara is a very tightly held suburb. And um, but we didn't see any feedback or any comeback or any leads from our letterbox drops. And then ever since we opened up our office in Carrara, our community reach has gone up on Facebook and all across social medias because every now and then or I get a notification on Facebook saying, 1000 people have viewed your page, or 1,312 people have viewed your page and all that sort of stuff.

So it is really helping.

Fantastic.

Yeah.

Fantastic. Alright, so tell me what, what do you love about your job? What do you love about being a real estate agent?

Just helping people build.

Yep.

And um, when I say that every time I talk to a client, I ask them, why do you need to sell? Can you do it without. And depending on their answer, then we decide where we are going from there.

Right.

What the strategy will be.

Absolutely.

Okay. '

cause most of my clients, they, 'cause people don't know these kind of stuff, they are both good income earners and they think if they want to buy a bigger house, they need to sell this one. Yep. And that's the only way they can buy a bigger house.

Yep.

And then I go and tell them, if you do not have a good mortgage broker or a good accountant.

I can put you in touch with both of them. Yep. And let's keep the current one and buy another one. We can manage this one for you.

Yep. Which is something that probably a lot of people don't even consider.

Absolutely not. And I said,

it's just let's, let's, um, upgrade.

Yeah. Yeah, yeah. And I even tell them, even if I don't have anything for you, buy it from anyone.

The goal is to grow.

Mm.

And property is the only thing that guarantees, and people have seen that over, over like e years and years of time.

Okay. So how would you describe your, your sales style then?

It's very personal, it's very, uh, relationship based. Yeah. So all of our listings up until this points are all relationship based.

All the clients, I knew them personally first, and then they came to us to sell their properties.

Yep.

It wasn't like I reached out to them and they were like, no, no, no. So it does not work like that. It's a trust based industry. Yep. Once people have the trust, you don't even have to say no more.

Yep. Can we talk some numbers?

Absolutely.

All right. How many properties do you think you would've, um, you would've sold in the last year?

Our last year, including the off market transaction, we have done about 25 sales.

Wow.

Yes.

Fantastic.

And that's without me going out there, knocking on the doors and stuff like that.

Yep.

And when people look at me, I'm just, all I say is I am very blessed.

Yeah.

That's all, that's, that's all I can say as well. Okay.

How many, um, how many, uh, properties on the books for, for property management.

So we, last I checked was 203 properties. Wow. And I haven't, I have just stopped counting. Yeah. I just let Ruby deal with all that stuff and

that just continues to grow

every day.

Yeah. We picked up one yesterday. They have few more we are picking up within this month.

Fantastic.

And from yesterday's example, the guy called me and said, he said, Sam, you know that we want to move into that house and after talking to the tenant and see if they are happy to. Move out early. We will pay for their moving costs and all that sort of stuff, and I am even happy to pay you for your six, seven months remainder of the lease management fee.

I said, don't be silly. What do you mean? He said, oh, no, no, no. I know it's your business. I said, come on. You know that's not how we work. If you know we help you and we are happy about that, it's a two way street. I don't wanna be just greedy and say, Hey, hey, yeah, listen, I'm helping you get your tenants move out early, but you pay me for the remainder of the.

Uh, lease management. I said, no man, don't you worry about that.

Yeah.

And then he was very pleased.

Fantastic. Highest uh, price you've ever achieved for a, a property

that was only three months ago. Sold a dry block in Helen Swell for record price of 2 million, which is still a record for a dry block in Helens.

Well, the House had some issues with it and, um, even then, still the buyer came from New Zealand. Yep. Paid in. Cash.

Really? Wow.

$2 million.

Yep. Fantastic.

And top Nord guy.

Yep. Alright. What about a, um, a career moment that, you know, you're, you're most proud of?

It's just a feeling like, um, connecting people.

Yep.

That's not just the one moment every time. I have, um, sold twice for some of my clients.

Yep.

If you read my realestate.com au reviews, you will find, clients have mentioned that we have used Sam again and again.

Yep.

And that must say something. Yep. So that, and even then, like. So our main focus is we are playing the long game.

Yeah. I'm never gonna chase you for listing.

Yep.

I'm just gonna talk to you and find out, just like a consultant, what is your plan?

Mm-hmm.

What are we doing? Can we do without selling? Hold onto it. Property market is growing.

Yep.

See what it has done in the past, and that's where our name forever.

Yep.

Has come from.

Sure.

Since the ancient times or human history, real estate has made people more money than any other business, as per my understanding.

Yep. Yep. I'd, I'd say that's absolutely, absolutely correct. So it, it, it sounds to me, Sam, that one thing that you may do that a lot of agents may, may not, is that you talk to your, your people about the bigger picture, um, a hundred percent.

And whether they're there talking to you about wanting to sell at that particular time. You wanna have a look at the, at the, over the, you know, the, the helicopter view and get them to, and for you to understand and for them to understand. Is actually selling the the right thing for, for you right now?

Absolutely, 100%. Most recently, three weeks ago, we, um, signed up a listing for sale in Carrara, and then one week down the track, the sellers changed their mind and they came to the office, both of them, to let me know that they have decided not to sell. And when they told me I collapsed. They thought I was gonna be upset 'cause I'm the selling agent because Yeah, you're missing, you're losing it.

You're losing a listing.

Yeah. And they thought I was gonna be upset and I was like, I'm glad. She's like, what do you mean? I was like, what I mean is property market is still growing. If you can do without selling, hold onto it.

Yep.

Well, we will manage the property for you. Don't worry.

Yep.

Just hold onto it.

Yep.

So that's just us. We're playing the long game.

Fantastic. So you get a lot of, um, you know, investors who, who buy through you, who then want to use you for your, your property management services.

So most of our investors, even if they don't buy through us, I and I tell them

Yep.

Does not matter where you buy.

Yep.

As long as you buy, we will look after. Yep. The property for you. You got my number. I am on my phone twenty four seven.

Sure.

So call me anytime. And that's what a lot of people love. A lot of people love. They go, last time they spoke to their property manager was three months ago.

Yep.

And the person they spoke to yesterday was a different person.

Yep. So they don't know who's managing their property. I was like my wife and I.

Yep.

She's the property manager. Yep. And you got me. Just call me if you have any questions. And I'm always, as you know, real estate agents, we are always on our phone.

You are. You are. Absolutely. Wow. Okay, so, um, what about a, can you tell me about a listing that maybe didn't go to plan?

Well,

so, um, there was a listing in Mound Tambourin. We advertise for, um, sale, we got ready. Sellers wanted, you know, they spent a lot of money on marketing. We did the property, video, photos and everything else that needed to get the property market ready.

Yep.

And um, that's the only property up until this day that we advertise and didn't sell and the sellers wanted to sell.

Yep. And they were been through few other different agents as well.

Yep.

And they even appreciated. Us going to their property twice a week for to do the open homes and stuff. Sure. And the other guy was local at Mount Tambourin.

Yep.

He said that he never even turned up. He was just waited for someone to, I guess, give him the money or offer him the money to buy the house.

Yep. And um, so after that property went into contract, we found some termite issue in the house, which scared the buyers off.

Yep.

And it was painful. To watch for me as well because they really wanted to sell the house. But they couldn't and that, that's just a one painful story. Sure. And then they had their son moved in with them and you know, went on title with them to save them out of the tough situation.

Okay.

So that was

alright. Can I give you my quick fire round? Yeah,

go for it.

All right. First thing that comes to mind. All right. Um, favorite food.

Ooh. Italian.

Italian, okay. Uh, NRL or a FLI

don't do sports.

You don't do sports? Fair enough? Fair enough. Not even cricket.

No, no, no, no,

no, no. Okay. Um, one word to describe your negotiation style.

Ooh, one word. Um, so you said one word, that's why I'm thinking.

I got,

it's, um. Just don't let them know what you are prepared to take. That's just one thing.

Yep.

That's one thing. Just don't disclose what dynamic your clients will take.

Yep.

Just keep as long as you can play that or not play that. Play playing, that is not right.

But because we work for the sellers and our job is to get them the most amount of money, whatever that may be.

Yep.

So as long as we can get that for them. Guess what? Clients are happy and we've done another job properly.

Sure. Biggest myth about real estate agents?

Ooh, it's easy money. It's not

that all you have to do is put up the sign and,

and that,

oh, what that,

there was stats up yesterday on one of the property groups, which said nine thousand nine hundred thirty five thousand four hundred and twenty three agents didn't make a single sale last year.

How many?

935,423 agents didn't even make a single sale. Really? And they were talking Australia wide.

Wow.

Australia wide.

Yep.

And people who did like a hundred plus, there was only 2,447 agents.

Yep. Wow.

So that's why people think it's easy money and a lot of people sign up for real estate license. Every week.

When I went to REIQ in 2018, they said 2000 people get their license on the Gold Coast every month.

2000.

2000 people.

Per month.

Per month. So

you're 24,000 a year.

Yes. And they said out of the 2070% of real estate agents leave the industry in first 12 months.

Yep.

Out of the 30%, another 90% leave the real estate industry in the 24 months.

Yep. I can imagine. 'cause it's, it's not easy, especially when you start out. Especially when you start out, and that's, you know, it all comes back to what you've talked about a lot today, which is relationships,

long game,

um Yep. Playing the long game and, um, the, the good agents have people coming back time and, and time again and referring other people to, to use you as well.

Absolutely.

Mm. Okay. Weirdest thing you've ever seen at an open home. Whew.

Oh my God.

That you can, that you can mention.

Oh my God. Can't mention. Oh, it's just so crazy. Some of the tenanted properties, you just don't bel and it, it's, um, property manager's fault again, when you don't inspect the properties quarterly and let things go, tenants feel free to do whatever they can.

Yep.

With the house, it's just, yes.

Improve your home before you put it to the market.

And trust me, it does not cost you that much to improve your house to get it market ready. If you don't have tradespeople, give us a call. We are more than happy. Even if you have already chosen an agent, we will still help you because we are playing the long game. So get your property market ready before you sell it.
