If you're a renter, you have to have renters insurance. Your landlord is not going to protect your personal property. They won't. If there's a theft, you know, loss of use. What does that mean? Loss of use for renters and a homeowner's homeowner's policy means that if if the home is damaged where you can't stay in there, let's say it's mold and you have to relocate, now with a homeowner's policy, you automatically have loss of use. So you know what happens: the insurance companies pay you to live somewhere else while your home is being repaired. Let's say for an example, mold, or if it was a bad flood in your home, or so with the renter's insurance policy, if you don't have a renter's insurance policy and you are a tenant, if there's a situation with your unit or your home with your renting, your landlord is not responsible for your loss of use. In other words, if you don't carry renter's insurance, you can't relocate somewhere else without being compensated. For more information, my name is Don Marquez. I'm a licensed insurance agent. Again, if you have a renter as a landlord, you know you're not responsible for your tenant's property, their personal property, renter's insurance policy, and put your name on there as an additional named insured. Now, why would you want to do that? Let's say, for an example, if there's a fire, right? Unfortunately, and the tenant loss of life in the unit. Now, you need your unit repaired. You can file a claim against the tenant's insurance policy as a landlord. Now, a tenant can't destroy your property and just walk away. You can also file a claim against liability coverages from your tenant. This is why I encourage landlords to have their tenants have renters insurance and add their name on as additional named insured. Again, your tenants, you know, they tell you they destroy your property. You know, they and let's say if they even start a fire, and they say, "Well, the house is burned down, or the apartment is burned down, or even the condo is burnt. I'm not going to live here. I'm going to move. Well, as a landlord, now you you you're taking full responsibility if your tenant does not have renter's insurance, but if your tenant does have renter's insurance and you're listed as additional named insured and you keep a copy of your renter's insurance, your tenant's renter's insurance policy. You can file a claim against that tenant for damages to your house or for liability, a purpose to your house. If you are a landlord, and your tenant has a pit bull, a Rott Rowler, or or you know you know Dolman and Pincher, these type of dogs sometimes they're deemed you know dogs that we don't really insure. Depending on now, of course, if you got a little if you allow animals in in the house and your rental rental property, you know you got to understand you know if you have a pit bull.

That could be excluded on on on the landlord's policy or the renter's insurance policy, or if you have a Rotten Wilder, it's in that category of vicious dogs. My name is Don Marquez. A lot of people on the lake this time of the year. Now, on the lake, you do need to carry at least $100,000 worth of liability coverage while you're on the lake with your boater's insurance now, if you dock your boat at Lake Mead or Callville Bay, you are required to carry at least $100,000 minimum liability coverage on your boat for that's on the lake. Now, if you put your boat on the lake, if you tow your boat back and forth, I believe it's the same rule. At least you have you have to carry at least 100,000 But you want to protect yourself on the water and be safe out there. If you're on a lake, it's hot. You know, people get on the lake to cool off. I understand, but you know, it's a lot of boating accident occurs frequently on the lake. Be safe. That you know, there's no need to rush. Always look out for the the people that that's on the paddle boats. They stand up with their dog on the boat and they paddle. It's it's kind of dangerous for them because you know if a weight come over, come by and knock them right off the off the paddle boat. So you know always be you know always pay attention. Don't drink and drive whether you're in a car or you're the captain on the boat. When you're driving, you're the captain. That's how I look at it. Don't don't drink and operate a boat or a motorcycle or a vehicle because you can't and impair you and you could have an accident and or you can injure others as well as yourself. Again, my name is Don Marquez. This is your insurance connection. Life insurance is one of those policies. You know, if you look in the pay bills, pay your bills off, pay a mortgage off. You know, pay a mortgage, and you don't want to leave your spouse in a position where you know they're in debt. I represent 60 life insurance companies, well-known companies, Mutual of Omaha, you know, Americo Life Insurance Company, Lincoln Heritage Life Insurance Company, you know, Prudential Life Insurance Company, and the list just goes on and on and on. And you know, people ask me all the time, well, you know, how much insurance I can get. Well, I'll have an interview with you, a phone interview with you, or if you want to come in, we can also talk about your health first. We talk about the health first, and the reason why we I talk about the health first is because I want to know what medications you're on, your height, your weight, and don't think you can't get life insurance. Let me make that determination, even if you've been turned down before, I specialize in life insurance companies where you've been turned down. They will accept you. Now, there's conditions where you know if you have AIDS, HIV, you have to be 40 to 80 years young. I can write your life insurance policy up to $25,000. Yes, I can do that. AIDS, HIV, up to 20-$5,000 in coverage between the age of 40 and 80. Now, life insurance policies go as far as age 80-five. Keep that in mind. If you're 80-five years young, you can still get a life insurance policy. But if you're 80-six and 80-780-eight, you're out. You can't get a life insurance policy. When people say, "I want to think about it, it's about the price. Think about it. Only saying is, "Well, I can't afford it. I can't afford that price. But you know, let me think about what are you thinking about. You're not thinking about anything. You're just saying when you hang up, wow, that was too much. I know how it goes. I've been doing this a long time, and even even myself, I've caught myself saying, "Ah, let me think about it.

And then you know, it always comes down to the price. The price, what fits in your budget. Now, if I quote you a price and it doesn't fit in your budget, there's nothing to think about. Let's let's talk about what works. If you know the price, now the rates are based on you. Keep in mind, the life insurance rates rates are based on you, your health, your stability, your you know the medications you're currently taking, what what type of condition you're in. Do you have Alzheimer's or you on dialysis? You know your condition. What's going on with you? Even if you have even if you're on dialysis, I can get your life insurance policy. Again, don't give up because I can get you a policy. Now, let's say you're healthy, right? You're healthy, and you want to protect your family. You want to make sure your family's okay, whether you here or not. And let's say you have a $500,000 mortgage. You know, and you want to pay that off. I have policies that will help you pay your mortgage off. Yeah, I do. Now, let's say if you you get one of those loans, reverse mortgages, right? Now, this I've talked to a client about this, and I was really excited to offer this client. They said, "Well, you know, I have a reverse mortgage, and you know, I don't want to really lose my house to the reverse mortgage. What do I need to do? Well, fortunately, the lady took out a $300,000 reverse mortgage. I put her $300,000 worth of life insurance on her. Now that gave her the peace of mind knowing that when she do when she do pass, that the beneficiaries have $300,000 to pay off the mortgage, you know they they may have to finance the interest, or you know but you know she had enough life insurance to offset the cost of the reverse mortgage. Now let's say if you want to, and the best way to do it, let's say you have a reverse mortgage for $300,000 for an example, right? Let's get a $400,000 life life insurance policy or a $500,000 term life insurance policy to offset the cost of the reverse mortgage. That can be done. Hey, I took out a reverse mortgage for $500,000 I listened to Don Marquez. I contacted him. It secures you. It gives you that security, knowing that you know when that day comes, and it comes for all of us. The life insurance policy can offset the reverse mortgage. The life insurance policy, and now you do have to qualify for the life insurance, and I do have policies that you don't you don't have to take a physical. Now lately, this is what I've been offering my clients policies where you don't take a physical. I have policy up to $450,000 a term policy. It's better than stock. Stock goes up and down. I have stocks. I do not not a lot, but I have a you know little few out there I've invested in over the years, and you know, I look at the stock market, and okay, my stock is doing so-so. Okay, it goes up and down; it fluctuates. A life insurance policy should not ever fluctuate. That that the value of the policy is when you purchase a policy, you take out a life insurance policy. You just put that amount of money in your savings account. That's that's that's what it is. You're buying money. That's all it is. You're buying money, and you're buying the peace of mind and security, knowing that you know when that day comes for you, your family's whole, whatever your living condition is, and you have to ask yourself the question: When that day, and when if when that day comes for me, how is my family going to be left behind? How I'm going to leave my family financially? How will I lead my family financially? Are they going to be financially devastated because I'm gone? You're not going to live forever. No one does. No one does. And when you go, maybe your income goes, or or your income is reduced. There's a lot of variables here, you know, especially when you're married.

Now, if you don't have any responsibilities at all, and I have people say, "Well, you know, I'm single. I don't have nobody. I'm just just mean. Yeah, but someone has to close out your estate. You know, there's someone in your family, or you know, you have a close friend that want to close out your estate. Someone has to take care, do something with your remains. Saying you don't care means you, you know, this is a gift of love. Again, when you check out a policy, okay, Dave Marquez, I heard your show. You know, I'm not in the best health. You know, I can use $50,000 worth of life insurance. That's all I need is 50,000 No problem. You know, benefits are paid within 24 hours of a whole life policy up to $50,000 No health examination to apply just a few health questions, and they're yes or no questions. You know, I I'm on my computer. I ask you the health questions: Do you have diabetes? Do you have AIDS? Do you have HIV? Are you a smoker? And if you are a smoker, up to $50,000 you qualify for the non-smokers rate for for the first 36 months, most people qualify with even health issues. If you have multiple sclerosis, you know if you have that, I can get your life insurance policy. Multiple sclerosis is is a lot of people have that these days, or rates and benefits are locked in for the life of the policy. People qualify even with health issues, MS. You know if you're on dialysis, I can get you a life insurance policy. If you have Alzheimer's dementia now, for Alzheimer's dementia, you would have to have a person in charge to get you the policy. Maybe like a person that have a power of attorney over you, or your significant other. For an example. I said the husband has dementia or Alzheimer's. The wife can take out the policy on the husband. She can ask all the health questions, the the checking accounts or joint accounts, which are okay. We can pull the money from a joint account. But if a person is single with Alzheimer's with a bank account, we cannot pull it out of the bank account with a person with Alzheimer's or dementia, it has to come from a different checking account. Keep that in mind. Again, if a person has Alzheimer's or or dementia, we cannot pull the funds out of their account. We would have to pull it from a separate account because when you have Alzheimer's or dementia, we don't want to be liable for people that don't really understand what what they're doing signing information. You need a person, a power of attorney, a person that's a guardian that's over you to handle your affairs if you have Alzheimer's or dementia. And if you do have a person that oversees your estate or your well-being, we can have a conversation. If you have alcoholic drug abuse, I can get your life insurance policy. Especially if you have a loved one that's kind of out there. It was out there. Well, not kind of, but out there in the streets. Unfortunately, you know they have a drug problem, and you know you could be the responsible person that has to take care of this person's final expenses. You know when you know when you get that phone call, you know, and you know one of your loved ones are out there, you know you want to be prepared and able to take care of those final expenses. Let's put a small 20,020-$5,000 life insurance policy on them. It's not that difficult. I can set you up a power of attorney through Christine Bernard. She is a paralegal, and she helps me with my life insurance clients that needs a power of attorney. Now, with a power of attorney through Christine Bernard. I am not an attorney. I'm a licensed insurance agent. She can she can authorize you. She can give you the paperwork to authorize you to answer all the health questions that needs to be answered for your loved one.

Number one, let's let's let's take that let's take that off the table. Let's think about that. It's a tax-free benefit, and I've had people ask me, you know, can I fund the policy even more money? Because there are policies. Now there's three major policies. We have whole life policy. Now whole life policy goes up to $50,000 in whole life coverage. Now what is a whole life policy? It's a small death benefit policy to take care of your final expenses. Pays for a funeral. That's what it does. Now if you're thinking about paying, start paying on a funeral from a funeral home, let's let's weigh the difference between the two, because when you pay for a funeral, you know they give you a 10-year loan to pay for the funeral. They put in life insurance within that 10-year period on a funeral plan. You know they include life insurance just in case you die before the package is paid off. So you pay for life insurance anyway. There's no money after when you get a funeral plan. There's no money left over with a life insurance policy. You can pay for the funeral, and there's no money left over. You know, depending on the size of the policy, of course, for your loved ones, for your other filing expenses, and what are your other filing expenses? Your mortgage, your rent, your car payment, your car insurance. You know the and the utility bills, or to move your furniture out of your home. These are other final expenses someone has to take care of. Now, to close out a person's estate in the United States today, in the United States, about $70,000 to close out one's estate. Now, if you if you married and or you have a partnership, do not sign credit cards together. Do not go on a credit card together. Maybe as an authorized user, yes, but not together. So don't fill out the application. You know, hey honey, we let's fill out this application, no interest loan for the next two years, and you both put your names on the application. Now that makes you both responsible, you know, for that credit card. But if a person, let's say, a wife fills out the credit card information and uses her husband as a authorized user, then if she passes. Before he does, then he is not responsible for the debt. I can take you step by step through the process. There's ways you can get the money in two days. Two days you can get the money and your checking account in two days, you you take a portion of the policy instantly, put in your checking account as only as a beneficiary or the beneficiaries can can get that money accelerated because the funeral home is going to charge you interest when when they when you take your life insurance policy into a funeral home. This is what happens. They charge you an additional 10% to use your life insurance policy for the funeral plan. You have a $20,000 funeral.

They charge you an additional up to $2,000 or even more. Who knows these days? You know, because everything's gone up. You know, so they charge you an additional fee. You know, 10% or more on that top of that $20,000 to handle the paperwork. In other words, they'll call the insurance company. First thing they're going to do is call the insurance company to make sure the policy is active. To make sure you don't have a lapse in coverage. That's really important. If you change checking accounts, right? You need to let your life insurance policy company know that you change checking accounts. We don't know, and even with your car insurance, if you change your checking account information or your debit card information, if it changes because that happens, you need to let your insurance companies know that your debit card or your credit card information has changed. If you use those, you know, those products to pay your insurance. Keep that in mind. But when family members call me, when they contact me, and when the death occurs, I'm there for them to guide you through the process. Okay, this is a way we can accelerate the death benefit up to 80% With most companies, you can get up to 80% of the death benefit within two business days in your checking account, as long as that policy is active, and it's not an accidental only life insurance policy. My seniors, you are targeted for accidental only life insurance policies. I know they come from well known resources, you know, products that you trust, companies that you trust. Oh, this is for my credit union. Oh, this looks good. Accidental only for million dollars for pennies on $1 Hmm, that looks great. I need life insurance. I don't have any life insurance. I'm gonna fill this out, and oh, this is great. Ah, that gives me the peace of mind. But it says accidental only or travel accident insurance. I don't believe in those policies. I don't now. With with a life insurance policy comes with accidental already in there. So if you die from an accident, you still your beneficiary still will be compensated. I want you to live a long time and live a healthy life. Eat eat good. Live a healthy life. But you understand, everyone is going to have a final expense. Me, the listeners right now, everybody has a final expense because you are going to incur a final expense. If you okay, let's say if you bought a car and you still paying on the car, you pass the car payment is still owed if you don't have any type of a death benefit on the loan when you take out the loan, because they do give you that option when you take out the loan. Okay, if you if you die before the car is paid off, you know. But if you have enough life insurance, that car can be paid off, right? It just depends. That car can be paid off. But if you don't have any life insurance, if you didn't take that out when you took the loan out to cover the the loan of the vehicle, that is a final expense. You still owe $20,000 on your car, and that's not hard to do these days. That's not hard to do to owe $20,000 on a car. That debt is still owed, and maybe you know because you have a spouse, can your spouse afford to pay the car payment without you, without your income, let's not put our loved ones in this position. We'll give you a non-smoker's rate for the first 36 months, and then if you you are tested after 36 months, and then if you you don't have any tobacco, you're tobacco free for 12 months.
