I'm Benjamin Waite and welcome to Worth the Waite if you're preparing to sell your home in Beenleigh or Eagleby, you know that the market is highly competitive. Buyers are drawn out of our area from its convenient location, its vibrant community and access to its natural beauty. But with so many properties on the market, it's easy for any home to get lost in the mix.

Today, we'll go over some strategies to make sure that your home stands out and attracts the right attention from the right buyers. Whether it's your kerb appeal, Interior updates or it's unique features your property offers. These tips will help you create a memorable, lasting impression that draws attention.

Curb appeal, you've heard me talk about it before, but it makes a big difference. And it's part of those three points I talk about when nailing a first impression. If you want to know more about those three points, you can visit the Open Homes podcast we've done before. But with curb appeal, really, it's about neat, clean edging.

Very, nice and well manicured gardens with fresh bark and that contrast between the fresh looking bark to the vibrant green grass and, you know, beautifully, high pressure hosed driveways and pathways. Another way to separate yourself from the crowd is to have high impact but cost effective changes inside.

So some really cool and inexpensive ways is bathrooms. Bathrooms do create a difference of perception of value in a home. And a really easy way is to change out the vanity. A new vanity with a new sink can make a, can give a bathroom an uplift. Also, repaint. A lot of, a lot of paints will change and the colours change over time.

So you want to make sure that your current paint is on trend. Very trendy at the moment is white. There's a million types of white, just choose one. Highlighting your property's unique features is another prop, is another option. And unique features can be different. It can be a shed. In this area, the Eagleby, Bingley area, a lot of the buyers are self employed tradies or they have toys like boats or, jet skis or, you know, Sunday cars.

So sheds are a big deal. Also the side access to be able to drive down the side and access the back. So you might be able to put a shed in. Pool is always a great point of difference. Also the ability to, you know, maybe, Access parks and gardens, and if there's any neighbours to your rear or not, so if there's a nature reserve at the back, that's also a really good feature to point out too.

Staging a property. Very few people do it area, and specifically the Beenleigh and Eagleby area, mainly because the price points historically haven't warranted it. It can cost you 6, 000 to 10, 000 to stage a home. There are some really cost effective methods and again, I'm happy to, to point those out to you.

But a lot of the properties that I sell, we do stage. and to be honest, my wife actually, does a lot of the staging for us. So that's, that's a bit of a plug for her and her side hustle. But it does make a big difference and it helps communicate a space. A lot of the buyers in our area, in the Beanlea and Eagleby area, are green and they're first time buyers, and ultimately first time investors too.

So, they haven't had the breadth of experience and walking through so many homes and they can see where things fit in a home. We need to show them how a proper, how a space can look. And that's what, that's the beauty of staging. It sells and it sells a story for the home. which is ultimately what we're doing when we're marketing a property.

Leveraging local market trends is also a really great point of difference. So local market trends is understanding buyers and what type of buyers are in operation. So much like I just pointed out, we want to tailor the property and how it presents to the market that's buying it. If it's typically investors and sophisticated investors or professional investors, it's all about the dollars and cents and the figures.

And we want to make them look as attractive as possible. If it's the first time buyers, we want to make sure that we deliver a real. A really easy and turnkey solution where all I need to do is move in. And there's obviously other, other strategies within that as well. Another great point of difference is to provide, you know, some, to hit the senses.

Music. Olfactory, so sensors, candles and so on. You could even leave some biscuits out. I know I'd love a biscuit or two on an open home. When I'm running around from one to the other. So these are really, really good points of difference that you can make. Again, you know, if you've got a fountain, to turn that on.

Those type of things do help. Also if you've got air conditioners, especially in summer, to turn them on. Because a lot of the time when we're kind of running in and setting up for an open home, if we switch the air conditioning on, there hasn't been enough time to cool the house down. And we want to provide a really nice, easy and inviting experience for a buyer.

So, as a homeowner, if you can turn the air conditioners on to make sure the house is nice and cool, that's a very inviting, point of difference as well. Pricing strategy is also a very obvious way to create a point of difference. Definitely, definitely lots of pricing strategies and I need you to speak to your, Your agent about them and to unpack each one to, and the pros and cons of each one, and to make sure that you feel comfortable with which one you choose.

'cause I think you guys need to be aligned on that. But, there are heaps of strategies, and also, you know, methods of sale as well. But that's, but it's important that you stay nimble around that. And what you launch with might not necessarily be what will be, the, you know, the, the, the thing that gets a buyer across the line.

So you need to stay nimble with that. But, that's a great. Also, a great point of difference is working with the right real estate agent. If you've got a real estate agent that doesn't know the area, doesn't know what the buyers are looking for, and the nuances around that, then you're going to be having to learn on the fly, which is going to delay the whole process.

So, the right agent who knows exactly what works in that market is going to set you off, because you really want to, your best foot is your first foot, and you want to be able to do that when you launch. So in conclusion, in a market where every property competes for attention, making your home stand out is essential.
