Should I really be paying extra for marketing? Isn't that the agent's job? And it's a fair question and one that often comes up at a listing meeting, so you've ever wondered whether the vendor paid advertising is worth it.

This episode's for you. Let's break it down In simple terms, with no fluff, just the facts and what I've seen work time and time again here in Ormeau, in Ormeau Hills. First up, what exactly is vendor paid advertising? Well, vendor paid advertising, all VPA is simply when the seller, that's you. Pace of the marketing costs to promote your home.

These costs are separate from the agent's commission and are used purely to showcase your property in the best possible light to the right buyer. Now, what does that actually include? We are talking about things like professional photography because those iPhones snaps just don't cut it. Floor plans, video walkthroughs, drone footage for the elevated shots, and sometimes 3D virtual tours.

There's also the cost of your property being listed on Major realestate platforms like realestate.com and Domain with a premium placement if you want it to stand out. We also factor in social media marketing, paid Facebook and Instagram ads targeted to buyers in and around the Omo and All Hills area, even interstate if we're attracting Relocators, and then there's a signboard out the front.

The brochures, if any printed materials for inspections are open homes. All of this sits under VPA umbrella and when it's done right, it's powerful. So why does VPA exist? Put it simply, the way we sell real estate has changed. Years ago, people saw a big sign board, a check. The newspaper now for your first open home, doesn't happen at the property.

It happens on a phone screen. You've got a split second to grab someone's attention as they scroll past your listing. If your photos are dull or your copy's vague, they'll scroll right past to the next one. The reality is, this is today's market. Remember, photos are forever. So VPA isn't about spending money just because it's about giving your property a strategic edge.

Think of it as this. If your home is a product on a shelf, great marketing is the packaging. That makes sense to someone. Stop, look closer, and think that's the one I want. And here's the real impact. Better marketing means more buyer interest. More interest means more inspections, more inquiries, and hopefully more offers.

And when multiple buyers fall in love with your home, that's when the competition drives the price up. I've seen it here in Alma and Oma Hills plenty of times. A home in Ormeau Ridge that had high-end photography, strong digital campaign, and a good presentation, it attracted 80% more clicks online than similar properties that week.

That translated to bigger open homes, more offers, and ultimately a better sale price. I always say marketing isn't an expense. It's an investment in your final result. Cutting corners here usually ends up costing more, either in time on market or what you miss out on a sale. Now, is VPA always worth it?

Let me be honest, not every home needs the same level of spend. If you're selling a tidy townhouse in a hot bracket, we might not need the full bells and whistles, but even then, there's still a minimum standard we want to meet to ensure we are competitive. It should always be a strategic decision, not one, based on the fear of trying to save a few hundred dollars.

A good agent won't throw the kitchen sink at your marketing just for the sake of it. Instead, we tailor the campaign based on your property type, the likely buyer profile, and the current market conditions.
