Hi, I'm Sarah Schultz, and welcome to episode 29 of the Schultz Realty podcast. As the number one agent and agency for Mount Warren Park, Beenleigh, Bathscrub, and Windaroo, I've been helping sellers maximise their results for over 11 years. Today, we're tackling one of the most common questions I get.

Should I renovate before selling or not? And one of the biggest mistakes I see sellers make is spending money in the wrong areas before they sell. So let me try to simplify it. The first question you need to ask is, "How long am I staying, and what is my goal?" Because that decision drives everything.

Here's a simple rule. If you're selling within 12 months, renovate for appeal. If you're staying longer, renovate for lifestyle first, appeal second. If you are selling soon, your focus is making the property look fresh, clean, and appealing without overcapitalizing and spending too much money. That might mean just updating the paint, improving the lighting, refreshing the flooring, or making small changes that lift presentation.

You don't need to go high-end. You need to be smart. For example, a laminate bench top that looks like stone can do the job just as well visually without the added cost. Bathrooms can be updated in a simple, clean, and cost-effective way using neutral finishes that appeal to every buyer. Now, if you are staying for a few years, that's where you can step it up.

You can invest in better finishes, bring in your own style, and actually enjoy the upgrades while you live there. Things like the stone bench tops, full-height tiling in a bathroom, or higher-end finishes start to make more sense because you get the benefit of using them while living there and the benefit when you're selling.

But here's where a lot of people miss opportunity. It's the small changes that can create real value. Adding side access with adding a double gate, updating a shower to a fixed glass panel, improving functionality of the block. These changes don't always cost a fortune, but they can significantly impact how buyers see the property.

So before you renovate, don't just ask if you should. Ask what your goal is, how long you're staying, and whether you'll actually benefit from the money you're about to spend. Because the wrong renovation can cost you tens of thousands and not move the needle at all. So if you're unsure, get advice before you start.
